발주처 관점의 시설물 생애주기 관리를 위한 BIM 기반 건설 프로젝트 사례 분석 (BIM based Construction Project Case Analysis for Facility Life Cycle Management from the Perspective of the Client)

  • From the perspective of the client, the value of information for use in facility management is very low at the point of use. This is because the facility owner, who is a non-professional, cannot accurately request necessary information from the perspective of long-term facility life cycle management. The purpose of this study is to define the information necessary for facility management and to analyze the project operation method to procur this information to the client using BIM. To this end, this study analyzed the role of client and contractor, project delivery process, standards, and submissions in the BIM-based procurement area through USACE Air Force Hospital project case analysis. As a result of the analysis, if the client, who is the subject of facility operation, defines in advance the type and input method of necessary information in the operation stage, the client can receive the BIM optimized for operation from the contractor. The results of this study can be used to establish standards for receiving information necessary for establishment of procurement process and facility management of public institutions considering BIM introduction.

  • As AEC(architecture, engineering and construction) industry becomes larger and more complex, much information is going into each part and phase. Therefore, the existing building design process has to change and collaboration is emphasized among participants in various fields. The purpose of this study is to compare and analyze existing building design process and integrated building design process based on BIM using a IDEF0 methodology. And then, it establishes a desirable domestic integrated building design process application plan focusing on the design phase of domestic cases. As a result of analysis, flowing conclusions are included ; Firstly, problems occur on the existing building design process that are accomplished with focusing on the outcome. It makes much errors because of 2D-based information. Another problems is that collaboration doesn't go on smoothly. But, integrated building design process is accomplished with the collaboration and the coordination which pursues change and perfects cooperation. Secondly, BIM is a process of effecting optimum integrating, re-using information, and expense reduction throughout the life-cycle of a building. Moreover, it establishes a basis for the integrated building design process to build a collaboration system.

  • For decades, the productivity issue has been a primary concern for the all stake-holders who participate in domestic construction industry. Especially, between a whole life cycle of building, the construction phase's productivity problem makes or break the entire project. In this respect, the general construction company, who accept the order and construct the building(so called General Contractor), should consider various strategies, such as schedule management, cost management, quality management, inner-crew management, etc., for the productivity improvement., and almost of these management methods have been studied for a long time. But, the researches and studies about the specialty contractor, who construct the building directly in construction site were not sufficiently complete yet. This research begins as an idea which tries to apply the BIM(Building Information Modeling) into the tasks of Specialty contractors for their productivity improvement. And for the effective application of construction BIM to specialty contractors, establish of the BIM project execution plan for them, not the fragmentary adoption of BIM. Therefore, in this paper, we develop the BIM project execution plan for the reinforced concrete companies who conduct the framework construction which located on CP(Critical Path) Especially, we model the "Construction BIM Use List for the RC Work", "BIM Application Master Process" and "BIM Application Detailed Process", and general contractor who use these BIM uses list and process models can manage various specialty contractors about schedule, cost, earned value, quality, safety and environment management systematically.

  • Building Information Modeling (BIM) encourages effective information share and utilization among project participants during entire life cycle of facility. This paper presents a method that keeps track of the historical quality records involved in construction operations and facilitates using BIM. The method is coded into BIM based Quality Record Traceability (BIM-QRT) System that makes use of historical records obtained from database administrating construction operations. This study is of value to practitioners because the method makes clear the project participants' responsibility relative to the quality of each and every element of the facility. The main objective of this research is to develop an accurate, fully automated method for construction Quality Record Tracking by using a BIM along with construction operations data obtained by information technology. Test cases verify the usability and validity of the methods implemented in the system.

