  • In Korea, construction and development has been continued rapidly since the 1970s, and the reconstruction and renovation market has recently been activated to improve old buildings. Most of the environmental evaluation of reconstruction and renovation projects is focused on the use of operating energy, and It is necessary to analyze carbon emissions throughout the life cycle for a comprehensive evaluation of reconstruction and remodeling projects. Therefore, this study quantitatively predicted carbon emissions from reconstruction and renovation based on ISO 14040s through case analysis for the purpose of evaluating the carbon emissions of renovated buildings from the perspective of the whole life cycle. In additional, the amount of carbon savings of each was analyzed through comparison with existing building.

  • The Purpose of this paper is to describe a decision model which can be used to establish an implementation system of renovation for university building. Any implementation model relies on the work scopes of renovation which varies design, project cost, construction duration. The renovation system is subject to evaluation of work steps which is different from each project. Accordingly, the decision model of renovation is necessary to use the application of the analytical hierarchy process. Many of the performance steps used in general renovation condition may be known with uncertainty. This research has shown how probabilities can be explicitly incorporated in the decision model of renovation to assess this uncertainty.

  • The functions and uses of existing buildings are not properly changing as modern life needs. As a result, the frequent reconstruction(construction after removal) of existing buildings have been done but it became more and more difficult because of strengthening of regulations and systems concerning construction. And also it has several disadvantages like lower plot ratio and site coverage than existed buildings, enormous construction cost, production of waste-construction materials and thoughtless consumption of natural resources, which gives rise to environmental pollution. Therefore renovation is brought to the fore. In Korea, many business buildings were constructed in 1960s-1970s, during the period of high growth. Such buildings needs to be repaired in whole. It is caused by the change of social, economic, and cultural conditions and deterioration of equipments. Therefore renovation meets some necessary conditions; recovery of building functions and extension of building life span. In case study, the present state of renovation in business buildings is 1) Basic safety, for example, fire prevention and crime prevention, is great important. 2) Advanced technology, INS(international news service), IBS(Intelligent Building System), and internationalization, is pursued for adapting to multimedia ages. 3) It tries to promote proficiency, and to save the energy using spatial environment and natural energy(light and sound). Also, improving comfortable level of users and installing equipments for physically handicapped person needs to be considered.

  • Residential building owners are turning toward renovating their existing buildings to improve old and inefficient HVAC systems. Due to the renovation, much of the added costs will inevitably be passed on to tenants by increasing rent rates. This increment often increases the vacancy rate in the buildings. To balance the interests of both owners and tenants, this paper suggested a method to determine an appropriate rental rate increment for the HVAC system renovation. A case study on residential buildings was conducted to determine a balanced point where the rental rate increment that offsets the amount tenants are willing to pay for the renovation. To calculate all costs incurred by the renovation, life-cycle cost analysis was carried out. Therefore, this paper ultimately provides a threshold value of rental rate increment such that building owners can make a reasonable decision on the HVAC system renovation.

  • The purpose of this study is to improve of energy performance in school buildings. Many building renovations have mainly focused on commercial buildings and houses, but school buildings have no attention in this field although there are many buildings that show degraded energy performance and there are many old fashioned buildings which need renovation. This study was carried out through the survey, field study, energy simulation and life cycle cost analysis. The results of this study can be summarized as follows: In model building, large amount of heat were lost at the building envelope, such as non-insulated skins, window-sills and window-frame joints. According to the simulation result, about 15% of heating energy is saved by the insulating works compared to pre-renovation condition. Also, LCC analysis revealed to be more effective to select a exteria wall insulation such as a dryvit system.

  • After the change of curriculum in the Year 2000, Partial extensions and renovations were carried out for functional correspondence. Despite of the importance of contextual consideration for facade, Leaning to curriculum and function leads to visual problems between old existing and new building in many case of educational facilities. therefore Design Guidelines for the Facade of extension and renovation are needed. In this study, First, made a survey of the level of satisfaction and harmony of facade of extensions and renovations on elementary schools which have extended and renovated since the Year 2000. secondary, analyzed the interrelationship between the level of satisfaction and harmony and design elements of facade of extension and renovation and lastly, derived design guidelines from them. Results of this study are as follows; 1) The more latest building, the more high in the level of satisfaction and harmony 2) The sequences of the level of satisfaction in finishing materials are as follows : stone>brick>paint 3) When the proportion of existing to new building over a half, higher level of satisfaction appears on the whole. 4) How overcomes the gap of time is the matter in the facade design of extension and renovation.

  • Urban style row-rise houses for rent have been supplied to the center of city from the 1950's first half The amount of stock is about 450,000 houses and occupies about 40% in the private rented house. As for the structure, the 60% of them is wooden-structure and the rest is non-wooden. Stocks of 57.5% of the wooden-structure and 86% of the non-wooden were built after 1981 years. It was 1981 years that the new earthquake-resistant standard was carried out, the improvement of stocks built before 1981 is necessary because those don't satisfy the present standard. To investigate the renovation possibility of urban style row-rise houses for rent, actual situation of two-story apartment at 2,4, and 5 Chome Taito-Ku in Tokyo was surveyed from July to November 2001. The number of building analyzed is 227 ridges among 234 ridges of the surveyed two-story building. 90% of building analyzed is wooden structure. 1) The site of 88% building surveyed is close to a road less than 4m width. It becomes the existing non-conformed building in the building construction act. It is impossible to make a renovation such as rebuilding, extension and remodeling because it requires the set back when renovating this type of non-conformed building, 2) The building built before 1981 is almost wooden-structure, and occupies 37% of the building surveyed, and doesn't satisfy the present earthquake-resistant standard. An improvement of them is needed because the decrepitude of building proceeds. 3) 50% of openings and 40% of windows of the building surveyed doesn't use noncombustible materials. Though it becomes the existing non-conformed building, it can satisfy the present standard by replacing openings with noncombustible materials.

  • The aims of this study is to analyze that the double-skinned outer surface of building will be the effective measure to improve the use of space and save energy through the evaluation of the buildings renovation. In other words, it is significantly effective to increase the insulation of the outer surface where the most heat loss occurs; it is also energy-saving to convert the space created by pilotis in the southern and northern parts of the buildings into an double-skinned atrium. Research methods of this study are consisted with two steps, situation analysis and simulation analysis. IRISYS 1000 Series Imager was used for research of situation analysis and Visual DOE 4.0 was used for simulation analysis with the 1st Buildings of Jeju Special self-Governing Province. As results of simulation, it was proved that Double skin Method is more effective for green building than basic model. it was predicted to save 8.6% of energy by Double skin Method. Especially, in case of using of ventilation within double-skinned atrium, it was predicted that saving of energy was most effective than other method.
