BIM기반 물량 및 내역정보 생성을 위한 내역서 개선방안 (Improvement of BoQ Documents for the BIM based Quantity Takeoff)

  • It is very important to estimate accurate construction total cost needed early in the project. In the initial phase of the design, the project cost estimates are determined by total quantity from design documents and the variables that affect the calculation of the total cost of the project. In order to determine accurate total construction cost, the contractor has to produce detailed quantity information based on the drawings and specifications. The process of preparing quantification and cost estimation documents is still being worked out manually, and a lot of errors have been occurred in many cases. Recent advances in information technology have led to the BIM based quantity takeoff and cost estimation. However, there are some limits to the extent to which the current specifications for BoQ documents are computed from BIM model. This research analyze the current BoQ cases and analyze how to make quantity takeoff possible through BIM. The study defined five levels of quantity category that could be produced by BIM. Only about 40% or indirectly usable items can be used when information is extracted to BIM modelling. This is very insufficient to fill out the BoQ. The BoQ document structure quantity takeoff specifications should be simplified in order to BIM based cost estimation more efficiently.

중용량 공조에서 EHP와 GHP의 경제성 비교 (The Economic Comparison of EHP and GHP for Medium Capacity Air-conditioning)

  • Cost related to building equipment accounts for about 85% of the life cycle cost of buildings. Therefore proper selection of air-conditioning system is important for reducing the overall cost of buildings. In this study, medium capacity EHP and GHP for air-conditioning a building with a floor area of 1,200 $m^2$ are compared economically. To consider all the factors of initial and operation costs effectively, an annual equal payment method is proposed. For the initial cost, cost of equipment, construction, installation, electric facility, financial subsidy and tax cut is considered. Cost of basic electricity, energy(electricity and gas), space charge, labor, insurance and repair is considered for the operation cost. Under the assumptions made in this study, overall cost of EHP is less than that of GHP, but this is not absolute and different outcome may result if different assumptions are made. This study is useful for those who are interested in choosing an air-conditioning system that costs less for mid-size buildings with simple calculations.

  • Since some decades ago, there has been a concern for resource depletion and environmental pollution associated with building properties. In addressing such impact of the built environment, there is a recognition of the existence of alternative building materials, fuels for energy supply as well as technologies for waste handling and disposal. Nevertheless, for long time, the choice between such alternatives was dictated by factors such as differences in prices and aesthetic values. A new important dimension in discriminating between different options is the environmental dimension. This aspect is important since buildings are one of the spatially big new additions to the natural environment that consume a lot of materials and energy during their long lifetime. Thus, with the environmental dimension kept in mind, a existing cost estimation needs to be changed. A new cost assessment method, Life Cycle Cost, should calculate overall costs with dimensional factors: investment and utility costs as well as maintenance costs over the lifetime of the building. Aiming to give an overview of the present status of Building Life Cycle Assessment(LCA) tools as a basis for further research and development including economic performance, this paper describes and compares 3 different tools for Life Cycle Assessment(LCA) and economic analysis of the green buildings. This paper compared these approaches based on various aspects. These include economic analysis method, evaluation duration, data of results(index). Use of the comparison analysis is to produce a better picture and indicate profits and shortcomings for the tools as a group; thus providing important direction improvement of LCA tool as well as further research and development of this group of tools.

공조시스뎀 최적화를 통한 건물에너지 절감사례 연구 (A Case Study on the Building Energy Savings through HVAC System Optimization Process)

  • The requirements for the optimal building system design is numerous. However, most system designers do not take care of various design strategies. They often argue that the proper simulation tools are not existed to solve the implicated design requirements and the time to consider many alternatives of building systems are insufficient. The aim of this study is to develop the optimization interface program that considers various system design variables and eventually find both the optimal values of annual energy use and cost. Therefore, Doe2Opt is developed to easily perform simulation-optimization process based on DOE2 and GenOpt, and minimizes energy cost of small-to-medium sized building for 6.7% and that of large sized building for 3% with optimizing several HVAC system variables.

건축구조용 고성능 강재 HSA800의 효율적 사용을 위한 초고층 건물의 적용성 평가 (Evaluation of Applicability on a High-rise Building for the Effective Usage of High Performance Steel for Building Structures)

  • 최근 건축물의 초고층화, 대형화 및 장경간화에 따른 요구 성능의 증대에 따라 강재 및 콘크리트 등의 구조재료가 지니는 재료강도 및 사용성 등을 향상시키고자 하는 노력이 지속적으로 이루어지고 있다. 본 연구에서는 개발된 건축구조용 고성능 강재의 기계적, 화학적 소재 특성을 평가하고, 실제 Project를 대상으로 대안설계를 수행하여 고강도 강재의 경제성을 평가하였다. HSA800은 고강도와 좋은 용접성을 갖추기 위해 TMCP 방식으로 제조되었으며, 기계적, 화학적 성질 모두 KS규격을 만족하였다. 또한 HSA800의 고층건물의 적용성 및 경제성 평가를 위해 SM490강재 모델과 사용성에 초점을 두고 비교 평가를 수행하였다. 그 결과 SM490대비 약 30% 물량절감이 가능하였다. HSA800의 사용은 추후 건축구조의 제작, 시공 뿐만아니라 공사비 절감에도 기여할 것으로 기대되어진다.

