공동주택 이용자 중심의 BIM기반 유지관리 개선제안 (A Study on User Centered Apartment Maintenance System Based on BIM)

  • The maintenance management in buildings has got more important by the increasing complexity of building sizes and use. Nowadays an expectation and a possibility of BIM technology become accepted as a new construction management method, therefore many studies and legal systems of it are being suggested actively. Although orders for BIM projects are supposed to be increasing, at present the BIM information accumulated from planning and design still doesn't have its continuity at the maintenance step after completion of construction in terms of LCC. Therefore according to bim information, we set a goal of developing apartment maintenance system which is able to maintain by user viewpoint.

  • Apartment houses maintenance like remodeling in at issue and the importance is getting higher. On this study, we analyzed a variety of the influence factor affected building's maintenance expenses. circumstance influence factor about maintenance expenses is classified into region(big city, small and medium city), (area of high snowfall), (downpour region), (earthquake region), location(waterfront, inland province), using condition(mixed use, single use), frequency of use(kindergarten, middle school, high school), architecture method(reconstruction, construction).

  • The purpose of this study is to classify defects of the residential building by analyzing the defect specified by prequalification of residential building reconstruction and to suggest the solution of the problem which can be arisen during each stage of plan, construction and maintenance. By sorting the main defects which is specified by pre-qualification of residential building reconstruction for three years from August 2006 to August 2009 into 4 catagories and analyzing the cause of the defects, we draw the way of maintenance to prevent the defects and make pleasant residential environment. The reason for the frequent defects from residential building is mainly deterioration. It occured on the finishing more than on the structure, which means that residents can find defects easier on the finishing than the structure and clear the demand for repair. The result of analyzing of pre-qualification of residential building reconstruction is that the defects mostly caused small, masonry constructed and lower apartment. The apartment which is not into legal right for maintenance naturally have more defects than the others. In conclusion, it is necessary to establish a law of obligation duty of the maintenance of small apartment.

  • Domestic and foreign high-rise buildings are expected to continue to increase in the future. In addition, recently, residents and landlords are demanding maintenance necessary to secure the performance of sustainable buildings, so an effective management plan is needed. Therefore, this study aims to develop customized technologies that can be effectively applied to building structures by comprehensively analyzing existing technology-based research cases. As a result, it is expected that this will serve as a stepping stone to present a s+ample of future technology development along with a reduction in labor dependency on maintenance and quality improvement.

  • 건축물 유지관리의 중요성이 크게 부각됨에 따라 기존건축물의 유지관리 이외에도 신축건물에서의 유지관리 및 장수명화를 위한 설계가 중요시되고 있다 그동안 공동주택과 공공건축물을 대상으로 설계의 표준화, 리모델링 활성화, 장수명화를 위한 설계 기법들에 관한 연구가 몇 번 있었지만, 원칙제시와 개별요소기법에 그치고 있어 실제 설계프로세스에 반영하는 데에는 미흡하다. 특히, 건축물 유지관리성능 향상을 전제로 설계 단계부터 검토할 수 있는 체크리스트가 개발된 사례는 없다. 본 연구의 목적은 유지관리, 리모델링, 장수명화 등에 관한 기존 연구결과들을 분석 $\cdot$ 통합하여 건축물 유지관리성능 향상을 위해 실무에 활용할 수 있는 설계 체크리스트를 개발하는 것이다. 기존 연구문헌에 대한 분석과 설문조사를 통하여 유지관리 검토항목을 도출하였으며, 계획, 구조, 마감, 설비분야로 구분하여 설계단계별 체크리스트를 작성하였다. 이 체크리스트는 실제 설계과정에서 유지관리 성능 향상을 위한 도구로 활용할 수 있을 것이다.

