  • To determine the problems with the apartment management system in Korea and to make recommendations for its development, a review and content analysis of the 2010 and 2011 editorials of two newspapers, The APT News and The Korea Apartment News, was conducted. Apartment management is divided into four areas: maintenance management, operations management, community management, and synthetic management. More than 50 percent of the editorials were concerned with the problems of operations management. There were two management subjects: the apartment manager and the apartment management company. Interest in the apartment management system varied between apartment managers and apartment management companies, so more positive policies and more interest are needed for apartment management.

  • The purpose of this study is to propose improved apartment management rules so that the inhabitants of apartment houses can manage their apartment in efficient and transparent manners. This study points out several problems of current management system and propose improved apartment management rules by analyzing misconducts of management office, related laws and regulations, standard apartment management rules, these and judicial decisions. Therefore, the inhabitants may refer to this study in establishment or amendment of their apartment management rules.

  • Managing apartments is critical not only to handling the physical deterioration over time, but also to the quality of community life, social environment and ultimately residents' satisfaction with the housing environment. Therefore, this study aims at understanding residents' awareness of apartment management, and finding the relationship between management activities and residents' satisfaction and participation by comparing an apartment with active management and an apartment without it. This study examines 1) management activities of two subject apartment complexes, and 2) how management activities affect residents' participation and satisfaction. Surveys were conducted of the residents, and SPSS statistics package was utilized to analyze the survey data. This study found that management activities of apartment complex have positive influence on residents' participation and satisfaction with their housing environment. The results of this study can be utilized as basic materials to develop effective guidelines and manual from the perspective of environmental management of apartment houses, in order to improve the participation of the residents in the apartment management.

아파트 관리에 관한 주부의 의식조사연구 (A Study on Homemaker's Consciousness to the Management of Apartment house)

  • This paper aims to present basic data in order to improve the management of apartment house through grasping homemaker's concern about the management of apartment house satisfaction and dissatisfaction with it, and , furthermore, to suggest the best way to enjoy pleasent life of apartment house. The date collected through the questionnaire were analyzed, using the analysis of variance, chi square, and Pearson product moment correlation coefficient. The conclusion of this are as follows: 1) The homemakers are concerned with the management of apartment house, but they seem to dissatisfy with it. 2)The apartment house of the management of self-government contains may factors of dissatisfaction than of commission, expecially in the management of inside facilities. 3)When homemakers in the apartment house of the management of the self-government are very concerned with the management of the area, they are satisfied with. For the management of it's facilities, however, the more they show concerns with it, the less they satisfy with it. But for the case of the management of commission, they are interested in the management of inhabitants and satisfied with it. 4) The homemakers in the apartment house of the self-government are satisfied with the management of the whole if they gave friendship and trust on the manger, and get accustomed the life of the apartment house and enjoy it. While those who have friendship and trust on the manger in the management of commission have concern and satisfaction with the management.

  • Nowadays, diverse mass media discovers and introduces outstanding management cases of apartment complexes to induce vital competitions of constructors and active participation of residents to apartment management. This study statistically analyzed the management issues of outstanding apartment complexes that have been introduced by mass media with lexical criteria to examine the characteristics of their exemplary management. The key issues of outstanding apartment management are summarized as: efficient management of convenient facilities for residents, community activities based on residents' participation, and maintenance of pleasant living environments through transparent management. Also, the result of the relation arrangement of co-occurrence word from a Social Network Analysis included three key concepts of multi-family housing management - Maintenance Management, Operating Management, and Community Life Management - with emphasis on 'residents' and 'apartment complexes.' However, Operating Management was relatively deemphasized.

공동주택관리에 대한 거주자만족도 조사 연구 (A Study on the Residents' Satisfaction to the Management of Apartment)

  • This study researches the level of satisfaction by apartment building management factor for different characteristics of apartment building residents and seeks to understand the relationship between socio-psychological properties and level of satisfaction. This study is based on a comparative method using a questionnaire by more than 682 housewives living in apartment complexes. Residents of apartment buildings are generally satisfied with housing and management of the apartment building that they are currently living in, but they wanted improvements such as programs that can support community living and increase participation of residents and operation of a web site. Furthermore, it was found that there was a significant difference in terms of operation management, such as sanitation control and processing for apartment buildings and community life management, according to the characteristics of the resident. Also, level of satisfaction in management was found to be influenced by pride and level of satisfaction in relationships with neighbors, showing that management of apartment buildings can have a positive impact on the socio-psychological properties of the residents.

한.영 공동주택 관리사의 업무 (The Apartment House Manager's Duty of Korean and England)

  • This study is primarily concerned with the apartment house manager's duty of korea and England. The results are as follows ; 1. In England, detailed duty is prescribed to apartment house managers, where as Korea has not specific prescription. Therefore, we suggest 7 items as the management duty of apartment house manager. Namely, that is inhabitant management, external duty management, business management, account management, estate and public institution management, environment management and safety management. 2. In England, apartment house manager is executing their duty before moving into. But in Korea, their management duty is executed after moving into. There are problems which each of them(inhabitant-user-manager) has plural responsibility.

한국과 미국의 공동주택 관리제도 비교 (The Comparison of Apartment Management System between Korea and America)

  • This research is carried out to investigate the Condominium Management System of the states of California and Hawaii, and to examine the similarities and the differences between the Korean Apartment Management System and the American Condominium Management System. The research indicates: first, in Korea the management of apartment units is the Commission of the Representatives of the Occupants, while in America the management of condominiums is the Association of Apartment Owners, an organization of condominium owners in America. Second, it is required that apartment developers should submit such a document as the Public Report in America, which explains various matters concerning legal rights on condominium buildings and the outline of the buildings, to the authorities concerned in Korea. It can help the authorities to accumulate management techniques of the apartment complex, which could efficiently be used in practicing and planning city housing policies. Third, each apartment's management company in Korea is bound to make long term plans for maintenance based on the Housing Law. It is, however, difficult to reserve an adequate amount of money for the reserve fund, because its use is decided according to the maintenance rule which has a criterion different from each and every apartment management. Concludingly, an amendment of the Housing Law in Korea is required, in order to reserve at least 50 percent of the estimated sum of maintenance expense in future like Hawaii State in America.

보금자리주택 단지와 민간분양아파트 단지의 관리 실태와 관리의식 비교연구 (A Comparative Study on the Condition of Management and Consciousness of Bogumjari Housing Complex and Private Condominium)

  • The purpose of this study is to understand the actual condition of Bogumjari Housing Complex residents' management consciousness and to provide suggestions on ways to induce residents' volunteer participation and practice of the apartment management. This study was performed on Bogumjari Housing Complex which was occupied in 2012 and the similar-sized apartment complex of the private condominium to compare and analyze their actual condition of management and consciousness of their residents. The results of the analysis could be summarized as follows: 1) In terms of management of operation, there is no distinct difference. In terms of maintenance management, Bogumjari Housing Complex has difficulty in maintenance because of lack of management manpower. Also, the apartment complex of the private condominium has higher spontaneous participation rate, which seems to be influenced by activation of various organizations. 2) In terms of the satisfaction of management process, Bogumjari Housing Complex has have higher satisfaction with promotion of the apartment Management Rules, but it has lower satisfaction with public hygiene, community facility maintenance and operation of program than that of apartment complex of the private condominium. 3) Bogumjari Housing Complex has higher maintenance and participation consciousness, drawing conclusion that Bogumjari Housing Complexs' residents have higher expectations for apartment, a keen interest and strong will.
