철근콘크리트골조 BIM기반 수량산출 및 견적 가이드라인 수립 (BIM-Based Quantity Takeoff and Cost Estimation Guidelines for Reinforced Concrete Structures)

  • 본 연구는 BIM 도입 효과를 극대화할 수 있는 현장 적용성 확보에 중점을 둔 철근콘크리트 골조공사의 BIM 견적모델 작성과 BIM기반 견적 업무 프로세스를 표준화한 가이드라인을 제시하는 것을 목적으로 한다. 이를 위하여 기존 지침 및 가이드라인의 BIM 견적모델 작성 범위 및 방식을 고찰하고, 철근콘크리트공사 수량산출 견적 지침 및 기준을 분석하며, 기존 견적 방식과 BIM기반 견적 방식에 대해 비교분석한다. 이를 통하여 BIM기반 견적 업무의 표준 프로세스를 수립하고, 콘크리트/거푸집/철근 견적모델의 작성 및 수량산출 기준을 도출하며, 철근콘크리트공사 BIM기반 수량산출 및 견적 업무의 성과물 목록 및 양식을 제시한다. 본 연구를 통해 작성된 BIM 견적 가이드라인은 BIM기반의 새로운 기술환경에 대한 진입장벽을 낮추고, 견적의 정확성 극대화를 통한 원가절감을 실현하며, BIM 업무와 건설산업의 생산성과 부가가치를 증대시켜, 궁극적으로 건설사업 전 생애주기에서 생산되는 정보를 통합 관리할 수 있는 기반을 구축하고 BIM 생태계를 조성하는데 기여할 것으로 기대한다.

BIM 기반 토목 라이브러리를 통한 견적자동화시스템에 관한 연구 (A Study on the Automated Estimating System using BIM based Library)

  • 건설 프로젝트 생애주기 전반에 걸쳐 생성되는 정보를 3차원 모델을 기반으로 관리하는 BIM (Building Information Modeling) 기술은 계획, 설계, 구조해석은 물론 견적 및 3차원 시뮬레이션을 통한 시공계획 등 공사관리 업무를 통합하는 방향으로 발전하고 있다. BIM 기반 견적모델은 3차원 모델의 사용 용도에 따라 상세수준의 차이와 모델정보의 차이를 보이는데, 본 연구에서는 교량 구조물을 대상으로 하여 견적을 위한 모델의 LOD 수준을 파악하였다. 또한 건설정보 분류체계에 적용되는 라이브러리의 클래스를 정의하고 Microstation의 API를 이용하여 클래스의 파라메터를 추출하여 파라메터와 연동되는 Resource의 물량정보를 산출한다. 견적 모델과 상이하게 모델링된 모델에서 하위 모델을 계층화 하고 견적수준으로 병합함으로써 BIM 기반 토목 라이브러리를 통한 견적자동화시스템을 검증하였다.

  • The objective of this paper is to introduce a project on developing Finish Drawing Automation System. The system aims to improve efficiency of the BIM-based estimation, which is realized by automatic derivation of three-dimensional geometry models of the finish details. First, overall workload differences between the drawing-based estimation methods and the BIM-based methods are analyzed. Second, an automated finish detail design method is proposed as a time-saving measure for the BIM-based estimation, as manual modeling accounts for the most time spent in the model-based estimation process. Finally, the proposed system is evaluated using a case of washboard design.

A Methodology of Open BIM-based Quantity take-off for Schematic Estimation of the Frame Work in Early Design Stage

  • Recently AEC industry has required construction automation according to becoming large and complex. Thus BIM-based construction project is increased and used in whole fields of AEC industry. Quantity take-off and estimation fields are important factor for decision-making in conceptual and schematic design stages of construction projects. The purpose of this study improves reliability of the estimation through QTO based on Open BIM. Scope and method to apply QTO is to select conceptual design stage through LoD(Level of Detail) in AEC field and to extract information from BIM model through analysis of IFC structure. This study proceeds three step to make BIM model and check the model quality and calculate QTO. The methodology of QTO using IFC is to verify of result in this study and expects utilizing in design stage of construction projects. The result from this study is expected to decrease the risk factor and time of estimation in the project early phase through improving reliability of schematic estimation.

BIM기반 물량 및 내역정보 생성을 위한 내역서 개선방안 (Improvement of BoQ Documents for the BIM based Quantity Takeoff)

  • It is very important to estimate accurate construction total cost needed early in the project. In the initial phase of the design, the project cost estimates are determined by total quantity from design documents and the variables that affect the calculation of the total cost of the project. In order to determine accurate total construction cost, the contractor has to produce detailed quantity information based on the drawings and specifications. The process of preparing quantification and cost estimation documents is still being worked out manually, and a lot of errors have been occurred in many cases. Recent advances in information technology have led to the BIM based quantity takeoff and cost estimation. However, there are some limits to the extent to which the current specifications for BoQ documents are computed from BIM model. This research analyze the current BoQ cases and analyze how to make quantity takeoff possible through BIM. The study defined five levels of quantity category that could be produced by BIM. Only about 40% or indirectly usable items can be used when information is extracted to BIM modelling. This is very insufficient to fill out the BoQ. The BoQ document structure quantity takeoff specifications should be simplified in order to BIM based cost estimation more efficiently.

