공동주택 단지 주동 저층부 공용시설의 배치와 활용 현황 (A Case Study on Arrangement and Application of Public Facilities on Lower Levels in the Multiple-Family Housing)

  • To cope with the serious housing shortage arising from rapid urbanization and industrialization, residential communities were constructed to meet the growing demand for housing. However, mass construction of these residential communities unavoidably resulted in uniformity standardization. In particular, for high rise apartment blocs using the ground floor as the center of the lower levels housings has raised problem of sunshine, airing, privacy. The research which it sees as the house low evaluation it is coming to become it plans a public facilities on lower levels of the building which keeps the quality which the ground connection and human scale back separates as, to solve the problem point of the lower levels house and the resident collective life which is smooth becomes accomplished.

Prototype Development for BIM based Thermal Insulation and Condensation Performance Evaluation of Apartment Housings

  • Insulation and condensation performance evaluation (I&CPE) is an important energy analysis. While considerable amount of data are already represented in a Building Information Model (BIM), the lack of interoperability between BIM modeling and I&CPE programs prevents the simulation process from being efficient and accurate. This study proposes a prototype of a BIM-based I&CPE simulation program, in order to enhance the interoperability between BIM modeling and I&CPE programs. This study discusses the information flow process, defines the required information and its level of detail, develops standardized libraries, and finally proposes a prototype that consists of a data extraction module, conversion module, and performance module. The assurance of interoperability between systems might greatly benefit architects and energy professionals.

공공임대주택이 주변 전세시장에 미치는 효과: 서울시 장기전세주택(SHIFT)의 경우 (The Spillover Effect of Public Hosing Policy on Rental Housing Market: The Case of Seoul, Korea)

  • 본 연구에서는 서울시 장기전세주택(SHIFT 이하 시프트)이 주변 아파트의 전세가격에 미치는 영향을 분석했다. 시프트 공급단지 5km 이내에 위치한 아파트들의 전세 실거래가 데이터를 이용하여, 시프트로 인한 주변 아파트 전세가격의 변화를 추정했다. 주요 결과는 다음과 같다. 첫째, 시프트 공급 이후 2-3km 이내 아파트들의 전세가격은 공급 이전을 기준으로 4.4% 하락했다. 반면 그 보다 근접한 1-2km 이내 위치한 아파트의 전세가격은 유의미한 변화를 확인할 수 없었다. 그 이유는 시프트 단지의 공급으로 주변지역이 함께 개발되면서 아주 근접한 아파트들의 경우 시프트 공급으로 인한 가격하락 요인을 입지환경 개선으로 인한 가격상승 요인이 상쇄한 것으로 해석된다. 시프트 단지별 분석에서는 천왕2지구1단지와 서초네이처힐 1, 3, 6단지에서는 주변 아파트 전세가격을 하락시키는 효과가 나타났다. 그러나 양재1단지, 묵동리본타워, 신내3지구2단지에서는 유의미한 효과를 확인할 수 없었다. 단지별 효과가 상이한 이유는 해당 지역의 전세수요와 시프트 공급물량 등의 차이로 인한 결과로 판단된다.

공동주택 욕실 배수배관 자재 구성에 따른 양변기 배수소음 저감 특성 (Characteristics of Reducing the Water-drainage Noise of Toilet-bowl According to the Composition of Water Drainage Piping Materials of the Bathrooms of Apartment Housing)

  • Water supply and drainage noise in the bathroom is recognized as one of the main noises, along with the floor-impact sounds, in apartment housings. Recently, to solve such noise issues, a new construction method of installing the piping on the slab has been adopted. rather than the traditional method of penetrating the piping through the slab between the upper and the lower bathrooms. However, this new method has limitations due to high costs and constructional difficulties. Therefore, this study was conducted to develop noise reducing piping and elbows, where the noise can be reduced simply by replacing the existing pipings. The noise level was measured in a laboratory by installing the horizontal drainage piping (three types) and the elbows (three types) developed in this study. The results showed that the horizontal pipings reduced the noise level in LAmax by 0.3 dB(A)~1.0 dB(A), as compared to the existing pipings (VG2), indicating an insignificant noise reduction effect. The elbow reduced the noise level in LAmax by 5.5 dB(A) ~ 11.5 dB(A), as compared to the existing elbow (DRF elbow), with the result of reducing the noise level at all frequencies evenly. Consequently, it was shown that using the elbows is more effective in reducing the water-drainage noise from the toilet than using the horizontal pipings.