  • In order to apply the BIM technology effectively and efficiently during the life-cycle of project, it is important to deliver a accurate information on BIM from designer, and it should be used effectively at construction or maintenance stage. However, stakeholders have created a new BIM model at each phase in many practise adopting BIM, not used BIM generated in design stage. Because they have different purposes for using BIM, and deliver the BIM model without the sufficient explanation or application.   • BIM and its quantity take-off widely apply to the construction projects and LCCO2 Assessment using the BIM's quantity take-off function can be tried recently. Because BIM modeling programs such as Revit and ArchiCAD do not provide adequate library for LCCO2 Assessment, quantity take-off data should be conversed and applied to Carbon Emission Coefficient using Excel program or manual work. Therefore, the purpose of this research is 1) to propose the Unit Conversion Systems for Carbon Emission Coefficient, 2) to provide basic library sets for BIM based LCCO2 Assessment method, and 3) to apply 11 material library sets on a apartment unit plan modeling to pursue the CO2 emission evaluation of the material production in the process of LCCO2 Assessment. Research results showed CO2 emission amount of 458.64kgCO2/m2 from the apartment unit plan modeling.

  • 건설 산업은 각 단계별 업무 프로세스의 분절 및 프로젝트 관리를 위한 다양한 소프트웨어 등이 업무 단위별로 상이함에 따라 단계별로 생성되는 다양한 데이터의 누락이 발생하며, 효과적인 공유 및 이를 활용한 신속한 의사결정 등에 한계를 보이고 있다. 또한 이로 인한 잦은 설계 변경 등의 문제가 발생하고 있다. 이 같은 문제점을 해결하기 위하여 프로젝트에 참여하는 다양한 주체들 간의 협업 및 원활한 정보 공유의 중요성이 대두되고 있다. 따라서 본 연구는 이와 같은 문제를 해결하귀 위하여 BIM(Building Information Mode1ing)으로 지칭되는 3D 기반의 정보 체계와 동시 공학(CE, Concurrent Engineering) 개념을 바탕으로 제조업 등에서 활발히 사용되고 있는 PLM(Product Life cycle Management) 시스템을 건설 산업 특성에 적합한 형태로 벤치마킹하여, 건설 프로젝트 통합의사결정 지원 체계(Construction Project Life-cycle Management) 구축을 위한 CPLM의 프로세스 모델 및 시나리오를 제시하고자 한다.

  • Existing construction industry is composed of several processes with various characteristics. The tendency of current construction industry is getting complicated and diversified; it has limitation to solve problems through existing processes. As a problem-solving method, BIM (Building Information Modeling), environment to manage building life cycle from design and construction to management, is being suggested. Currently, BIM is only focused on technology development by engineers, and the automation of architectural theories is insufficiency except architectural design modeling. Therefore, this research aims to back up theses drawbacks through intellectual curtain wall arrangement by using musical proportions. In order to apply to construction automation, analysised of musical proportions method are performed. The BPMN-based Process Map is listed to develop IDM for the application to BIM Software.

  • In this article, we look at the application of BIM (Building Information Modeling) in sustainable infrastructures. In response to global warming, energy shortages, and environmental degradation, people are trying to build eco-friendly, low-carbon cities and promote eco-friendly homes. A "green" building is the entire life cycle of a building that includes maximizing the conservation of resources (energy, water, land, and materials), protecting the environment, reducing pollution, providing people with healthy, comfortable, and efficient use of space, and establishing harmony between nature and architecture. In the field of ecological and sustainable buildings, BIM modeling can be integrated into buildings with analog energy, air flow analysis, and solar building ecosystems. Using BIM technologies, you can reduce the amount of waste and improve the quality of construction. These technologies create "visualization" of digital building models through multidimensional digital design solutions that provide" modeling and analysis "of Scientific Collaboration Platforms for designers, architects, utility engineers, developers, and even end users. Moreover, BIM helps them use three-dimensional digital models in project design and construction and operational management.

  • Cost segregation helps reduce tax liabilities by reclassifying real property to personal property and accelerates tax depreciation of a property. A typical cost segregation study requires much time and high costs. This study proposed a BIM integrated cost segregation process that can be applied to any commercial building project. The proposed BIM-based cost segregation process was verified in a new commercial construction project. It approved that this approach can: (1) increase the cash flow for the owner and provide assistance to tax-paying enterprises; (2) enable the contractor to use it as an added value in the bidding process; (3) realize data sharing in a common platform to improve the cost segregation study efficiency and reduce costs and errors; (4) contribute to the asset management in the life cycle of buildings while filling in the blank of cost segregation process. Future studies will focus on the automation of cost segregation and asset management in building construction's life cycle.
