Cost segregation helps reduce tax liabilities by reclassifying real property to personal property and accelerates tax depreciation of a property. A typical cost segregation study requires much time and high costs. This study proposed a BIM integrated cost segregation process that can be applied to any commercial building project. The proposed BIM-based cost segregation process was verified in a new commercial construction project. It approved that this approach can: (1) increase the cash flow for the owner and provide assistance to tax-paying enterprises; (2) enable the contractor to use it as an added value in the bidding process; (3) realize data sharing in a common platform to improve the cost segregation study efficiency and reduce costs and errors; (4) contribute to the asset management in the life cycle of buildings while filling in the blank of cost segregation process. Future studies will focus on the automation of cost segregation and asset management in building construction's life cycle.

The BIM libraries and technical contents in order to develop common technical standards that reflect the contents for a BIM design support should be based. It is essential to redress the technological burden on design office requirements. The technical contents consisted of Material Information, Standard Details and Cost Information are made by system of standard classification. By connecting BIM libraries with each of information including the contents, it derives the consistent BIM data application through the integrated model. In addition, we look forward to introducing and applying BIM more easily through securing common technical contents which remove the pressure of engineering developments of each individual architectural design office and prevent overlapping investments.

Production of freeform concrete segments use various molds because of the unique shape of it unlike common concrete segments. As a result, the mold for freeform concrete segments cannot be reused. Therefor, cost overrun is occurred by needs of more time and manpower to produce the freeform concrete segments compared with common concrete segments. To prevent the cost overrun, a new production method for the freeform concrete segments is needed to develop and the requirements for it should be analyzed before. Therefor, the aim of this study is requirements analysis for production of freeform concrete segment. The requirements of production of freeform concrete segments and form for it is analyzed in this study. The result of this study would be used to suggest the new production method of freeform concrete segments.

GIS provides the various analyzing and displaying using diverse spatial data have supported the powerful functionality and friendly user-interface. But, early GIS software is developed as package tool, it have many difficulties with reducing the cost of developing GPS application and satisfying the various user requirements. At present, the developed GPS applications across multiple domains, despite the common features are built separately for each domain in terms of software engineering development followed out waste of time and money expenditure. However, common features between GPS applications, if deployed as a component assembly and reuse components in terms of enabling the two kinds of component-based development can bring out the beneficial results. In this paper, we described the Analysis and design of GPS ApplicationsS based on Component. Each GPS component is composed of many objects accomplish the atomic service processing and cooperate with each other. And, GPS components meets the qualifications of thc low cost of developing GPS application because of the reusability and re-composition.

In this paper, checking out a various problems in the accounting and the allocation of the common cost in the management of apartment in order to find out the right way of the management, I have tried to build a standard management system for the apartment and study the effect expected by the computerizing. To develop the software to computerize the management of the apartment, which is the main task of this paper, I have checked out a various problems and then computerized a standard system to better the unreliable management and somewhat doubtful accounting process and correct the inaccuracy in the allocation of the common cost.

The aim is to get comprehensive view point for the price of apartment. Apartment construction cost is the sun of land cost and building cost. Land price reflects the value of location where building stands. When the gap between price and affordability is narrow enough, effective demand promote apartment construction. The today's trends of rising price, which began in apartment housing, spreads to real estates market and finally overall consumer price. Problem is that price is decided only by supplier's interest. Equilibrium-pricing is common process in housing market. However it is important to review hedonic price and the factor of housing services and focused on the affordability of demanders. AHP analysis was used to study real needs and preference of demanders and dealt with 200 interviewees with brief checklists. We found that social factor is more important than building cost or site development. Especially location of apartment is most important to affect environment quality and accessibility to facilities.

In many parts of the world, the electric power industry is undergoing unprecedented changes. Therefore, in order to reform the electric power industry efficiently and minimize the confusion of this restructuring, the systematic studies related to transmission pricing and transmission cost allocation issues are required essentially. However, even now, the basis of transmission cost allocation rate is not equipped so that the regulation body has determined the allocating rate under the common practice. In this paper, we demonstrate that the decision of transmission cost allocation rate is the regulation body's own right. For this analysis, we apply game theory to the procedure determining this rate and the competition to determine this rate between gencos and distcos is modeled as the arbitration game.

The logistics cost in Korea is very higher than that of the other countries. Thus, we propose to the way to reduce company's logistics cost in the paper industry. Each company in the paper industry is having its particular sized pallets and using them to manufactured products, store, deliver, retrieve empty pallet and so on. In this reason, the logistics cost is still increasing. As the common introduction of Pallet Pool System to "Paper Industry", the logistics cost could be reduced up to 24% and 1.8 billion won saved approximately, and it possibly attributes to the increase of company profit and the strength of the company competitiveness.itiveness.

The structural design of oil tankers and bulk carriers should be performed based on the Common Structural Rules(CSR) which were recently established by the International Association Classification Societies(IACS). At first, in the structural design viewpoint, the scantling and hullweight based on the CSR should be compared with those of existing rules, and then a minimum weight/cost design should be performed by considering the variation of the number of web and the material property. In this study, the optimum web space and material property will be proposed by performing a minimum weight/cost design of a large oil tanker, and the results will be compared with those of existing ship. The longitudinal members are determined by SeaTrust-Holdan developed by the Korean Register of Shipping(KR), and the transverse members are determined by NASTRAN and PULS.

The main purpose of this study was to provide a basic information for the efficient foodservice management in elementary schools. A survey was conducted to get the information on the cost management and centralization needs of dietitians working for school foodservice in Kyungki-do. Detail information was collected from 85 dietitians. Statistical data analysis was completed using the SPSS/PC/sup/＋ package for descriptive analysis, t-test, $\chi$$^2$test and ANOVA. The results of this study were as follows: 1. Meal costs per one person evaluated on the standards of monthly budget basis in May and June, 1996 did not show any significant differance between commisary foodservice schools and conventional ones. Labor costs of island type and rural type were significantly higher than those of urban type. The schools with less than 1,000 feeding numbers spent more labor costs than those with over 1,001-feeding numbers did. 2. In island type and rural type, total meal costs increased according as the scale of the schools decreased. 3. Results of the survey on dietitians' centralization noeds showed that the aspects of common-purchasing and common solid waste management marked the highest ratings, whereas the aspects of commissary foodserice system got the lowest rating.
