Activation Plan of the Post-Construction Sales through a Perception Survey of Seoul Citizens and Experts

  • Purpose: The purpose of this study is to suggest the activation plan of the post-construction sales through the results of a survey on the perception of Seoul citizens and experts. Research design, data and methodology: The purpose of this study is to suggest the activation plan of the post-construction sales through the results of a survey on the perception of Seoul citizens and experts. Results: According to a survey of Seoul citizens' perceptions, 76.7% of Seoul citizens were well aware of post-construction sales and recognized that post-construction sales would reduce pre-sale speculation and confusion in the real estate market. Second, 73.6% of Seoul citizens were willing to buy houses through post-construction sales, and third, 79.6% of Seoul citizens recognized that a post-sale system was necessary. Experts' opinions generally responded to the expansion of the introduction of post-construction sales, saying, 'It is necessary for both the public and the private sectors'. Second, while experts say that there are also positive effects, negative effects such as polarization centered on large corporations, an increase in sales prices, and a decrease in housing supply are also concerned. Third, experts responded that 'diversification of financing methods' is the most important task in revitalizing the post-sale system. Conclusions: The policy implications are that it is necessary to mandate the post-construction sales in the long term, and that the quality assurance system needs to be supplemented even if the sale is promoted post-construction sales. In addition, private participation is essential to revitalize the post-construction sales, and government support such as initial financing, low-interest rates, and various financing measures should be sought to expand private participation.

논산 개태사지의 국가문화재적 가치 및 종합정비방안 수립에 관한 연구 (Study of the Value of National Cultural Heritage in the Gaetaesa Temple Site, Nonsan and the Establishment of an Integrated Maintenance Plan)

  • 본 연구의 목적은 논산 개태사지의 현황과 국가문화재적 가치를 분석하고, 국가지정문화재 지정을 위한 명칭, 허용기준 등을 설정하여 이를 바탕으로 종합정비방안과 사업추진 및 관리운영계획을 제안하는 것이다. 논산 개태사지는 전례 없는 진전을 갖추고 있으며, 유구 자체의 잔존상황도 비교적 양호한 편으로 추후 시 발굴조사를 지속적으로 진행하여 논산 개태사지의 문화재로서의 품격을 격상시킬 필요가 있다. 또한, 개태사지는 보물급의 문화유산을 반출하고, 역사적 문화적 가치가 우수하기 때문에 도지정문화재가 아닌 국가지정문화재로 지정하여 체계적으로 관리할 필요가 있다. 이에 따라 본 연구는 고문헌, 고지도, 관련 학술논문 및 서적 등 문헌고찰을 통하여 논산 개태사지의 연혁, 역사적 사실 확인을 하였으며, 논산 개태사지 내에서 발굴된 유구 및 유적, 건물지 등 현황을 파악하기 위하여 1986년 1차 발굴조사 이후 6차까지 진행된 시 발굴조사결과를 참고하였다. 또한, 역사적, 유물적 유적 등으로 구분하여 논산 개태사지의 가치를 분석하여 논산 개태사지의 범위와 국가지정문화재(사적) 문화재구역(안)을 설정하였다. 이를 바탕으로 논산 개태사지 종합정비방안과 사업추진 및 관리운영 계획을 제안하였다. 추후 지속적인 시 발굴조사를 진행하고, 토지매입을 위한 주민의견 등을 반영하여 종합정비방안과 사업추진 및 관리운영 방안을 보완해야 하며, 본 연구에서 제안하는 사업은 특성상 사업비가 많이 소요되므로 향후 단계별 연차별 사업추진 계획이 세부적으로 수립되어야 할 것이라 판단된다.

수도사업자의 경영환경을 고려한 상수도관망 적정 유지관리비 산정 모델 개발 연구 (The developing optimum maintenance cost model for water pipe network by waterworks business characteristics)

  • For the asset management of a water pipe network, it would be necessary to understand the extent of the maintenance cost required for the water pipe network for the future. This study would develop a method to draw the optimum cost required for the maintenance of the water pipe network in waterworks facilities to maintain the aim revenue water ratio and to achieve the target revenue water ratio, considering the water service providers' waterworks condition and revenue water ratio comprehensively. This study conducted a survey with 96 water service providers as of the early 2015 and developed models to estimate the optimum maintenance cost of the water pipe network, considering the characteristics of the water service providers. Since the correlation coefficient of all the developed models was higher than 0.95, it turned out that it had significant reliability, which was statistically significant. As a result of applying the developed models to the actual water service providers, it was drawn that increasing revenue water ratio to more than a certain level can reduce the maintenance cost of the water pipe network by a great deal. In other words, it is judged that it would be the most efficient to secure the reliability of waterworks management by increasing the short-term revenue water ratio to more than a certain level and gradually increase the revenue water ratio from the long-term perspective. It is expected that the proposed methodology proposed in this study and the results of the study will be used as a basic research for planning the maintenance of water pipe network or establishing a plan for waterworks facilities asset management.

