External Environment Analysis of Target Countries for Overseas Expansion of Long-life Housing (장수명주택 해외진출을 위한 대상국가의 외부환경분석)

  • Currently, the Korean construction industry is shifting its interest to the overseas construction market because of a stagnating domestic market. In the meantime, the international housing construction market is expanding with respect to new city development projects that are supported by population growth and urban migration. Despite the Korean construction industry's expertise in new city development, technology, and systems for apartment supply, the share of Korean players in the international housing construction market is continuously decreasing. As a measure to overcome this situation, the authors of this study considered the paper "The Development of a Cost Effective, Long-life Housing Model and Construction of Testbed," which is currently in progress as a part of national project. Through literature review and interviews with experts, the authors determined that there are "column+minimum interior (infill)" apartments that are similar to the long-life housing in some areas of China, Southeast Asia, and Russia. Candidate countries expected to be feasible for the entry of long-life housing were selected by determining the top countries that have already entered the long-life housing market and analyzing those selections through additional specific techniques.   • The demand for apartments is decreasing as the condition of housing market in Korea has changed. Therefore, construction companies have to understand the needs of the customers to win over them. It is important for construction companies not only to supply customers with high quality apartments but also to provide them high service quality for a long range plan. One of the important service of the construction companies is after-service(A/S) that includes the defect management. The inhabitants' unsatisfactory defect management will worse the image of the company among the future customers. Also A/S is one of the best way for the company to create good impression to the customers. so the defect management carried out by construction firms has to satisfy the inhabitants. In this study. the degree of association between inhabitants satisfaction and the company's image is proved and the factors of the inhabitants dissatisfaction in defect-management are presented. The major factor that causes dissatisfaction is the long service time of the defect management. Therefore, shortening the time of process taken to deal with the defects would allow construction outfits to satisfy their customers effectively and to be more competitive ones in the Korean apartment market.

  • I recognized necessity of the space planning to three-generation dwelling because of preservation of wholesome society sense of values of the younger generation indicated often to the point at issue by the change to nuclear family of present and by way to hand down thought of respect for the aged which is our traditional public morals. I wish to present basic data for storage space planning that resident's request and consciousness are reflected in such background. I investigated records in general concept, which is utilization pattern of storage space to achieve the function of these culture intermediation. The object of research is three-generation dwelling, such as 3L-K and 3L-DK as national residences that appear most generally in chongju city. The method of research was question investigation method to write utilization actual conditions and requirement of storage space directly. So I proposed suitable planning to resident's life style analyzing frequency, percentage and average distribution. When supply apartment house hereafter, it should be reflected wide selection by resident's characteristic and needed systematic storage space planning in consideration of user mainly. Also continuous and diversified researches that can improve quality of residence are required.

Digital Home Residents' Personal Characteristics by their Trait of Innovativeness toward Technology (디지털 홈 거주자의 기술혁신성 정도에 따른 개인적 특성)

  • The supply of digital homes has been increasing but digital home services which meet consumer needs under the various conditions have not identified. The purpose of the study was to investigate the residents' personal characteristics living in digital apartments with comparison of their trait of innovativeness toward technology. Residents who lived in two apartment complexes equipped with fundamental digital home services (Level 1 service) were selected to conduct the survey. A total of 500 responses were used for data analyses. Responses were classified into three groups based on their innovativeness toward technology for data analyses. The results of the study showed that residents' sociodemographic and housing related characteristics differed according to their acceptance trait of new technology. Early adopters and early majority were younger, higher income, and more educated than late adopters. Also, they were more likely to be renters and consider installation of digital home services before they moved in. Respondents who had higher innovativeness tended to experience more positive life changes after using digital home services and possessed more and many digital appliances. Remote control and remote meter reading service were the most preferable features among digital home services without no differences in three groups.

  • The energy use of building operational stage is about 25% of total energy supply in Korea. The intensification of insulation at the design stage and the efficient instruments were used to reduce energy use of the buildings. These efforts are limited at the energy saving side, the residents voluntarily participation in the energy-conservation is more effective. To achieve this purpose, energy use information program (of the individual users) has been developed to lead the energy users actively participating in the energy-conservation program to share at the web. Also, by investigating the necessity and the will of usage of the program and applying a pilot program, the collectability of valid data and the usability have been evaluated.

