Post-Occupancy Evaluation on Amenity of Apartments and High-rise Residential Complex (아파트와 초고층주거복합건축물의 거주성 조사 연구)

  • Since the middle of 1990, "High Rise Residential Complex" has been started to construct to fulfill the use of high density land use. In addition, it bacame a major solution for a rehabilitation project to achieve a high volume ratio, which in turn brings a good business. In this study, POE is applied to secure residential satisfaction level between Apartment and High Rise Residential complex. Also life style differences are investigated between the two type of complexes. It was resulted that recent High Rise Residential Complex is quite acceptable in most respects, however interior vetillation and direct wind flow from living space through dining - kitchen to ease the cooking scent is not a satisfactory level. These two factors are most highly demanded for future design of High Rise Complex in considering specialties in our cultural life style.

  • Traditional pile-buildings in Southeast Asia has high utility. Their floors are lifted above the ground to stave off humidity in the house, increase the amenity and hygienic condition, fend off fierce animals or harmful animals like rat, and protect the house from being submerged in flood waters. Such traditional pile-buildings have Austronesian saddle-backed roof commonly, and are built through various techniques such as joining and mortising, without use of nails. The roof has a considerably large proportional appearance, and for this formal characteristics, the roof is symbolized as boat on occasions. The roof has dual structures or is lifted in some cases to facilitate the ventilation, and the wall is formed to maximize the ventilation. This housing types the hierarchy of foundation, housing space, and roof, which implies religious symbolism that human is above animal and God is above human. However, housing types in Southeast Asia have very different detailed form and culture, depending on the ethnic and religious characteristics. As explained above, this study examines the common aspects and diversity based on the form and culture of traditional housing of Southeast Asia and provides useful basic academic data.

  • Demands for Korean Traditional Residence Complexes as a more humane resident space have recently been increasing for the purposes of users' health and convenience, built with the purpose of reflecting various trends. This study is aimed at examining the physical characteristics of design in residence complexes by analyzing the physical characteristics of the sound environment as auditory elements of Hanok Complexes and the relationship between spatial and visual test values. The results were shown as follows: In subjective evaluation at Hanok, Natural sounds were recognized higher but artificial sounds were lower. According to the interrelationship analysis between subjective evaluation and physical measurement values, entrance (regular-StdDev), yard (regular-NbEm, friendly-G), waterside (regular-articulation index(rooms), StdDev, $L_{min}$, Rem), etc had been shown highly related.

  • 도시하천은 Eco-network의 근간이며, 하천을 통해 인간이 느낄 수 있는 정서적인 안정감, 친밀감, 쾌적함 등 어메니티의 모체로서, 최근 도심내 Open space로서의 위상을 높여가고 있다. 양재천을 위시하여 수원천, 전주천 등 지역을 대표하는 하천들이 자연형 하천으로 정비되어 하천 이용에의 관심이 고조되고, 청계천의 성공을 기점으로 하천의 친수공간으로서의 기능이 강조됨에 따라 도시하천에 대한 개발 요구도는 급속히 높아지게 되었다. 이러한 개발요구의 급속한 증가가 있음에도 불구하고 보전과 이용이 상충하는 도시하천의 어메니티 향상을 위한 기준은 마련되지 않고, 일부 하천에서 이용과 관리의 효율성을 고려하지 않은 무분별한 개발을 부추기게 되어, 오히려 어메니티 향상의 측면에서는 부정적인 결과를 초래하였다. 따라서 본 연구에서는 하천 특성에 적합한 어메니티 도입 기준을 설정하기 위하여 하천의 규모, 자연도, 이용지수를 기준으로 하천유형을 분류하였으며, 이를 바탕으로 지속적인 연구를 진행하여 선진사례와 국내하천조사를 통해 지표요소를 분석하고, 분석된 지표요소에 따라 유형을 추출해내는 과정을 통해 하천유형과 활동유형, 도입시설간의 관계를 설정하여 도시하천 어메니티 향상을 위한 기준으로서 하천복원모델(안)을 제시하고자 한다.

  • Among the countless elements for healing environment in healthcare facility, 'privacy' has been rather neglected in general hospital designs in Korea. The fact may be due either to present situation of excessively crowded patients or to cultural origin which more stresses on the mass than on individuals. However, as patient amenity has increasingly become important, privacy should be viewed as one of the key elements in the general hospital design, in order to improve the quality of patient service as well as to compete with other hospitals. Also it is very important that those methods for privacy improvement should be not only theoretically correct but also practical enough to be compatible with medical efficiency, space availability or construction cost within a particular hospital. The purpose of this case study is to present an actual examples to improve patients' privacy adopted in the schematic design of the Seoul Asan Hospital renovation project, along with comparisons with other hospital cases.

