  • Recently, The percentile of the apartment housing within the apartment construction of domestic is increasing daily. Especially the construction duration in apartment construction is an very important factor which affects project cost. Therefore the construction companies the effort to shorten construction duration. The influence factors of the construction duration are analyzed to shorten construction duration through this tendency. The shown factors are needed to assessment method efficiently. This study is to suggest a method for the assessment of influence factors about the shortening of the construction time in apartment housing based on the FMEA(Failure Mode and Effect Analysis) method.

  • This study focused on the suggestion that is improved alternation with relation to construction item & assurance term in order to deal with the assurance conflict efficiently which have been happened in the apartment housing. To correspond to this purpose of research, as a first step, we introduced the add item & sub item of construction work on the basis upon construction specifications of the number of 17 on housing law as a alternation of the defects assurance construction item that is necessary to correct as soon as possible. As a second step of the research, we did cross analysis & compare the result of defects happened to the apartment housing complex of 293 with the defect' rate of construction work excepted from the supervisory item, and main performance estimation items in the HPGS(House Performance Grading System), and analysis results introduced from question survey. As the result of this research work, we became to reflect the improving schemes on the housing Law the year of 2007.

  • As the consumer's consumption standard has raised, occupants' needs for the apartment is diversified and complicated. But the existing mass housing supply method has many problems and it couldn't satisfy the dwellers' various needs and overall expected life span. In order to correspond those needs, construction firms have introduced several method, such as plus option, minus option, on-time option, change up service and so on. The custom-built apartment is more supplementary and it can reflect the consumer's needs to the apartment directly. But after running the custom-built apartment, several problems is revealed. So. in this study, I defined the general idea of the custom-built apartment and then collect the case of the custom-built apartment.

  • In the process of industrialization of our country in 1970's, Korea's housing strategy has focused on housing supply. Rapid completion and supply of apartment house buildings have caused a problem of their early deterioration due to their poor quality. In 1987 Housing Construction Promotion Act, therefore, included new regulations on housing re-construction. In July 2001, other new regulations on remodeling apartment buildings were also included in the Act. Reconstruction and remodeling have been considered to deal with such problems. This study suggests an appraisal criteria if they can select reconstruction or remodeling method in conducting their apartment building project. At first, evaluation items should be selected by the criteria of function31ity and economical efficiency. Second, the selected item is screened by AHP and multi-criteria decision-making methods. The result of study shows that the owners of apartment units will be able to select reasonable alternatives through the suggested appraisal method

  • This paper presents a Stochastic Long-Term Maintenance Costs Estimating Method for the Apartment Housing (SLCE). A simulation approach is used for generating the stochastic long-term maintenance cost, and it is based on the defined variability in repair cycle of the individual maintenance elemental within the process. SLCE provides the probability distribution of the budget required to maintain the apartment housing. A case study is presented to demonstrate and to validate the system.

  • Apartment Building remodeling market is now growing centering around non housing building. Unlike non housing building remodeling business, understanding of remodeling demanders accustomed to profit of reconstruction, deficiency of experience performing remodeling project and construction, shortage of will performing remodeling policy and detailed action method are difficulties in performing apartment building remodeling business. Understanding change of remodeling demanders, strong economic incentive by government, construction management paradigm shift from new construction into building life cycle, application of construction method using existing building condition before remodeling and remodeling related industry infrastructure are required to improve this remodeling business circumstances.

  • Recently, lots of the research aspects of space, materials, structure, construction method relation to improving the flexibility going on throughout the construction industry, moreover the development of construction key technology has been accelerating by reason of deterioration in the apartment housing. Therefore, this study should firstly suggests assessment list of construction key technology through investigation of questionnaire and consultation of the expert on the basis of case studies, and should select it about the flexibility which making social issues lastly in the apartment housing. Secondly, this study should classify, reestablish core technology through inspection procedure of feasibility study among lists of deduced key technology. Finally, this study will suggest the manual & guideline for improving the flexibility for a long-life apartment housing at the next generation by selecting, analyzing and estimating higher score items of all key technology.

  • After 1970 Years. Korea has developed a concept of public domestic housing. But this house is reached the uppermost limit time of using the occupant's satisfying life. Then reconstruction of Apartment house is urgently needed which is developed in Korea. So this study is examined the demolition work on current reconstructing apartment site. for reconstruction. Therefore this research examined the fitted demolition time of low-rise house and characteristics of demolition works. The conclusions from this experiment are shown below. 1. The average day work in clutcher method is shown about 1, 032㎥/Day. 2. The calculations of the term of construction which is produced by the analysis of demolition construction period on low-rise house is below. D(day) = S(day) + (0.272+0.000902b(㎥))+R(day)

  • Apartments amount to 58.3%, the highest proportion of domestic housing types. These apartments' lifespan (approximately 27 years) are one-third of the developed countries' housing lifespan due to the property developers and mass production. It is significantly short-cycle period considering the original physical lifespan of the apartment housing are 60 years. It has caused economic loss and environmental degradation. In recent years, research and development for the long life of the apartment housing has been actively performed, but it is limited on reconstruction and new construction. Reconstruction of existing a number of high-rise apartments is difficult owing to restrictions on the floor area ratio allowing for 40 years limit of decay resistance after the completion. Improving lifespan of the building has recently begun to receive attention as an alternative to remodeling. However, These sort of remodeling techniques tend to be focused on technology developed for the physical life extension. That means developing the techniques about dwelling-unit environment for residents satisfaction are required as well as improving physical construction. The purpose of this study is to propose and verify the Participatory Design Technique which can help the residents as the active participation in the design decision-making process.

  • Construction duration is very important as a factor which comprises three axises of construction management with quality and cost in construction project. In general project condition, construction duration is optimized while minimizing construction cost and securing required quality. However, in case of insufficient project time duration or delayed projects, project progress management is different from those of normal projects. These project areas need solutions to complete work within a given completion day. To time shortening the current duration of each typical floor of structural framework in apartment construction is investigated, and a basic time schedule planning for typical floor of structural framework in normal projects is planned. This study proposed 3 ways for time shortening of urgent project or insufficient construction duration project. Also, This study proposed detailed time shortening method and technical solution conditions while time is shortened.
