SCHEMATIC ESTIMATING MODEL FOR CONSTRUCTION PROJECTS -USING PRICIPLE COMPONENT ANALYSIS AND STRUCTURAL EQUATION METHOD

  • In the construction industry, Case-Based Reasoning (CBR) is considered to be the most suitable approach and determining the attribute weights is an important CBR problem. In this paper, a method is proposed for determining attribute weights that are calculated with attribute relation. The basic items of consideration were qualitative and quantitative influence factors. These quantitative factors were related to the qualitative factors to develop a Cost Drivers-structural equation model which can be used to estimate construction cost by considering attribute weight. The process of determining the attribute weight-structural equation model consists o 4 phases: selecting the predominant Cost Drivers for the SEM, applying the Cost Driers in the SEM, determining and verifying the attribute weights and deriving the Cost Estimation Equation. This study develops a cost estimating technique that complements the CBR method with a Cost Drivers-structural equation model which can be actively used during the schematic estimating phases of construction.

  • Due to the diversification and complication of construction projects, controlling risks from the early design-planning phase gives huge impact on success of the construction project. As a part of managing uncertainties it is also important to estimate the project cost several times. Especially, estimating project cost in the early stage gives effects on making a budget for projects. This study estimated the apartment project cost using case-based reasoning(CBR), which is the process of solving new problems based on the past problems. For this, we deduced the apartment cost influence factors which can be gathered in the early stage of project. Based on the factors we established the database for apartment project and calculated the attribute value, attribute similarity and case similarity. Although we retrieve the most similar case from the database, it is very hard to utilize it directly due to the uniqueness of each project. So, Genetic Algorithm(GA) was applied in revising the cost of the retrieved-case. Therefore, the accuracy of the prediction was improved by GA optimization.

A Study on Attribute of Water and Exhibition Composition - Focused on Four-major River Water Culture Pavilion in Korea - (물의 속성과 전시연출에 관한 연구 - 4대강 물문화관을 중심으로 -)

  • Water Culture Pavilion was constructed as a part of dam construction and Four-major rivers restoration projects, which have the purpose to prevent damage of natural disaster, localized heavy rain and drought, and has several functions; promotion, education and region culture community. Exhibition space in this culture pavilion should have the excellent connection of various media, contents, and exhibition space because of limited space. The purpose of this study is to analyze flows, continuation and connection of exhibit space with the perspectives of the attribute of water and to suggest various content things, technical, spatial types. This study targets Four-major rivers Water Culture Pavilion in Korea and suggests exhibition presentation methods as analyzing contents, media and constituent of exhibition space for each pavilion exhibition. The result of this study is as follows : First, the circulation is common expressed attribute of water in these four water culture pavilion. The reason is that there is a connection between Four-major rivers restoration projects and the physical attribute of water circulating the steps of evaporation, condensation and precipitation. Second, each pavilion presents circulative solid exhibit, circulative background exhibit, circulative reflective exhibit based on circulation. These three types of exhibition is related the floor separation. Third, each pavilion exhibit zone shows the most circulation, solid, background, reflexibility through educational contents and promoting contents by using graphic, video, sound media.

  • The performance measurement of construction projects has traditionally been evaluated as a prerequisite for successful project completion. Considering this importance, the UK and the US are operating quantitative performance measurement systems for construction projects. However, in the case of Korea, there is a limit to the use of existing methods due to the limitation of data collection. Recently, in consideration of the domestic situation, research is being conducted to measure the quantitative performance of a project by using big data including progress and project attribute information. Therefore, this study aims to present the design direction of a performance monitoring system using Quality Function Deployment.

Feasibility Analysis of Introducing CM at Risk Delivery Method to the Korean Public Construction Industry by Analyzing Attributes of the Projects (대상공사의 특성요인 적합도 분석에 의한 공공부문 'CM at Risk 방식' 도입의 타당성 분석)

  • A high degree of management skills and functions is essential to the success of construction projects. While the various construction management delivery methods have been realized as the solutions, Korean government is planning to introduce 'CM at Risk Method' to the public construction projects. However, even if its effect has been verified successful in the international market, it must be considered before legally adapting the method that it would be suitable to our public sector, In this respect, the purpose of this study is to evaluate and analyze feasibility of 'CM at Risk Method'. In order to do that, 15 attributes of construction projects were found, which were suitable to 'CM at Risk Method' in general, 'CM at Risk-GMP Method', and 'CM at Risk-Cost Reimbursable Method' and suitability of each attribute to each of 9 categories of public construction facilities was evaluated by questionnaire survey to CM specialists. Results showed that 'CM at Risk Method' might not bring improper effect to the industry but due to the characteristic of public sector, the effect would be very limited.

  • The 3D objects far representing artificial element in building project can be easily organized in 4D system. However, the civil engineering projects need a composing technology of irregular triangulate network because the projects generally include earthwork of large scale that consists of cutting, filling, and excavating work. It Is very difficult to represent earthwork status as 3D object type because the earthwork in highway or railway projects is being progressed on the natural geographical features. That is, a composing technology of irregular triangulate networks necessary function to simulate natural site condition as 3D object in 4D system. This study suggests a new composing technology of irregular triangulate network that 3D objects can be automatically generated by attribute in each layer.

