  • 건설공사에서 토공사가 차지하는 비중은 타공종에 비하여 높다. 즉 건설공사의 생산성을 향상시키기 위하여 토공사를 중점적으로 관리하는 일은 매우 중요하다고 할 수 있다. 그러나 현재의 토공 시스템은 굴삭 조종자와 현장 계획 관리자의 경험적 지식에만 의지하여 토공 계획을 수립하고 있는 실정이며, 또한 노동 집약적 토공작업의 한계를 벗어나지 못하는 현실로 인하여 토공사를 관리함에 어려움이 있다. 이러한 당면 과제를 극복하고자 BIM 기반의 토공 시스템에 대하여 소개하고자 한다. 본 논문에서는 굴삭 장비와 연계하는 토공 계획과 운영 자동화 시스템에 대하여 주로 다루게 된다. 굴삭 작업 계획 생성 시스템, 장비 조종 인터페이스, 웹 기반 Project Management Information System(PMIS)이 개발되는 과정에서 적용된 BIM 요소기술에 대하여 살펴본다.

3D BIM-based Building Energy Efficiency Solution for Carbon Emission Reduction (탄소저감을 위한 3D BIM 기반 건물 에너지 효율화 방안)

  • This study deals with the BIM (Building Information Modeling)-based energy performance analysis implemented in EnergyPlus. The BIM model constructed at Revit is updated at Design Builder, adding HVAC models and converted compatibly with the EnergyPlus. We can obtain the input values about HVAC system and building environment such as HVAC system efficient, the number of air changes and energy consumption of equipment on applying GAs (Genetic algorithms). After modification about HVAC system, Optimization about HVAC system energy consumption can be analyzed. In order to maximize the building energy performance, a genetic algorithm (GA)-based optimization technique is applied to the modified HVAC models. Throughout the proposed building energy simulation, finally, the best optimized HVAC control schedule for the target building can be obtained in the form of "supply air temperature schedule". Throughout the supply air temperature schedule is applied to energy performance simulation, we obtained energy saving effect result on simulation.

  • Recently more and more construction projects have become high-rise, complex and intelligent. Accordingly, such projects require an integrated management system for tasks, with a lean approach to construction with work processes for management and productivity. In particular, Construction Information Technology (CIT) fields are concerned with Building Information Modeling (BIM), which represents the process of generating and managing building data during its life cycle. Constructability research has progressed for the project goal which is a cost-time-quality of optimization by integrated construction knowledge and experience. However, the current constructability process has not been performed efficiently, as the existing 2D drawings and papers lack consistent and accurate information, it is difficult to share the contents of work, and the use of information is inefficient. This study proposes that the reformation and enhancement of BIM-based constructability work process can lead to brilliant performance in the framework of the construction phase through achieving collaboration between the design team and the workers at the site.

BIM-based Property Management by Linking Maintenance with Financial Data for Commercial Building Projects

  • For a commercial building, property managers play an important role in maximizing the benefit by reducing cost and increasing revenue in the operation and maintenance phase of the building. However, most of property managers are spending their time in monitoring facility managers who have little impact on cost reduction and maximization of operating profit. The industry practitioners have difficutlty in increasing the efficiency of thier work due to this work environment. In addition, both property managers(PMr) and facility managers(FMr) are dependent on the paper drawings and manuals, which can worsen the inefficiency and human errors are inevitable. This study aims to contribute to improvement of the current practice by developing a novel algorithm that autmatically links the facility information with 3D model, which can provide an efficient property management for commercial buildings.

