A study on the Development of Systems Engineering Application Model for LRT based on MBSE (전산도구 기반의 경량전철사업 시스템엔지니어링 적용모델 SELRT 개발)

  • The Light Rail Transit Project is a large scaled project which takes several years in building a system. After construction, LRT system is operating for several tens of years. For these characteristics, the right application of systems engineering to LRT project greatly effects the project success. In this paper, we present systems engineering application model to LRT project i.e. SELRT which include systems engineering technical process, core technology management process, project support process. SELRT also has a module for the exchange of outputs in SE tool and PM tool. Systems engineering processes in SELRT mainly base on ISO/IEC 15288. In future, we expand the range of SE processes and improve the usability in SELRT. We expect that this model will contribute to improve the efficiency in LRT project and to success the LRT project.

  • Nowadays, because IT market expansion and complexity has been progressing and competition has intensified, there is a growth of information system building industries having difficulty through traditional business management methods. A survey was conducted among site personnel (Project Manager PM and Project Participants) to generate an institutional framework to efficiently manage this and project management process support. Through this, the importance of element technology and fragility of software development project management must be understood and an improvement of the element technology must be generated. By using this, a very relevant result that presented a logical basis was obtained in the decision making of the importance of project management and the role of overall project manager and core project management fields.

  • Apartment Building remodeling market is now growing centering around non housing building. Unlike non housing building remodeling business, understanding of remodeling demanders accustomed to profit of reconstruction, deficiency of experience performing remodeling project and construction, shortage of will performing remodeling policy and detailed action method are difficulties in performing apartment building remodeling business. Understanding change of remodeling demanders, strong economic incentive by government, construction management paradigm shift from new construction into building life cycle, application of construction method using existing building condition before remodeling and remodeling related industry infrastructure are required to improve this remodeling business circumstances.

  • This study reveals the status, perceptions, and future directions associated with green building within construction-related companies. A survey research method was used to capture current experience levels and capabilities of companies with regard to green construction. Expectations and perceptions about the future of the construction industry with regard to green building were obtained from construction-related companies recruiting from the Myers-Lawson School of Construction at Virginia Tech from 2006 and 2008. The findings of this study support the growing importance of green building as a component of the whole construction market and provide a benchmark against which to measure future changes in the industry over time.

  • Supervision work deals with important data necessary for the performance management on building construction sites in accordance with the Building Act. Therefore, this study attempts to use the data from supervisory reports to measure the performance of private building projects. Performance measurement is important for systematic management. However, there are only a few cases in which performance measurement is performed because it requires strenuous efforts to collect data for measurement. First, this study derived 6 performance areas and 15 indicators through a few rounds of expert group discussions. Then, we confirmed the performance indicators with high feasibility of data collection through a survey of supervision experts. It is expected that the data of supervisory reports can measure systematically performance and assist in speedy diagnosis of private building construction sites.

Who Occupies the Green Building: a Case of Australia

  • For successful outcome of real estate development projects, it is important to understand the potential tenants as they drive the demand for properties. The aim of this study is to investigate tenant characteristics of the Australian green office building sector. The specific objectives are to; (1) compare and contrast the increment trend of green buildings within the green office building sector; (2) identify the tenancy profile of green buildings; (3) ascertain the possible industry concentrations within the current green building sector; and (4) explore the relationship between green building occupants' characteristics and their tenancy. Descriptive statistics shows that Finance, Insurance and Real Estate (FIRE) industries along with government owned companies are the major tenants of green office buildings in the NSW State of Australia. In particular, real estate companies occupy more than half of the NSW based green office buildings whilst one third of them are the tenants of the 6-star rated buildings - the highest rated building in the current form of Australian Green Star accreditation scheme.

Public Building Value Evaluation Using Contingent Valuation Method Based on Market Value Estimation

  • Building deterioration reflects the degradation of basic building performance including structural performance, energy performance, durability, and safety, and it also includes perceived deterioration, which considers a user-based perspective. More than 50% of the existing buildings in Korea are over 15 years old and public buildings compose 2.5% of all buildings domestically. Therefore, there are several different problems, such as poor energy efficiency, structural performance, and safety. To address the challenges of increasing stock in deteriorated buildings, it is necessary to make decisions about reconstruction or renovation. In this study, we propose a new method to evaluate public building value with a contingent valuation method (CVM). By estimating willing-to-pay (WTP) from users of private buildings in similar situation with the public building, it is possible to compare market prices and calculate a correction factor to adjust the WTP data. Finally, we apply the correction factor to the WTP of a public building and estimate market price, willingness to pay (WTP).   • Since the size of the construction project has become massive, complicated and specialized, the use for a substantial amount of information provided from diverse participants is considered important. Schedule information obtained from a variety of sources is key during the construction project. Misunderstanding of schedule management information causes delay of construction period and low quality of construction. Currently, interest in BIM (Building Information Modeling) that produces the necessary data for the entire life cycle of the building process is rising. The study is to construct the BIM-base-information system in order to systematically manage schedule information of the construction work. For this purpose, the study established a BIM-base-schedule-management-business process and drew a classification system for the work for schedule-information construction. The study also drew information that can be extracted from the BIM model among properties required to build certain information. The schedule is made upon consideration of information needed for schedule management, and information required to schedule a timeline of the construction project by process is established.

Extraction and Analysis of Construction Phase Risk Factors in High-rise Construction Project (초고층 건설공사 시공단계 리스크 요인 도출 및 분석)

  • High-rise buildings construction project have various risk factors. Major risk factors are negative results such as time delay and increase of costs. Therefore, this study was analyzed risk factors in construction stages of high-rise buildings using by PROMETHEE technique. For this, this research were identified risk factors through experts Focus Group Interview(FGI). And, PROMETHEE was used to setup evaluation standard for analysis of high-rise building construction risks. Next, the standard of evaluation index calculation was composed by using the definition level in PDRI. Preference function and evaluation index were identified through questionnaires. Through these processes, this study has calculated the importance of high-rise building construction risks using by PROMETHEE technique. As a result, high degree risk factors were as following. These are 'Operation plan of material lifting', 'Outrigger & Belt Truss Construction', 'Foundation work plan of high-rise building' and 'Considering a Structure concept of high-rise building'.