BIM기반 견적 모델링 데이터 신뢰성 향상을 위한 연구 (A Study of BIM based estimation Modeling data reliability improvement)

  • 최근 건설 산업에서 이슈가 되고 있는 BIM의 신뢰성을 판단하기 위한 방안으로 BIM 품질 검증 방안이 대두되고 있다. 그러나 현재 BIM 품질 검증은 부재간의 간섭체크, 공간 배치 등 3D Model을 검토하는 것에 국한되어 있으며, 구조, 설비, 견적과 같은 각 분야별 BIM기반 작업 결과물의 검증 방안은 부재한 실정이다. 특히 BIM기반 견적분야에서는 수량 산출의 근거인 산출식이 출력되지 않아 BIM기반 물량산출 결과물을 신뢰하지 못하는 현상이 발생하였다. BIM기반 견적 작업 결과물의 신뢰성을 향상시키기 위해 제조업에서 정의하고 있는 신뢰성 개념을 분석하고, 다년간 BIM기반 물량산출 수행 경험을 토대로 BIM기반 견적 또는 물량산출 작업의 신뢰성에 영향을 미치는 요인을 도출한 결과, 모델링 방법 및 BIM Tool의 특징에 따라 BIM기반 물량 데이터가 달라지는 것을 알 수 있었다. 따라서 본 연구에서는 BIM 기반 견적 모델링 시 모델링 방법에 따른 결과값의 분석과 IFC 파일 교환을 통해 데이터의 신뢰성을 높이는 올바른 모델링 방법 및 데이터 검증 방안을 제시하고자 한다.

Schematic Estimation Process using Architectural Object BIM Library

  • The construction industry has been evolving with the development of information technology. According to this trend, the current industry changes from 2d drawings to Building Information Modeling(BIM). Current studies on the BIM-based estimation have problems such as Quantity Take-Off(QTO) specificity toward a particular software, the uncertainty of the amount in accordance with the model quality. These studies focus on QTO based on BIM rather than schematic estimation. In addition, studies on the connection with the QTO and unit cost for schematic estimation are insufficient. The purpose of this study is to propose schematic estimation process by utilizing construction codes and QTO in architectural object BIM libraries. Construction codes are classified in detail in order to input codes inside each. This study has connected unit cost and construction classification codes that obtain from BIM model. The results of this study will be helpful in decision-making and communication for schematic estimation of the design phase. It will improve the efficiency and reliability problems of existing schematic estimation.

도로분야 BIM 라이브러리를 활용한 실적공사비 산정모델 구축 (An Estimation Model of Historical Cost Using BIM Library for Road Project)

  • Currently, a BIM-based quantity takeoff (QTO) system is mainly focused on architectural projects. To perform this, diverse quantity takeoff methods such as an object-based automatic quantity takeoff, manual quantity and base functions of calculation have widely been utilizing. However, since BIM library for road projects includes structural elements associated with alignment, it is necessary to establish cost estimation system interlocked with historical cost using 3D library by each unit length. Accordingly, the aim of this study is to develop cost estimation model with using a historical cost approach so that it can be utilized in construction planning based on the BIM library for road projects. For this, based on the BIM library for road, the standardized quantity is estimated, and a process for calculating historical cost and a verification model with a 5D simulation was developed by mapping a WBS code with each BIM library object. This can be applied during the approximate cost estimation process in a project planning and an initial design phase for road projects. Besides, it is expected that these results will be utilized in constructing an optimal historical cost estimation process for project libraries.

Open BIM-based quantity take-off system for schematic estimation of building frame in early design stage

  • Since construction projects are large and complex, it is especially important to provide concurrent construction process to BIM models with construction automation. In particular, the schematic Quantity Take-Off (QTO) estimation on the BIM models is a strategy, which can be used to assist decision making in just minutes, because 70-80% of construction costs are determined by designers' decisions in the early design stage. This paper suggests a QTO process and a QTO prototype system within the building frame of Open BIM to improve the low reliability of estimation in the early design stage. The research consists of the following four steps: (1) analyzing Level of Detail (LOD) at the early design stage to apply to the QTO process and system, (2) BIM modeling for Open BIM based QTO, (3) checking the quality of the BIM model based on the checklist for applying to QTO and improving constructability, and (4) developing and verifying a QTO prototype system. The proposed QTO system is useful for improving the reliability of schematic estimation through decreasing risk factors and shortening time required.

BIM모델 속성정보를 활용한 상세설계단계에서의 철근 수량산출 자동화 방안 - 기둥 철근 수량산출 중심으로 - (Automation of Rebar Quantity Estimation in the Detailed Design Stage Using BIM Model Properties - Focused on the Calculation of Column Reinforcement Quantity -)

  • This study aims to simplify the rebar quantity estimation process during the detailed design stage of buildings by addressing identified issues in the existing rebar quantity estimation process and establishing a BIM-based simplification method. To validate the applicability of the proposed method, it was applied to a case study of 'K' High School, with the results compared to rebar quantities from shop drawings to assess usability in real projects. It showed an error rate of 1.4% for SHD22S and 2.63% for HD10 among the types of rebar used in the case model. SHD22S, used as the main rebar in the columns, exhibited this error due to differences in the calculation method for splice and anchorage lengths. HD10, used as stirrup rebar in the columns, showed errors due to the omission of hook length considerations in the simplified estimation formula. Although these discrepancies resulted in cumulative errors of 10 to 20 meters, the error rates of 1.4% and 2.63% respectively fall within the generally accepted rebar overage rate of 5%, suggesting that this method is sufficiently accurate for quantity estimation during the detailed design stage. This study presents a method for efficiently estimating rebar quantities based on BIM during the detailed design stage. While traditional 2D quantity estimation and BIM-based methods often suffer from inefficiencies due to repetitive tasks and high modeling complexity, the proposed method assumes BIM models at LOD200, which are less complex and automate most of the structural information required for rebar quantity estimation, thereby reducing repetitive tasks. However, to further minimize errors, especially those related to hook and anchorage length calculations, additional research is needed to refine the estimation process and expand its applicability to the entire building's rebar quantity estimation.