  • About 30% of the total annual energy consumption on the earth is used in the architectural activities, including construction, maintenance management, and demonstration of a building. Also, 40% of the natural resource consumption, 50% of $CO_2$ emissions, and 20%~50% of industrial waste emissions are produced from a building. Unfortunately, the percentage of its energy consumption is staidly increasing year by year, about 8% every year, and it recently causes a sustainable architectural concept to come to the fore globally. Indeed, the importance of the sustainable architecture is increasingly becoming a worldwide trend. BIM(Building Information Modeling) is considered a new paradigm and a powerful method in building design, construction and maintenance. BIM has characteristics similar to a building's systems. All of the components in a model have a parametric relationship to each other. Understanding and capitalizing on these interrelationships typically takes numerous iterations that span multiple projects. Optimizing the integrated strategies and technologies for a high-performance, sustainable design requires a continual look at understanding how they work together to deliver the best potential. Throughout all of these concepts, we are going to be using a variety of tools that revolve around a BIM model. Some of the tools will require a heavier use of BIM than others, but all of them will utilize the model geometry you've created as part of your design. This study presents importance and validity of energy performance analyzation in the pre-design phase for the sustainable architecture with the support of Building Information Modeling (BIM) technology.

Building Information Modeling for Temporary Structure Planning and Safety Analysis (BIM을 활용한 가설물 계획 및 안전 관리)

  • The entire construction safety is significantly influenced by proper uses of temporary structures. However, in current practices, temporary structures are used without sufficient planning and analysis on their impact on safety. Consequently, problems in worker safety and loss of productivity are frequently caused related to temporary structures. This paper introduces an approach that uses Building Information Modeling (BIM) to automatically create temporary structures as part of construction plans and identifies potential safety hazards related to the temporary structures. In this study, the type of temporary structure is limited to scaffolding. Automation algorithms were developed and applied to (1) analyze daily construction site conditions (2) create required scaffolding objects, and (3) identify potential safety hazards related to scaffolding. A case study using a real-world construction project demonstrated that scaffolding objects were properly created based on user-input and potential safety hazards were successfully identified without human intervention.

  • BIM technologies based on three-dimensional parametric solid modeling can provide building industries with a wide range of information, and then enable not only to automate architectural drawings, detect clashes between building components, and estimate building materials, but also to manage effectively architectural and engineering information about building spaces, structures, energy, just-in-time delivery, facility management, and code checking. This paper presents an implementation to extract geometric data from IFC files, and validates the system with simple and complex buildings.

  • This paper presents an automated construction quality nonconformity control method. Existing quality control process are confined attributed to the dependence on human quality personnels. They are inefficiency for continuos quality improvements and may cause project schedule delays when any nonconformity is handled timely fashion. For sure, It is important to identify the add hoc quality nonconformity control processes and to implement them into an automated system that controls its' work-flow. It would be desirable to develop the construction project quality nonconformity control system using Building information modeling(BIM) and Information and Communications Technologies(ICT). It may provide an effective platform to prevent quality issues that exist in the existing quality management practice.

  • This paper discusses on implementation methods for providing data exchange capability of the Construction Project Lifecycle Management System (CPLM). Because most information media currently used in the construction industry are computer files, the system must be capable of handling various file types; however, The goals of PLM cannot be achieved if the contents of the files are communicated freely, which can only be achieved using a standardized information model that has comprehensive coverage of all information produced within the projects (i.e., a BlM). Several methods of adopting the model are investigated here, and a transitional implementation method for K-IFC is suggested, in which a file-based exchange backed by the BlM can evolve into object-level transactions of the BIM with not only advanced data integrity and security, but also improved communications between the project participants.

  • As large-scale building projects have recently increased for the residential, commercial and office facilities, construction costs for these projects have become a matter of great concern, due to their significant construction cost implications, as well as unpredictable market conditions and fluctuations in the rate of inflation during the projects' long-term construction periods. In particular, recent volatile fluctuations of construction material prices fueled such problems as cost forecasting. This research develops a time series model using the Box-Jenkins approach and material price time series data in Korea in order to forecast trends in the unit prices of required materials. Building information modeling (BIM) approaches are also used to analyze injection times of construction resources and to conduct quantity take-off so that total material prices can be forecast. To determine an optimal time series model for forecasting price trends, comparative analysis of predictability of tentative autoregressive integrated moving average (ARIMA) models is conducted. The proposed BIM-based time series forecasting model can help to deal with sudden changes in economic conditions by estimating material prices that correspond to resource injection times.
