  • The education of building services field at university is not enough, although the field has become to be very important in architectural engineering. This lack of education is one of the reason that the level of domestic building services field is lower than that in developed countries. Present conditions of related laws, fields of work after graduation and education at university in building services field have been studied, and education conditions have been investigated divided into four-year architectural engineering course and five-year architecture course. Though building services field has become more important at university education, the number of credits and professor of the field is still small than other fields of architectural engineering. More practical curriculums are necessary to meet the expectation of companies, and it will be one of the method to meet it that criteria of curriculum constitution is according to ABEEK(Accreditation Board for Engineering Education of Korea) in more architectural engineering department.

  • This paper aims to identify patterns in users' requests for facility management (FM) services in higher education facilities. We analyzed data collected from 309 service request forms, made available via a department office and an enterprise resource planning system, at a private university in Seoul between May 2009 and February 2015. We found that the number of user requests were the highest in September and October. Requests for electronic and communication (E/C) services outnumbered those for architectural services and mechanical and plumbing (M/P) services. Repair requests for doors and windows were the most common under architectural services; repairs for air-conditioners and radiators were the most commonly under M/P services; and installation of electrical outlets, telephone wires, and internet services were the most sought-after E/C services. Maintenance requests were received every three months, while repair requests were received every six or seven months.

  • In Korea, there are many attempts to automate architectural design tasks, focusing on government-led national R&D projects and private operators, in order to enhance global competitiveness and productivity of the building service industry. However, according to a survey of architectural design office practitioners, only 25% (9 out of 37) have used it, suggesting that there are fewer cases of practical use in the field compared to research and investment in automation technology development, and there are discrepancies between automation and technology development items required in the field. In this study, the priority of automation of planning and design work of architectural design office practitioners is derived, and a comparative analysis is conducted with domestic architectural design automation service items based on the priority. A survey was conducted on practitioners of domestic architectural design offices to derive automation priorities for 19 items of architectural planning and design work. Based on the derived priorities, the degree of reflection of the working-level automation needs of domestic services was confirmed by comparing them with the domestic architectural planning and design automation service items. As a result, it was confirmed that domestic architectural planning and design automation services did not properly reflect the priority of planning and design work automation of architectural design office practitioners. This suggests that it is necessary to reflect the priorities derived in this study in technology development in order to increase the cases of practical use of the automation technology in the working environment and improve the productivity of service.

  • Cloud BIM, which incorporates cloud computing technology and BIM technology, is increasingly used in construction. In particular, the recent trend of cloud services in IT field is to provide customized cloud services according to the characteristics of users. These changes are also linked to the cloud BIM, which is emerging in the construction industry. However, cloud BIM researches and commercial technologies that are currently underway do not reflect these trends, and they provide services through generalized management functions in construction projects. In order to solve these problems, a new type of customized cloud BIM service is needed that can provide cloud services by reflecting the characteristics of the project, customization based on the user's work, and providing the knowledge service. Therefore, this study aims to derive the system requirement function that should be preceded for implementing the customized cloud BIM service, and the target project is selected as the medical facility.

  • Building Information Modeling (BIM) is a nascent technology in Korea, and currently lacks formal guidelines to assist Architectural and Engineering (AE) firms in estimating BIM service fees, while also allowing government agencies to allocate budgets for the rendered BIM services. This research provides a method to estimate costs for BIM services based on the cost-plus pricing framework. The approach requires a generalized estimate of the man hour per floor area data to calculate the direct labor costs. Man-hour data were collected from forty five projects that have implemented BIM. Interpolation of the man-hours was performed to develop a general reference table for 'Type 2' (i.e., public schools and office buildings, etc.) projects. By providing an objective approach for estimating the costs of BIM services, it allows clients and AE firms to agree upon a fair cost for BIM related services, and thus expedite its adoption in Korea.

  • Knowledge-based Service Industry is an industry that creates added value through the production, processing, and use of knowledge. Comparing to other service industries, it is innovation-oriented business endeavors having the characteristics that exert the great influences on other fields. Meanwhile, however, research efforts thereof are yet insignificant. In this study, we analyzed the innovation performance of architectural design office which creates knowledge services, having raised the necessity of innovation of the design office. The innovation performance were classified according to the extent of efficiency of the architectural design office making use of DEA-Tier analysis, and, for those architectural design offices that showed significant differences in efficiency, we presented the case studies of the firms that were substantial benchmarking targets from short, medium, and long-term perspectives.

  • In order to understand interaction between building users' occupant performance and building maintenance performance of maintenance management personnel, actual data from maintenance activities of buildings were analyzed. Also, using building defect customer complaint data reported by building user, satisfaction data on building maintenance services of building users and service response time of maintenance management personnel, a method for evaluating interaction of buildings with the same purpose and same size was proposed. Throughout analysis, average number of occurrences per unit area per year for the mechanical complaints in complex building were presented. In addition, using building users' satisfaction with facility management services, attitude of responding to business obstacles, number of occurrences per unit area per year of mechanical complaints and complaint processing speed, interaction was comprehensively identified and compared.