원룸형 다가구주택 거주자의 주거선택 중요도와 주거만족도 - 광주광역시를 중심으로 - (Priority of Residential Choice and Housing Satisfaction among Studio-type Multi-family Housing Dwellers in the City of Gwangju)

  • The purpose of this study is to gather baseline data on perceived priority of residential choice and housing satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 196 studio-type multi-family housing dwellers in the City of Gwangju from 2009 Apri 5th to 29th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, t-test, one-way ANOVA, correlation analysis. The main findings obtained are as follows: Firstly, in relation to perceived priority of residential choice, dwellers identified seven factors as important. Secondly, in terms of housing satisfaction about a unit room, the respondents identified five factors as important. This study confirmed that there existed passive correlation between priority of residential choice and housing satisfaction among residents in studio-type multi-family housings in Gwangju. It is very necessary to project a studio-type multi-family housing close to transportation for easy access, avoiding commercial districts. Delicate interior and design will attract more female residents as well as fully-equipped parking lots for people who drive to their workplace. According to research on a degree of housing satisfaction, all respondents expressed dissatisfaction with "noise". Therefore, in dealing with construction plans of studio apartment units, from now on, sound proofing facilities are required to reduce the acoustic invasion of privacy, especially, for units with more than two people. In order to satisfy all the demand of residents in studio apartment units, we have to pursue systematic and succeeding research about a studio-type multi-family housing well-fitted for the actual circumstances of local area and suitable for longer stay. To sum up, more research and development will be required for high-class studio-type multiplex housing for sale in dealing with households with financial stability such as two-paycheck couples, so-called DINK, or a professional single person, in the future.

공동주택의 단열형태별 선형열관류율 평가 (An Evaluation of the Linear Thermal Transmittance for the Internal Insulation versus the External Insulation in Apartment Housings)

  • 본 연구는 외단열시스템 성능평가의 주요인자인 선형열관류율을 국제규격(ISO)에서 제시하고 있는 평가방법에 의거, 내단열시스템 대비 외단열시스템의 열성능에 대한 우수성을 정량적으로 파악하고, 향후 외단열시스템의 열성능 평가를 위한 기초자료로의 활용을 목적으로 한다. 이를 위해 공동주택의 대표적 열교부위인 3개 부위를 내단열과 외단열 시스템으로 설계하고, 각 부위별 단열형태별로 선형열관류율을 평가하였다. 그 결과, 외벽-발코니 슬라브 부위는 열교차단재 설치가 필수적인 것으로 분석되었으며, 열교차단재를 설치할 경우 외단열시스템이 내단열시스템보다 선형열관류율이 1/2 이상 줄어드는 것으로 나타났다. 측벽-발코니 부위와 같이 슬라브가 외부로 돌출되지 않는 구조에서는 외단열시스템을 적용할 경우, 선형열관류율이 거의 0인 것으로 나타났다. 내단열로 설계된 외벽-경계벽의 경우, 선형열관류율은 0.451W/m 로 내단열로 설계된 외벽-발코니 슬라브 등 열교가 있는 부위와 비슷한 값을 보이며, 외단열로 설치될 경우 이 또한 거의 0인 것으로 나타났다. 향후, 공동주택의 외단열시스템 도입 및 성능평가를 위해서는 국제기준을 적용한 국내 평가기준의 제도화마련이 필요하며, 특히 제도화 마련과정에서 선형열관류율 계산 인자 중의 하나인 벽체길이의 계산방법은 국가차원의 결정이 필요할 것으로 판단된다.

