  • Domestic distribution environment in Korea has rapidly and qualitatively been developed due to the open of distribution market. However, the function of commercial establishment goes beyond the place value that simple transaction of capacity takes place, and it is recognized as life groove space enhancing the satisfaction of costumers' purchasing pattern. For this reason, there has been the need to change the purchasing environment of commercial space. The change factors of commercial space contributed to the establishment of consumption identity formed by change of consumers' lifestyle and the purchasing pattern. It is necessary to see the change factors of the purchasing pattern as the conversion of distribution environment in terms of supplier and as the change of consumers' lifestyle in terms of consumers. In reality, however, the commercial facility ill-imitated the advanced model and qualitatively was developed. In this situation, the change of the purchasing pattern according to the conversion of facility is needed as an early stage. The purpose of this study is to analyze the overflow supply of commercial facility. Also It will discuss the plan characteristics of commercial space conversion of facility conforming to the change of the purchasing pattern that is predicted in the lifestyle on a conversion stage of facility.

상업스포츠시설의 발전방안 (Developmental Solutions of Commercial Sports Facilities)

  • 우리나라의 상업스포츠시설은 선진 국가에 비견해 볼 때 아직도 미흡한 점이 많으며, 여러 가지 해결해야 할 시설경영적 사회제도적 문제점을 지니고 있다. 상업스포츠시설의 발전을 위해서는 시설경영 능력을 제고하고 사회제도적 자원을 확대해야 한다. 첫째, 시설경영능력을 제고하기 위해서는 지도자 처우개선 및 고용확대, 경영 마케팅 능력 강화, 서비스품질 및 고객만족 향상, 시설의 현대화에 노력을 집중시켜야 한다. 둘째, 사회제도적 지원 확대를 위해서는 전문인력 양성 배치의 강화, 스포츠시설 규제완화 제도개선, 조세 금융 지원 확대, 스포츠시설업 정보망 구축 등에 많은 노력을 기울여야 한다. 결국, 상업스포츠시설업 주체는 시설경영 능력 향상을 위한 혁신적 노력을 기울여야 하며, 정부나 지자체에서는 상업스포츠시설이 발전할 수 있는 최적의 사회환경을 만들어 주어야 할 것이다.

  • Despite the rise of importance of Facility Management(FM), relatively little attention was paid to evaluate FM efficiency and drive for greater FM efficiency. The purpose of the present paper is to offer a quantitative analysis of 14 Key Success Factors(KSF) and 22 detailed maintenance practices in order to develop FM evaluation system. In addition, from survey with Owner/Property Manager group and Facility Manager group, the present paper measures both importance of detailed maintenance practices and performance satisfaction. It is expected that by using the result of this survey, this paper helps increase efficiency in FM. Moreover, It is expected that this paper will be used as base line data in developing FM practice evaluation system.

  • For a commercial building, property managers play an important role in maximizing the benefit by reducing cost and increasing revenue in the operation and maintenance phase of the building. However, most of property managers are spending their time in monitoring facility managers who have little impact on cost reduction and maximization of operating profit. The industry practitioners have difficutlty in increasing the efficiency of thier work due to this work environment. In addition, both property managers(PMr) and facility managers(FMr) are dependent on the paper drawings and manuals, which can worsen the inefficiency and human errors are inevitable. This study aims to contribute to improvement of the current practice by developing a novel algorithm that autmatically links the facility information with 3D model, which can provide an efficient property management for commercial buildings.

상업시설의 다양성이 소비중심지 형성에 미치는 영향에 관한 연구: 공간회귀모형의 적용 (A Study on the Influence of Commercial Facility Diversity on the Formation of Consumption Centre: Application of Spatial Regression Models)

  • 활기 넘치는 거리를 만들기 위해서는 다양한 종류의 상업시설의 입지가 필요하다. 상업시설은 지역 유동인구 증가에 영향을 미치는 가장 중요한 요소이다. 따라서 상업시설의 다양성이 높을수록 소비 활성화에 기여할 것이라는 추론이 가능하다. 이와 관련하여 본 연구는 상업시설의 혼합이 소비중심지수에 미치는 영향을 알아보았다. 본 연구는 2021년을 시간적 범위로 설정하였으며, 공간적 범위는 서울시로 하였다. 커널밀도분석을 통하여 산출한 소비중심지수를 종속변수로 하고, 상업 특성을 반영한 요인과 도시 특성 등을 반영한 요인을 독립변수로 설정하여 분석을 진행하였다. 분석 방법은 공간회귀분석을 활용하였고 분석단위는 행정동으로 설정하였다. 분석을 통하여 이종업종의 집적보다 동종업종의 집적이 소비 활성화에 긍정적인 영향을 미치는 것을 확인하였다. 또한 소비 활성화에 긍정적인 영향을 미치는 업종들의 집적이 필요하다는 시사점을 확인하였다. 본 연구의 분석 결과는 소비시장에서 상업시설 입지 정책의 효율적인 관리에 시사점을 제공할 수 있을 것으로 기대된다.

