Development on Reconstruction Cost Model for Decision Making of Bridge Maintenance (교량 유지관리 의사결정 지원을 위한 개축비용 산정모델 개발)

  • The periodic maintenance of bridges is necessary once they have been constructed and its cost depends on various factors, such as their condition, environmental conditions and so on. To make a decision support system, it is essential to establish a basic reconstruction cost model. In this study, a regression model is suggested for calculating the reconstruction cost for typical cases and influential factors, depending on the type of bridge and its components, by analyzing the basic bridge specifications based on the data of the Bridge Management System (BMS). The details for each case were estimated in consideration of the cost calculation variables. The details for each case were estimated in consideration of the cost calculation variables. The cost model for the new construction of the superstructure, substructure and foundation and the temporary bridge construction and demolition costs were drawn from the regression analysis of the estimation results of typical cases according to the cost calculation variables. The reconstruction costs for different types of bridge were obtained using the cost model and compared with those in the literature. The cost model developed herein is expected to be utilized effectively in maintenance decision making.

  • This study proposes a method of generating steel house shop drawing in an automated design method, reducing construction manpower and period. With one hour fire-resistant approval code, reflecting work ability and efficiency, steel-framed house market is expected to extend from one or two story house to multi-purpose facilities up to four story height. More models have been constructed in this system than the first appearance of fire-resistant approval in Korea in 1997 Also, cost estimation of components such as frame walls, roof trusses and floors is obtained with shop drawings. Also, the lack of suppliers of steel framed house shop drawing and unstandardized drawing method get constructors have difficulty in understanding its design. In steel framed house industry, shop drawings are essential part in building and constructing framework and they have major effects on construction deadlines and expenses. By exploring method of shop drawing automation, this study aims to optimize work flow with a standardized drawing method. The proposed system can be applied to manufacturing automation in domestic industry of factory-built panelizing method in the near future.

Estimation of Application Cost and Utilization of Turf Grass VFS for Reduction of Uplands NPS Pollution (밭 비점오염저감을 위한 잔디초생대 적용 비용 및 활용성 평가)

  • This study was aimed to estimate the total application cost and utilization of Turf grass VFS application through the field experiment. The experimental plots were constructed in an upland field of Iksan city within the Saemangeum watershed. Turf grass was transplanted at the down-slope edge of the pollution source area in each of the treated plots. Three rainfall events were monitored during the experiment period, and the rainfall-runoff relationships and NPS pollution reduction effects of the VFS systems were assessed. As results, the reduction ratio of runoff volume ranged 14.1~64.0 %, while the NPS pollution reduction ratio ranged 9.8~73.9 % for SS, 24.0~84.2 % for T-N, 31.6~80.9 % for T-P respectively. The total cost of VFS application was estimated by considering purchase cost of Turf grass sods and construction and maintenance costs of VFS system as well as the loss caused by giving up crop cultivation for the area needed to construct the VFS. The total cost of the VFS was estimated to be approximately \3,379,000/ha/year for the first year of application, and this cost could be decreased to \1,899,000/ha/year from the second year as the construction cost of VFS could no longer need to be counted afterwards. Apart from the NPS pollution reduction effects, the possible utilization of VFS was examined by detaching Turf grass within 40 % of VFS area for sale during spring time when the VFS systems fully covered. The benefit of selling the detached Turf grass sods was estimated as \1,260,000/ha/year, and also found that the VFS area successfully recovered by the time of the summer period. This benefit could attract farmers to adopt the VFS technique to manage agricultural NPS pollution.

  • It is difficult for a superintendent or an operator of building service systems and equipment to decide the reasonable time for management of himself due to the shortage of his specialty for repair or replacement of a part of or whole equipment. But The reliable life expectancies for various building service equipment have not been prepared yet. This study shows the difference of optimal economic life and the decrease of running cost and energy consumption according to management level of the building equipment by the LCC analysis. The numerical model for building HVAC system was composed and analyses were performed for several parameters with management.

  • Due to the rapid development of Internet technology, qualities of Web services are steadily improving and the Web database systems are actively employed to efficiently manage proper informations in various fields. In this paper, we propose a Web database system for the efficient material management for reusing construction materials. The proposed Web-based management system is operated using the spring framework, after constructing a database based on the collected data including tag ID, Location, Material, State, and Cycle, using the RFID(: Radion Frequency IDentification) system equipped with a location estimation module. Recently, the processing problem for a large amount of the residues generated at the demolition stage of various buildings is magnified in the construction site. The proposed Web-based construction material management system is expected for improving the processing problem as increasing the reusability and for reducing the construction cost as efficiently managing the construction materials for the reuse.

