A Study on the Determinants of Land Price in Detailed Parts of Eastern District Gyeongseong in the 1920's (1920년대 경성 동부지역 내 세부 권역별 토지가격 결정 요인 연구)

  • Upon examining land prices in the eastern district of Gyeongseong, it was observed that there were variations in land prices between the northern and southern areas, with the central part being densely populated with modern facilities such as hospitals, schools, and research institutions. As a result, the eastern district of Gyeongseong was further divided into specific sub-areas, namely the northeastern and southeastern, for a more detailed analysis of the land market in each area. In the northeastern area, factors such as distance from the central area and proximity to planned roads were found to have an impact on land prices. On the other hand, in the southeastern area, the distance between the main road, whice were IHyun Road and Jongro, was identified as a significant influencer of land prices. Therefore, the northeastern area exhibited characteristics of a hinterland, influenced by the concentration of major facilities in the central area, while the southeastern area had a strong commercial orientation, largely shaped by the influence of Jongro as a bustling commercial district. This study is significant in that it sheds light on certain aspects of the modern land market by demonstrating that factors such as accessibility to roads and anchor facilities, as well as the segmentation of the land market, were also influential in the land market a century ago.

Mixed-use Housing is topology that mix function of residential and business and commercial facilities by kind of mixed-use development. And, Mixed-use Housing which is located in busy urban commercial strict should meet the demand not only as functional city. Analyzing the Factors of Gentrification After Gradual Everyday Recovery

  • In this paper, we aim to build a gentrification analysis model and examine its characteristics, focusing on the point at which rents rose sharply alongside the recovery of commercial districts after the gradual resumption of daily life. Recently, in Korea, the influence of social distancing measures after the pandemic has led to the formation of small-scale commercial districts, known as 'hot places', rather than large-scale ones. These hot places have gained popularity by leveraging various media and social networking services to attract customers effectively. As a result, with an increase in the floating population, commercial districts have become active, leading to a rapid surge in rents. However, for small business owners, coping with the sudden rise in rent even with increased sales can lead to gentrification, where they might be forced to leave the area. Therefore, in this study, we seek to analyze the periods before and after by identifying points where rents rise sharply as commercial districts experience revitalization. Firstly, we collect text data to explore topics related to gentrification, utilizing LDA topic modeling. Based on this, we gather data at the commercial district level and build a gentrification analysis model to examine its characteristics. We hope that the analysis of gentrification through this model during a time when commercial districts are being revitalized after facing challenges due to the pandemic can contribute to policies supporting small businesses.

  • This study defines three types of public parking for commercial business, cultural tours, sales and market areas. We compared the Santa Barbara parking system with Korean examples for use in urban revitalization with a proper planning strategy based on district-specific public parking. The results are as follows: 1. The layout and location of public parking entrances need to consider the urban grid and linkages. 2. Public parking should place emphasis on respecting a district's character and user convenience. 3. The success of public parking extends to revitalization of pedestrian paths at target areas.

  • Because the university campuses in Seoul have changed to the urban campus type that the boundary of the campus is close to the urban tissue, the relationship between local societies and universities has got more important than before. Recently, through the support of Seoul metropolitan government, some projects for activating campus towns in Seoul have been proceeded. There are two distinctive projects. One is the campus fence afforestation project, and another is the district unit plan for the physical environment improvement of commercial streets around the campus in Seoul. The goal of this study is to analyze the government-university-community partnership for implementation of these two projects related to the model projects and the Hanyang university campus town as the exemplary government-university-community partnership, and to make practical application of other campus town projects to need the harmonious partnership between university neighborhoods and universities.

  • The purpose of this study was to understand the timing of Gentrification by the study through the analysis of licensing data for food service businesses under the correlation with regional policies and systems. In addition, by analyzing the change in location patterns of the food service business in the district unit plan zones, the cause, development patterns and regional differences were identified. Starting with the Seoul hanok declaration in 2008, the approval of the food service business began to increase, and the floating population increased with the restoration of the Suseong Valley in 2012, and the concentration of food service business increased significantly on the waterway (Jahamun-ro 7-gil). Since the designation of Ikseon-dong as an urban environment readjustment zone in 2004, the approval of new food service business has been very low until around 2014, when the cooperative establishment committee is dissolved, and as the district unit plan for the preservation of hanok and regional management is being established, the number of new permits has exploded to date and restaurants in hanok conservation zones has been active.