A Study on The Performance of Ventilation and Thermal Environment for a Combined Type Diffuser in a Residential Space (거주공간에 대한 급·배기 일체형 디퓨저의 환기 및 온열환경 유지성능에 대한 연구)

  • In this study, the combined-type diffuser developed by the Authors, in a previous study, was applied to a residential space. The performance of a ventilation and thermal environment, created by the use of a combined-type diffuser was compared to the pan-type diffuser widely used in apartment houses. In cooling conditions, because of the relatively high air flow rate of ceiling cassette-type air conditioners, the characteristics of airflow distribution in a room were governed by the air conditioner's airflow. In heating conditions, because of the low air flow rate of the diffuser, the characteristics of airflow distribution were governed by the buoyancy effect created by cold external walls and a hot floor. In terms of the Air Diffusion Performance Index (ADPI), which is a thermal environmental index, the result of a combined-type diffuser was greater than a pan-type diffuser in both of cooling and heating conditions. Consequently, the combined-type diffuser showed equal or superior ventilation and thermal environment performance compared to a pan-type diffuser.

  • As a result of rapid aging speed in our society, it is necessary to supply a lot of housing for older people in near future. When we think that high portion of residence in rental housing complex composed of small units is the elderly, the housing units in those apartments have to be designed for the physical, mental, social, and economical conditions of elderly people who lives in such a residential complex. Considering these living conditions of the elderly, this study proposes a remodeling prototype of a living unit for older people in rental housing complex. For the research of this topic, various characteristics of the elderly and the environmental requirements for them firstly have been analysed from the literature survey and the interviews with two residents living in a rental apartment. And the design considerations for each space of the housing unit such as entrance, living room, bed room, bath room, and so forth have been explored. Based on the design guidelines above, the remodeling plan of a housing unit for older people has been propose as a result of this study.

A Study on Space Composition and the Trend far Interior Design of the Luxurious Apartment (고급형 아파트의 평면 구성 특성 및 실내디자인 경향)

  • The purpose of this study was to the characteristics of the interior space composition for luxurious apartments and the trend of interior design. Surveying visits were made to 30 model houses for which individual apartments of 8 million Won or more per pyeong (about 3.30 square meters) were on sale from December 1999 through November 2000 in Seoul and suburb area, pundang. The major finding were summarized as follows; (1) The characteristics of the planes indicated that the living-room separation type accounted for the majority, which was not generally different from common apartments. The master zone divided several room. The main room which conventionally played the roles of the family gathering space and the second room shared by family members, was designed exclusively for husband and wife. Distinctively separated from the other spaces, it was to be used for personalized space, together with bathroom for the couple, dressing room, or study. Attempts were made for the high-class apartments to get away from the common uniformed apartments, such as the yard-type balcony or the second entrance in consideration of the moving path. (2) The characteristics of the interior designs showed that the detailed attention was paid to every composing element for the emphasis of the high quality image. The factors determining the quality were finishing materials, kitchen furniture, hygienic ceramics, electrical appliances water supply equipment, or functional storage closet.

  • It is necessary for us to research and analyze of Open Housing in order to change new housing system, because exiting multi family housing is lack of flexibility and easy remodeling. The purpose of this study is to supply and grasp basic planning and design data for flexibility of Open Housings in Korea. This study is based on the literature survey and actual investigation through visiting 17 open housing sites from 1995 to 2005 in Netherlands, Finland and Japan, which are main Open Housing. We analyzed the planning methods and elements for flexibility of open housing block and unit plan, and described the contents of analyses. We found a lot of planning and design methods-supplying option plan and user participation before occupation, various structural system for openness, common piping shaft location, slab-down and applying access flooring system, movable and demountable partition wall system etc. -applied to the open housings, and findings are applicable to the planning and designing works of apartment housings in Korea.

The feasibility study for the building integrated geothermal system using the horizontal heat exchanger (수평형 지중열교환기를 이용한 건물일체형 지열시스템의 도입타당성 분석)

  • Recently, in order to prevent increasing energy usages in the international community, many countries have attempted to develop the innovative renewable energy systems. Among the renewable energy systems, Ground source heat pump(GSHP) system which supply the heating, cooling and hot water in the building has been attracted by its stability of heat production and high efficiency. However, the initial drilling costs become very expensive and the construction period takes longer the other systems, because GSHP system needs more than 100 m depth drilling. In this study, in order to reduce initial costs of the GSHP, the building integrated geothermal system using the horizontal heat exchanger was developed. The heating and cooling load in the standard housing model was calculated by a simulation and the system design capacity in the high-rise apartment was decided by the total load. Based on the system design capacity, the high-rise apartments were applied to a BIGS and vertical GSHP system and there are analyzed about initial costs. In the result, the initial cost of BIGS could reduce 24% of the initial cost of the vertical GSHP system.