A Method of Assigning Weight Values for Qualitative Attributes in CBR Cost Model (사례기반추론 코스트 모델의 정성변수 속성가중치 산정방법)

  • For construction projects, the importance of early cost estimates is highly recognized by the project team and sponsoring organization because early cost estimates are frequently a foundation of business decisions as well as a basis for identifying any changes as the project progresses from design to construction. However, it is difficult to accurately estimate construction cost in the early stage of a project due to various uncertainties in construction. To deal with these uncertainties, cost estimates should be made several times over the course of the project. In particular, early cost estimates are essential process for successful project management. For accurate construction cost estimates, it is necessary to compare cost estimates with actual costs based on historical project data. In this context, case-based reasoning (CBR), which is the process of solving new problems based on the solutions of similar past problems, can be considered as an effective method for cost estimating. To obtain this, it is also required to define the attribute similarities and the attribute weights. However, no existing method is capable of determining attribute weights of qualitative variables. Consequently, it has been a well-known barrier of accurate early cost estimates. Using Genetic Algorithms (GA), this research suggests the method of determining the attribute weight of qualitative variables. Based on building project case studies, the proposed methodology was validated.

Development of Model Requirements Checklist for Utilizing BIM in Construction Phase - Focused on the MEP - (시공단계 BIM 활용을 위한 모델 요구조건 체크리스트 개발 - MEP를 중심으로 -)

  • The application of BIM that can manage and integrate information generated during the entire life cycle of buildings in domestic and overseas construction projects is becoming active. When BIM is utilized in the construction phase, it can shorten the construction period, reduce the occurrence of reworks and improve collaboration capability. However, there are limitations in applying BIM to the construction phase due to the insufficient definition level of domestic BIM guidelines and inadequate design standards. In this regard, this study developed BIM model requirements checklist for the application of BIM in the construction phase. To develop the checklists, 21 domestic and overseas BIM guidelines, three public construction projects and four private construction projects to which construction BIM was applied, were analyzed. Based on the guidelines and cases, a total of 62 construction BIM model requirements (31 model objects and 31 attribute rules) and proposed construction BIM model requirement checklists by dividing the 61 requirements according to the requirement and purpose for utilization were identified. It is expected that the practical applications of the checklists proposed in this study will improve the level of BIM model in construction phase. In addition, this study has its significance as a basic research that can be used in the development of standardized guidelines for BIM model in construction phase from academic aspects.

A Stochastic Simulation Model for Estimating Activity Duration of Super-tall Building Project

  • In super-tall building construction projects, schedule risk factors which vertically change and are not found in the low and middle-rise building construction influence duration of a project by vertical attribute; and it makes hard to estimate activity or overall duration of a construction project. However, the existing duration estimating methods, that are based on quantity and productivity assuming activities of the same work item have the same risk and duration regardless of operation space, are not able to consider the schedule risk factors which change by the altitude of operation space. Therefore, in order to advance accuracy of duration estimation of super-tall building projects, the degree of changes of these risk factors according to altitude should be analyzed and incorporated into a duration estimating method. This research proposes a simulation model using Monte Carlo method for estimating activity duration incorporating schedule risk factors by weather conditions in a super-tall building. The research process is as follows. Firstly, the schedule risk factors in super-tall building are identified through literature and expert reviews, and occurrence of non-working days at high altitude by weather condition is identified as one of the critical schedule risk factors. Secondly, a calculating method of the vertical distributions of the weather factors such as temperature and wind speed is analyzed through literature reviews. Then, a probability distribution of the weather factors is developed using the weather database of the past decade. Thirdly, a simulation model and algorithms for estimating non-working days and duration of each activity is developed using Monte-Carlo method. Finally, sensitivity analysis and a case study are carried out for the validation of the proposed model.

Productivity Obstacle Factors Analysis For The Overseas Chemical Plant Utilizing The Revised IPA (수정 IPA를 활용한 해외 화공플랜트 생산성 저해요인 분석)

  • The total amount of overseas plant orders obtained by Korean construction companies in 2015 decreased by approximately 51% from the previous year. While a chemical plant sector has the highest portion of the plant orders by accounting for 63% of the plant industry, its orders also decreased by approximately 43% in the same year. Recently, plant construction companies in overseas projects have been dominating the engineering sector owing to their advanced technology, experience, and accumulated knowledge. Therefore, measures must be taken to secure the competitiveness of domestic companies in the global plant industry. Especially, productivity management is an important issue to strengthen the national competitiveness with the development of construction technology. As the productivity influences long term growth, we analyze productivity obstacle factors by using the revised IPA, a technique to measure attribute importance and performance. With the identified factors, we suggest improvement plans and measures to enhance productivity of overseas chemical plant projects. This study will help the companies to come up with medium and long term measures by discussing results and implications it provides.