  • Commercial deployment of nuclear microreactors presents an opportunity for the industry to rethink its approach to manufacturing, siting, operation and maintenance, and fuel cycle management as certain principles used in grid-scale nuclear projects are not applicable to a decentralized microreactor economy. The success of this nascent industry is dependent on its ability to reduce infrastructure, logistical, regulatory and lifecycle costs. A utility-like 'Central Facility' that consolidates the services required and responsibilities borne by vendors into one or a few centralized locations will be necessary to support the deployment of a fleet of microreactors. This paper discusses the requirements for a Central Facility, its implications on the cost structures of owners and suppliers of microreactors, and the impact of the facility for the broader microreactor industry. In addition, this paper discusses the pre-requisites for eligibility as well as the opportunities for a Central Facility host site. While there are many suitable locations for such a capability across the U.S., this paper considers a facility co-located with the Vogtle Nuclear Power Plant and Savannah River Sites to illustrate how a Central Facility can leverage the existing infrastructure and stimulate a local ecosystem.

사용후핵연료 시험시설에서 전기 금속 전환반응기의 내열 방안 분석 (Analysis on the heat-resisting method of the electrolytic metal reduction reactor in the test facility for the spent fuel waste)

  • To reduce the storage space of spent fuel used at the atomic power plants in the over the world, the uranium elements contained in the spent fuel is being extracted and effectively stored. For this, the spent fuel are oxidized and deoxidized. In this study, it is produced the heat-resisting methods about the spent fuel management technology research and test facility for the spent fuel waste for spent fuel minimized. The first considered processes in the facility are the electrolytic metal reduction reactor process. Since the electrolytic metal reduction reactor is operated at the high temperature range, we have to consider the heat-resisting methods for the devices. For the heat-resisting methods, we have searched and analyzed technical reference for the heat-resisting methods. We have calculated thermal stress and strain of each devices by the commercial analysis software, ANSYS. D.S. It is experimented for inspecting confidence rate of analysis results. By using the results, we have analyzed the problems of parts and determined the heat-resisting material, commercial parts, and the size of parts and O-ring. Based on these results, it is produced the heat-resisting methods of magnesia filter, cathode, and reactor for the electrolytic metal reduction reactor.

도시 복합상업시설의 범죄예방 환경계획을 위한 연구 - 이용자 의식조사를 중심으로 - (A Study on Crime Prevention Through Environmental Planning of Urban Mixed-use Commercial Facilities - Focused on the Users' Consciousness -)

  • The most important issue of modern cities is a crime. Crime prevention through environmental planning is needed in the urban mixed-use commercial facilities which have an important role of modern urban life, and have a positive elements for local society. The purpose of this study is to propose a direction of crime prevention through environmental planning for the urban mixed-use commercial facilities. In order to accomplish this purpose, a questionnaire survey is performed on users of urban mixed-use commercial facilities to evaluate the importance and satisfaction. The conclusions are as follows; 1) Crime prevention through environmental planning is needed in the public space which forms boundary between urban mixed-use commercial facilities and other urban facilities. 2) Safety support planning is necessary for women and children for crime prevention of urban mixed-use commercial facilities. 3) Crime prevention planning is needed in urban mixed-use commercial facilities of the various isolation space. 4) Crime prevention through environmental planning is needed for facilities of after business hours. 5) Various security alarm system considering the characteristics of the space is needed for crime prevention. 6) Community program is necessary in order to increase the utilization of external public space. 7) A sign is necessary to prevent a criminal act in urban mixed-use commercial facilities. 8) The connection of commercial facilities and activity inducing factors is needed.

  • When we construct a manufacturing plant, optimal design is very important. This paper is to simulate an engine manufacturing flow line for commercial vehicle. The parameters we consider in simulation include facility downtime, tool change time, buffer size between consecutive stations, and time to repair the facility. We use AutoMod to compare the alternatives. The objective is to minimize the total cost. Simulation results provide significant cost saving by improving the current design and policy.