A Study on the Construction Cost Risk through Analyzing the Actual Cost of Public Apartment (공공주택 실적공사비 분석을 통한 공사비 리스크에 관한 연구)

  • Construction business, which is complex and long-term business, requires accurate estimation and verification in construction costs and payment procedure from project planning to the completion of construction phase. And more importantly, it is necessary to investigate and determine the risk factors related to construction costs during the entire process including design planning, construction drawings, and quantity calculating. But, currently, it is not seem to be adequate to cope with the risk and increased construction costs against the operational budget in terms of actual costs when screening and estimating the bidding cost of public apartment. Therefore, this study selected and analyzed 40 sites' report of construction completion account from 2004 to 2010 focused on the adequacy on the modification of contract and design planning and on the complication of the budget in the beginning of the project. This study deducted various risk causes and results by analyzing actual costs according to year, architectural area, region, construction cost and sale/lease classification. We could find out construction risk according to annual variation of government policy and economy, and also deducted risk items by construction characteristic according to region and architectural area. Study result, we first found out the problems of lowest price award system according to the construction costs. The weight of the cost increase risk was analyzed that subcontract and material costs are very high. Roof and tile work were analyzed highly in subcontract cost risk and reinforcing bar and cement were analyzed highly in material cost risk, among direct construction cost. Finally, this study results could be used in comparing the categories of the construction costs made by specific construction process, belonging to the construction costs, with the operational budget made in the beginning of the project that can enable to grasp unpredictable risks over the construction costs and making quantitative analysis for it through analyzing the range of fluctuation and variations led by the fluctuations in the actual construction costs.

  • In building construction project, there are numerous information or data parts across many different software applications and professional specialists. BIM (Building Information Modeling), as a medium for managing information generated during construction project, it is intended to enhance the effectiveness of construction management and reap a lot of advantages such as, automatic quantity takeoff, error-free estimation, 4D(3D+Time), 5D(4D+Cost) simulation. Nevertheless, the overall and practical effectiveness of BIM utilization is difficult to justify at this stage. While helpful, there are some limitation when BIM applied to construction management due to the differences of data processing process between BIM and work in the field, limitations of information generated from BIM object and interoperability problem among BIM application. Therefore, this paper propose a framework integrating BIM with cost-schedule information using IFC. And we construct the system prototype based on the framework and performed case study to examine the framework. The proposed framework provides the information basis for BIM based cost-schedule integration. ultimately, the framework increase the utilization of BIM and work efficiency of construction industry by supporting an understanding of information.

Database for Construction Materials Management System Based on RFID (RFID 기반의 건축 자재 관리 시스템을 위한 데이터베이스)

  • The efficient materials management in construction field is a very important work required for designing and demolishing building. As the waste amount caused by the building demolition is increased, the concern related to the treatment method, recyclability, and effect on the environment have been gradually increased. In general, the conventional databases for the construction materials management does not consider the reuse of the construction materials on steps for the building demolition and reconstruction, but they only consider managing the type and input amount of them. In this paper, we propose the database system for efficiently managing the various construction materials informations including the location and condition of each construction materials for the efficient reuse of them on the building demolition and reconstruction. The considered informations are obtained the RFID(: Radio Frequency IDentification) system with on-board the location estimation module. Using the reuse management of construction materials, based on the proposed database, we expect the reduction of the construction cost and time.

Analysis of Factors and it's Effectiveness to Maintenance Cost of Public Buildings (공공청사의 운영비용에 영향을 미치는 요인과 요인별 영향력 분석)

  • Multi-household buildings are efficiently maintained from the mid- and long-term viewpoint according to the long-term repair coverage system etc. On the other hand, public buildings are not systematically maintained due to a lack of past maintenance cost data and inefficient budget plans, among other problems. Targeting public buildings in Incheon, this study analyzed operation costs variables. To verify the analysis results, they underwent a correlation analysis and a multi-regression analysis. With regard to public buildings electricity, gas and tap water cost, the influence power of the served life, floor area, and workforce were analyzed, revealing that electricity cost was highly correlated with workforce, while gas and tap water cost were correlated with tap water cost. Also, the correlation analysis results were verified through a multi-regression analysis, and a maintenance cost estimation model was presented using a regression equation.

A Study on the Production of Wood Members and the Estimation of Raw Woods at the Government Managed Building Construction in the Late Chosun Dynasty (조선후기(朝鮮後期) 관영건축공사(官營建築工事)의 목부재(木部材) 생산(生産)과 물양산정(物量算定)에 관한 연구)

  • Since the 17th century, the society of Chosun Dynasty belonged to a period of rapid transition in many fields. As the building is a result produced on the basis of a society and economy, the general transition in a society is to be reflected into a process of building construction. Therefore an understanding or estimate of a building can be guaranteed by research of a process of building construction. Economic base factors in its process consist of material, cost, manpower, and operation system, etc. to be committed to the construction. On the premise, this paper is to examine the production of wood members and the calculation of the amount of raw woods in a process of woodwork in the construction of the government managed buildings in the late of Chosun dynasty. Construction reports, job slips, written estimates, and other documents in those days are examined for the study. To classify raw woods according to a standard size was aimed to a material management appropriately to apply each them to building size or its member size. The way to select a list of raw woods applicable to each member size, and to calculate the amount of the demanded wood was much more improved with 'Injungjeon-yeongkweon' in the year 1805 at the turning point than 'Hwaseong-seongyuk' in the year 1796. The improvement of material management brought to overcome a shortage of the amount supplied from forest preserve, and to a rationalization of building construction.