공동주택의 하이브리드 환기시스템 성능평가 연구 (A Study on the Performance of the Hybrid Ventilation System for Apartment Houses)

  • 본 연구는 공동주택에서 하이브리드 환기시스템의 적용성을 검토하고, 하이브리드 환기시스템의 성능을 향상하기 위해 CFD시뮬레이션을 이용하여 설계방안을 제시하고자 하였다. 연구대상으로는 전용 $51m^2$, $84m^2$의 공동주택을 선정하였으며, 하이브리드 환기시스템은 창틀자연급기와 각실을 덕트로 연결하여 배기하는 시스템(Hybrid 1)과 창틀자연급기와 욕실 거실배기가 혼합된 시스템(Hybrid 2)을 적용하였다. 이때 각 시스템별 배기구의 위치를 변수로 하여 CFD를 수행하였다. $51m^2$, $84m^2$ 모두 Hybrid 2가 Hybrid 1보다 환기효율이 우수한 것으로 나타났으며, 평균공기연령 또한 낮은 것으로 나타났다. Hybrid 1의 경우, 덕트 배기구의 위치가 각 실 입구에 설치하는 것보다 실 안쪽 모서리에 설치하여 기류이동을 많이 유발할 수 있는 유형이 효과적인 것으로 나타났다. Hybrid 2의 경우, 욕실 고정압팬에 덕트를 연결하여 거실중심에 배기구를 설치하는 시스템이 환기효율이 가장 우수한 것으로 나타났다. 그러나 $51m^2$의 경우 Hybrid 2가 Hybrid 1보다 20%의 향상된 환기효율을 나타낸 반면, $84m^2$의 경우는 14%의 향상된 환기효율을 나타내 공동주택 규모에 따른 적정한 하이브리드 환기시스템에 대한 검토가 필요하다.

SD500철근 커플러 이음의 편익/비용분석에 관한 연구 (A Study on Benefit/Cost Analysis of Re-Bar Connection Methods for Hyper Strength(SD500) Reinforcement)

  • High-rise building is taking a place as one of building types from apartment housings to commercial buildings. With taking in account of stability and durability, strength of used materials is increasing gradually in these high-rise buildings. According to this, frequency in use of SD500 re-bar is increasing gradually in high-rise buildings. However the study of SD500 re-bar is insufficient because SD500 re-bar started to be used for domestic buildings lately. Specially because there is no guide or study to refer to, people get into difficulties when to decide the method of re-bar connection in construction using SD500 re-bar. Accordingly in this study, it suggests the method of estimating the economical efficiency on SD500 re-bar connection, and conducts benefit/ cost analysis on lapped splice and coupler splice by applying AHP theory, and then presents its result. After to analyze re-bar diameter of D25, 29, and 32, finally we attained the result that the coupler splice is advantageous in all parts of benefit/ cost more than the lapped splice.

노인가구 주택개조항목 설정 체계에 관한 연구;유니버설 디자인을 중심으로 (A Study on System of Housing Adaptation Items' For Elderly People)

  • The purpose of this study is to set up systematically housing adaptation items for the aged family. Housing adaptation items are classified by universal design principles. Also, this paper suggest to basic data for setting up various ranges according to each elderly people's conditions, adapting for elderly housing. Recently, in relation to the growing awareness of the ageing population, the necessity of policies for "aging in place" was emphasized by government. This paper is focused on the policy of elderly housings' adaptation for making housing for a lifetime. This new adaptation items for the elderly housing lead to the revitalization of policy ensuring housing in stock at the local authority level. In this paper, adaptation items were created after analyzing indices highlighted by previous studies related to evaluation items, design-guidelines for safety plans, designing elderly housing. The scope of adaptation items was limited to the indoor spaces of apartment due to the considerable increase of in-house accidents. To sum up, this study is aimed to set up adaptation items and then, to present the basic scheme for several users offering various ranges

집합주택단지 생활가로 조성 사례의 활용과 계획적 의미 분석 (Empirical Analysis and Planning Implications for Community Street in Housing Complexes)

  • In Korea, open spaces of urban housing do not serve residents as "regular living areas". We carried out research on the "streets" of urban housings in that the meaning of traditional "streets", playing roles which are not only means of passage but also boundary of life, cannot include present meaning of "streets" of the urban housing. This research is to propose the direction of planning Community Streets for the recovery of the public- and communal urban housing's streets, researching the present employment condition of Community Streets that were prepared recently. Working with 3 complexes which have been completed since 2000, We studied the present employment condition and planned signification, according to the conditions of their surroundings, the physical conditions of Community Streets, and the relationship among main apartment buildings, open spaces, and facilities. From this study, We came up with several suggestions that can present the planning line of Community Streets. Therefore this research is to create the Community Streets for the activity of the streets, the recovery of the community, and improvement of ambulatory environment.