공동주택의 관리비 증감특성 연구 (A Study on the Maintenance Cost Elasticity of the Apartment Housing)

  • The maintenance cost depends on various factors such as building volume, floor area, number of household and so on. The maintenance cost of the apartment housing is affected by the maintenance type, building physical factor, sociogeographic aspects. Among these, the maintenance characteristics is represented and made up by the total floor area and number of household which means main factor to provide the building scale roughly. In this paper, it aimed at modelling the estimation function of the maintenance cost with the total floor area and number of household and analyzing the elasticity of the two factors. Although items of maintenance cost are various in general cost, repair cost and so on, we classified these items into the 5 categories. 5 categories are a general cost, a facility maintenance cost, a utilization cost, insurance and sanitary cost. The estimation function used a power function and it has better goodness-offitness than any other estimation methods in statistics. A power function has a three curve types with concave and convex and linear style to the origin.

Although orders for BIM projects are supposed to be increasing, at present the BIM information accumulated from planning and design still doesn't have its continuity at the maintenance step after completion of construction in terms of LCC. It can't use the possibility that BIM originally has, and also causes some confusion in communication. This study analyzes and classifies required information in terms of BIM in the range of estimating repair costs of apartment buildings, as an example of a way to use BIM information at the maintenance step.

  • According to the increase of demand of the deteriorated building. The interest of the building's maintenance is continually increased, so studies about how to increase building's stability & prolonged life span are increased. This study's purpose is to maintain building's function, so we suggest a protocol type system of UI to estimate reasonable planning of demand of repair & replacement and to distribute budget.

  • Computational Building Information Modeling (BIM) is an intelligent 3D model-based process that provides architecture, engineering, and construction professionals the insight to plan, design, construct, and manage buildings and infrastructure more efficiently. This paper aims at using BIM in Hospitals configurations protection. Infrastructure projects are classified as huge structural projects taking advantage of many resources such as finance, materials, human labor, facilities and time. Immense expenses in infrastructure programs should be allocated to estimating the expected results of these arrangements in domestic economy. Hence, the significance of feasibility studies is inevitable in project construction, in this way the necessity in promoting the strategies and using global contemporary technologies in the process of construction maintenance cannot be neglected. This paper aims at using the building information modeling in covering Imam Khomeini Hospital's equipment. First, the relationship between hospital constructions maintenance and repairing, using the building information modeling, is demonstrated. Then, using library studies, the effective factors of constructions' repairing and maintenance were collected. Finally, the possibilities of adding these factors in Revit software, as one of the most applicable software within BIM is investigated and have been identified in some items, where either this software can enter or the software for supporting the repairing and maintenance phase lacks them. The results clearly indicated that the required graphical factors in construction information modeling can be identified and applied successfully.

BTL사업 군관사 건축물의 유지관리비용 산정에 관한 연구 (A Case Study of maintenance cost estimation for military official residence building in BTL project)

  • 본 연구는 군관사 건축물의 적정 유지관리비용의 산정을 위하여 수행하였다. 이를 위해 BTL방식으로 발주된 5개의 군관사 건축물을 사례대상으로 선정하였으며, 사례대상 건축물의 초기투자비용을 공종별로 분류한 후 장기 수선비용을 산정하였다. 또한 이렇게 산정된 공종별 장기수선비용을 공동주택 장기수선충당금 산정방법과 현가분석 산정방법을 준용하여 비교 분석하였다. 상기 같은 목적과 방법에 따라 진행된 본 연구의 결론을 요약하면 다음과 같다. 첫째, 초기투자비는 $m^2$당 건축 13,331,712원(79%), 토목 588,125원 (3%), 조경 285,658원(2%), 전기소화설비 760,549원(5%), 난방급탕설비 906,059원(5%), 급수위생설비 960,759원(6%)이며 초기투자비의 총 합계는 16,832,862천원으로 분석되었다. 둘째, 산정된 공종별 초기투자비를 바탕으로 공동주택의 장기수선비용을 산정한 후 공동주택 장기수선충당금 산정방법과 현가분석 산정방법을 각각 준용하여 적정 유지관리비용을 산정하였다.