  • In this paper, we propose an algorithm that provide services to consumers who want to conduct business by scientifically and systematically analyzing the number of pedestrians in a specific area over a specific period of time. In this paper, we proposed the algorithm to analyze the commercial area using the pedestrian-detect algorithm in the particular region using YOLO, one of the deep learning techniques. And with one image per minute in the images, the number of pedestrians is identified and this information is used for the analysis of business district on interesting area and time, systematically and objectively.

Bridge Park International Design Competition and Its Implications on Contemporary Landscape Design (브리지 파크 국제설계경기에 나타난 현대 조경설계의 경향)

  • A deserted town once vibrant with active commercial activities around a railroad station now tries to find a way to escape from depression and revive its life with a renewed civic pride. An open space adjacent to the Main Street, the commercial district of Buzzards Bay, Massachusetts, is waiting to be transformed and reconfigured to be a new ecological park to boost the economy of the community. Bridge Park is 26-acre land abutting the Cape Cod Canal with a railroad bridge as a backdrop. The existing condition of the site with a small salt marsh, woodland, lawn, and the vestige of old railroad easement along with the proximity to the commercial district poses an interesting question of how to make a medium scaled ecological park within an urban context. This paper examines the winning design proposals for the Bridge Park submitted to the International Design Competition held in April, 2005. Six winning proposals were introduced and discussed in terms of categories related to the trend of contemporary landscape design such as; 1) ecological ordinariness and geometric figures, 2) topography and spatial imagination, 3) minimal programs and open put 4) time and process oriented design, 5) park and economic effects and 6) diagrammatic plan and photo montage. Bridge Park Design Competition confirms the complex characteristics representing the contemporary landscape design overcoming the dichotomy between nature and culture and the 'pastoral ecological design' and 'landscape as an art'. The Park becomes the activating agent for the community rejecting the conventional and passive role as a romantic picturesque landscape. Bridge Park International Design Competition is a meaningful event to test the idea of new ecological urban park, and to fine-tune the trend of the contemporary urban park design.

A Study on the Concentrations of Environmental Tobacco Smoke in PC Game Rooms in Seoul (서울시내 PC방에서의 환경성담배연기(ETS) 농도에 관한 연구)

  • ETS concentrations in the PC game rooms and factors affecting ETS concentrations were measured. Nicotine, 3-EP, respirable dust and UVPM were used as tracers for ETS. ETS concentrations are 2-3 times higher than those of other results. The concentration of ETS at the commercial district was higher than that of the residential district. The correlations between these tracers and SD/ ACH, a factor affecting to ETS concentration, were calculated. The correlation between 3-ethenylpyridine among tracers and SD/ACH was highest. The correlation between respirable dust and SD/ ACH was lowest. It was difficult to recommend respirable dust as a tracer of ETS.

  • Four times of field survey were carried out to collect fish samples at six stations in Shinpo district, North Korea in October 1997, July 1998, May and October 2002. Sampling stations were located in upstream, middle and down of the southern river of Bukchong and three brackish lakes of lake Hommanpo, Daein and Hyunkum, respectively. A total of 29 species belonging to 11 families occurred. Family Cyprinidae showed the prosperity in species number of 28% among total species occurred. No natural monument fishes or rare species were captured. Ten commercial fishes, five anadromous ones and five brackish ones were identified. Feeding habits divided fish fauna with 11 carnivores, two herbivores and seven omnivorous ones. In the river, 20 species belonging to seven families inhabited, 18 species of 6 families in lake Homanpo, 21 of seven III Hyunkum and 23 of eight in Daein, respectively. Ecological indices of richness, diversity and evenness were highest in lake Daein and dominance index was highest in lake Hyunkum.