  • 소프트웨어 시장은 다양한 산업의 융합과 함께 적용분야의 경계가 없어지고 융합분야의 제약이 사라졌다. 소프트웨어의 요구사항은 다변화하고 빠른 주기로 소프트웨어 요구사항을 재구성하기를 원하고 있다. 요구사항의 다양한 변화는 기술적으로 수용되어야 하기 때문에 소프트웨어의 생산성에 대한 효율을 높이기 위한 다양한 방법과 표준에 대한 연구, 그리고 이를 위해 소프트웨어를 정형화하여 생산할 수 있는 방법이 필요하다. 본 연구에서는 선행 연구에서 최적화한 자산의 활용을 위해 재구성 가능한 소프트웨어 자산을 적용하였을 때 개발자의 특성과 환경에 따라 자산의 구성에 대한 재사용성과 복잡도가 어떻게 나타나는지 연구하였다. 이때 개발자의 특성에 따라 나타나는 사용성과 자산 구성방법에 따른 복잡도의 변화가 어떻게 나타나는지 측정하였으나 수집 데이터의 한계가 있어 계속적인 데이터 수집으로 측정값의 품질을 확보가 필요하다. 또한 복합 자산의 사용단계에서 컨텍스트 분류의 문제점을 보완하기 위한 지능형 시스템 적용방안이 필요하다.

Exploratory Study on the Process and Checklist Items for Construction Safety Inspection Utilizing Drones

  • The focus of this research was to devise a conceptual methodology for drone usage and to assess the viability of safety checklist items specific to drone application in safety oversight. The appraisal was grounded in a focus group interview involving professionals from construction management and safety fields. The proposed process was segmented into four stages: 1) pre-flight phase for flight plan development, 2) drone flight phase for safety condition inspection utilizing checklist items, 3) post-flight phase for visual asset analysis, and 4) documentation and management phase. Furthermore, the research scrutinized the applicability of 32 distinct safety checklist items for drone operations. The primary aim of this investigation was to probe the possible deployment of drones as part of construction safety inspections at work sites. However, it bears mentioning that subsequent research should strive to gather a more extensive sample size through questionnaire surveys, thereby facilitating quantitative analysis. Administering such surveys would yield more comprehensive data compared to a focus group interview, which was constrained by a limited participant count. In summation, this study lays a foundational groundwork for understanding the potential advantages and challenges associated with integrating drones into construction safety management.

드론영상을 이용한 물체탐지알고리즘 기반 도로균열탐지 (Road Crack Detection based on Object Detection Algorithm using Unmanned Aerial Vehicle Image)

  • 본 연구에서는 대전광역시 주요 간선도로인 유성대로를 대상으로 드론을 통해 취득한 노면 영상데이터를 기반으로 물체탐지알고리즘(Object Detection algorithm) 가운데 Tiny-YOLO-V2와 Faster-RCNN을 활용하여 아스팔트 도로노면의 균열을 인식, 균열유형을 구분하고 실험 결과차이를 비교하였다. 분석결과, Faster-RCNN의 mAP는 71%이고 Tiny-YOLO-V2의 mAP는 33%로 측정되었으며, 이는 1stage Detection인 YOLO계열 알고리즘보다 2Stage Detection인 Faster-RCNN 계열의 알고리즘이 도로노면의 균열을 확인하고 분리하는데 더 좋은 성능을 보인다는 것을 확인하였다. 향후, 드론과 인공지능형 균열검지시스템을 이용한 도로자산관리체계(Infrastructure Asset Management) 구축방안 마련을 통해 효율적이고 경제적인 도로 유지관리 의사결정 지원 시스템 구축 및 운영 환경을 조성할 수 있을 것이라 판단된다.