사무소건물 태양열급탕시스템의 LCC 최적화 시뮬레이션 (Optimizing the Life Cycle Cost of a Solar Water Heating System in an Office Building Through Simulation)

  • This study examined the economics of a solar water heating system for an office building using life cycle cost (LCC) optimization simulations. The numerical simulations were conducted with TRNSYS and GenOpt employing the Hooke-Jeeves algorithm. The solar collector area, slope, mass flow rate per collector area and storage tank volume were selected as the main design parameters of the solar water heating system. The LCC optimization simulations of the system were carried out for cases where water temperature was $60^{\circ}C$ and $50^{\circ}C$. The results showed that for water temperature at $60^{\circ}C$ and $50^{\circ}C$ the collector area could be decreased by 17% and 28%, storage tank volume could be decreased by 49% and 54%, and mass flow rate per collector area increased by 5% and 9% respectively compared to a non-optimized system. The LCC of the system was reduced by 4% for $60^{\circ}C$ and 7% for $50^{\circ}C$. The initial installation cost of the system was reduced by 24% for $60^{\circ}C$ and 34% for $50^{\circ}C$. However, the operating cost of the system increased by 16% for $60^{\circ}C$ and 36% for $50^{\circ}C$ compared to a traditional solar water heating system.

급배기 방식 개선에 따른 생물안전 밀폐시설의 Risk Assessment와 초기 건설비 저감에 대한 연구 (A Study on the Risk Assessment and Reduction of Initial Construction Cost in a Biosafety Laboratory According to Improvement of Supply and Exhaust Method)

  • In general, entire supply air of the BSL3 laboratory should be vented to the outside for its biosafety and the air conditioning system should always be operating to maintain a room pressure difference. In this regard, annual energy consumption is approximately five or ten times greater than the magnitude of the office building. In addition, to adjust room pressure difference to the set value efficiently, the supply and exhaust duct system are installed in each room of the BSL3 lab. Thus, initial construction cost is extremely high. In this study, multizone simulation is performed to estimate maintaining the appropriate room pressure difference in the case of changing model A (each room supply and exhaust system) to model B (each zone supply and exhaust system) for verification of the BSL3 lab biosafety. Also, in the case of these two models, the multizone simulation for three kinds of biohazard scenario is performed as part of risk assessment. The analysis of initial construction cost of two models is conducted for comparison. According to the studies, initial construction cost of model B is less than about 22% of existing model A. Moreover, biosafety of the BSL3 lab is still maintaining in the case of the two models.

보급형 신한옥을 위한 부위별 공법 개발 및 영향도 분석 (New Building Materials and Methods for Modernized Korean Housing (Hanok))

  • 한옥에 대한 관심이 급증을 하고 있는 가운데, 가격경쟁력을 갖춘 신한옥이 개발되고 있다. 이러한 신한옥 개발에 있어서, 공법의 개발은 필수적이다. 이에, 본고에서는 신한옥의 개발과정 중 실제 건설된 전통한옥 1채와 신한옥 2채의 사례를 중심으로 신공법 사례 소개와 각 한옥의 부위별 공법을 비교하였다. 또한, 부위별 공법별로 공사비 및 공기의 영향도를 분석하였다. 그 결과, 전통한옥 대비 신한옥의 공사비는 모든 부위에서 저감되었으며, 공기는 대부분의 부위에서 단축되었다. 두 신한옥 사례의 분석 결과, 목재 구조체와 지붕의 공사비 및 공기 비율이 가장 높았으며, 다음으로 벽체, 바닥, 창호, 기초 순으로 나타났다. 효과적인 공사비 저감 및 공기 단축을 위해서는 목재 구조체 및 지붕 부위의 공법개발에 집중해야 한다.

몽골에서의 지열 시스템 적용을 위한 주택 에너지분석 (Analysis on Housing Energy for Applying Geothermal System in Mongolia)

  • In the capital of Mongolia where the air quality is getting worse due to the coal consumption used for electricity generation and district heating, the application of geothermal systems in the housing sector is recently designed for high class resort. In this study, the case of applying a geothermal system in a house in Mongolia is examined. The effects of passive house design on the needed heat pump capacity, as well as the annual energy consumption are analyzed. Moreover, as the initial costs, except labor fee, are assumed similar to Korea, cost analysis for several cases is examined, too. From the results, if a house is designed according to passive house standard instead of ASHRAE standard, the heat pump capacity can be expected to be reduced from 16 to 5~6 RT. Furthermore, although the initial cost of architectural cost might increased by 29 M\, the total initial cost is reduced by 14 M\, while the annual energy consumption is reduced by 14%. This is mainly driven by the fact that the geothermal system which serves as the main system to cover the building needs, with a high initial cost for fulfilling the peak requirements.

비정형 공사감리문서 정보와 이항 로지스틱 회귀분석을 이용한 건축 현장 비용성과 평가 프레임워크 개발 (Cost Performance Evaluation Framework through Analysis of Unstructured Construction Supervision Documents using Binomial Logistic Regression)

  • 공사감리문서는 프로젝트의 수행과정을 제3의 독립적인 위치에서 모니터링한 종합적인 점검의견이라는 주요한 비정형 정보를 제공할 수 있다. 이와 같은 비정형 정보는 최근 분석방법론의 고도화에 따라 다양한 시사점을 제공할 수 있는 유의미한 자료로 평가받고 있다. 이에 본 연구는 건축공사의 최종 감리보고서 내 비정형 데이터를 대상으로 다양한 방법론을 활용하여 비용성과를 평가할 수 있는 프레임워크를 제시하였다. 세부적으로는 텍스트마이닝과 사회연결망분석을 통해 감리보고서 내 주요 키워드들을 도출하고, 해당 데이터들을 이항 로지스틱 회귀분석을 통해 분석하여 비용성과를 평가하였다. 그 결과, 감리보고서 내 비정형 데이터를 이용하여 추정된 비용성과 예측 정확도는 약 73% 수준으로 높게 도출되었다. 본 연구의 결과는 향후 건설산업에서 발생되는 다양한 비정형 데이터의 분석을 위한 기초자료로 활용이 가능할 것으로 예상된다.