수량화II류이론을 활용한 상수도관로의 안전성 평가 모델 개발 및 적용성 평가 연구 (A Study on the Development and Applicative Estimation of Safety Evaluation Model for Water Supply Pipelines using Quantification Theory Type II)

  • Owing to time and cost constraints, new methods that would make it possible to evaluate the safety of the water supply pipeline in a less time- and cost-consuming manner are urgently needed. In response to this exigency, the present study developed a new statistical model to assess the safety of the water supply pipeline using the quantification theory type II. In this research, the safety of the water supply pipeline was defined as 'a possibility of the pipeline failure'. Quantification analysis was conducted on the qualitative data, such as pipe material, coating, and buried condition. The results of analyses demonstrate that the hit ratio of the quantification function amounted to 77.8% of hit ratio, which was a fair value. In addition, all variables that were included in the quantification function were logically valid and demonstrated statistically significant. According to the results derived from the application of the safety evaluation model, the coefficient of determination ($R^2$) between K-region's water supply pipeline safety and the safety inspection amounted to 0.80. Therefore, these findings provide meaningful insight for the measured values in real applications of the model. The results of the present study can also be meaningfully used in further research on safety evaluation of pipelines, establishing of renewal prioritization, as well as asset management planning of the water supply infrastructure.

  • This study as a demand of reconstruction allows the longevity of the multi complex, analyze the problems and solutions for a long term maintenance planning scheme, and how to save contingency fund to utilize. The major role of the multi complex housing market reflects Positively on our valuable society, provides a better life of environment on top of longevity and for the superior living duality. For a achievement and improvement existing long term maintenance Plan and contingency fund system should be considered as follows. First, shall be expanded more units of house as smaller group. Second, advice from expert shall be reconsidered, eliminated, and protected reorganizing an informal reconstruction planning comparatively legal procedure must be renegotiated and pursued. Third, the fund which saved for the contingency has to clarified as tax free item by government. It's not only mistreated as a limitation of personal asset but also treated as national source Despite of rather compulsive and constructive method must be noticed by whoever owns for, more positive follows, promotion and directing must be able to guide its understanding and adherence of importance and inevitability.

  • Demand-side Management can be defined as'any utility activity aimed at modifying customers' use of energy to produce desired changes in the utility's load shape'. Customers benefit by being able to control energy costs and improve quality of life and become more productive. Utilities benefit from DSM's value as a resource that enhances asset utilization and reduces both fuel costs and environmental emissions. The scope of DSM includes load management through rate schedules and conservation by improving energy effciency and using electricity consumption effectively. This paper study the DSM resource evaluation and customer behavior analysis todesign the DSM Program plan in response to customer needs. We develop basic system dynamics model to analysis the customer behavior based on a survey research. The DSM Program participants in the Hi- efficiency Inverter, Electric motor and efficient lighting applicancies operating by Conservation program 2002 become the survey objects. DSM resource evaluation evaluate firstt the distribution potentialities of each machine and then forecast the degree of diffusion. We apply the system dynamic approach to simulate the dynamic DSM market situation at the domestic beginning. This model will give the energy Planner the opportunity to create different scenarios for DSM program planning. Also it will lead to increased understanding of the dynamic DSM market

체계론에 근거한 주관적 재정안정도에 대한 인과적 모형 (Causal model of Urban Households' Subjective Financial Security)

  • The purpose of this study was to examine causal model of resources and demands, family financial management and subjective financial security among urban households based on system theory. For this purpose, the data were collected by the questionnaire sheets. 455 housewives participated this survey in Seoul. And the data were analyzed by various statistical methods such as Frequency, Percentile, ANOVA, F-test, Pearson's correlation analysis, Multipe Regression Analysis, and Path Analysis. The results of this research were as follows: 1. There were significant differences in the Subjective Financial Security according to resource variables and demand yariables. Those variables were such as housewive's age, education, occupation, househead's occupation, per capita income, aspiration, expectancy, perception of financial progress and relative deprivation. 2. The higher family financial management level, the higher level of Subjective Financial security. And the higher family financial management plan·implement level, the higher level of Subjective Financial security. 3. The lower debt/asset ratio, the higher level of Subjective Financial security. 4. Aspiration, per capita income an financial managemant variables showed direct effect on Subjective Financial security among all variables affecting the urban households' Subjective financial security. While housewive's education level, aspiration, per capita income and husband's occupation affected indirectly on the Subjective Financial security through family financial managemant.