  • The necessity of universal design for forestry is increasing. Although several studies applied universal design in forest site, they had been only concentrated on the barrier-free design for the limited activities rather than overall utilization for considering all visitors from the disabled, the elderly and the infirm to the baby and child. The purpose of this study is to find out the principle of the universal design within forest welfare service facilities by analysing how socially disadvantaged people perceive overall usage of natural recreation forest area. This study figures out the main principles of universal design in forest welfare through analyzing usage of children and disabilities in Yumyeongsan natural recreation forest where is one of the popular type of forest welfare area. By doing focus interviews targeted on children and disabilities, the results are analyzed through semantic network analysis, objectively. The result proves that universal design in forest welfare area contains four principles; convenience, safety, diversity and amenity. Also it confirmed that disabilities need better internal space facilities and priority care. Through those characters of universal design, forest area will be able to cover more various type of users as forest welfare area.

  • The rapid industrialization since the 1960s has caused considerable changes in the appearance of Korean cities. The huge demand and cityward tendency derived from the increase of population with such the expansion from 9 millions in 1960 to 43 millions in 2003, have resulted in number of problems such as the falling-off in the quality of life, amenity, and safety. And above all, the urban identities is not to be found obviously in the cities. With regard to these problems, the re-creation of cities should be emphasized to make environmental, economical, and social improvements and to restore human-oriented activities. In the course of making new improvements cities need to preserve the characteristics and maintain the concordance with their environments. In other words, the restoration of cities ought to be made in the aspect of continuity, which means the accession of genetic factors inherent in cities. In this background, concerning about the system on apartment house especially relating to environmentally sound restoration and comparing with that of Japan, this study proposes the direction needed in the development of urban space.

Residents' Perception on Living Environment in Metropolitan Area - The Case of Daegu Metropolitan City - (대도시 서민 주거지 환경실태와 주민의식 - 대구시 일부 지역을 대상으로 -)

  • The primary purpose of this study is to suggest policy directions for redevelopment project based on analysis of residents' perception on needs and reasons of redevelopment, and development type in old settlements in Daegu Metropolitan City. The main findings are follows. First, the study area is short of public space such as road and parks, occupied by old single detached houses with small parcel. The living environment of the area consist with many 20 years or older two story houses is very poor. Second, most of residents (58.5%) consider economic factors or cheaper rent more serious than other factors such as convenience, amenity, and education facilities. Third, residents want new housing construction even though explanatory power of trash collection, bad smells, privacy is very high in residents' satisfaction. Fourth, most of residents (88.8%) agree redevelopment and show strong preference to high-density apartment construction through demolish-and-development type of redevelopment approach. They are willing to agree the parcellevel redevelopment if governments provides economic supports and temporary settlements. This finding suggests very important policy implications for current government efforts to improve living environment.

  • This study aims to identify limitations and pending problems after reviewing the overall policies and status of rural Newtown projects, and to seek solutions to its problems. This study targeted the villages of 5 districts, which were developed as rural new-towns after 2009 and included the basic status and progress of the pilot districts. This study conducted a literature review to examine the basic status and progress of the pilot districts, and based on this, analyzed the demand prediction, site selection, project implementation, and housing and amenity facilities of the pilot districts. The study methods included literature reviews, on-site surveys, interviews with village representatives, and consultations with experts. According to the analysis results, a low occupancy rate of the Newtown project districts is because the prediction of occupancy demand was incorrectly completed before implementing the projects. Also, the eligibility for occupancy, such as age restriction and mandatory farming was too strict. Other problems included an absence of income generation support policies for rural returnees, a housing supply policy in disregard of agricultural characteristics, and a lack of understanding of maintenance of communal space, etc.

Design of Unam-Ji Waterfront Park (운암지 수변공원 설계)

  • This paper presents a design of urban waterfront park using agricultural reservoir in urban fringe area to meet increasing leisure demand for urban resident and to improve resident's quality of life through preventing the reservoir from urban use after reclamation. The site, Unam-Ji, is located on northern part of Taegu metropolitan area, having 17,791 square meters. We had designed this park from 1997 to 1998. After analyzed such factor as accessibility, current land uses, topography, hydrology, vegetation and landscape, climate, and soil, we constructed basic design scheme and principes such as conservation of natural resources, meeting user's recreation demands, providing opportunities for experiencing natural process, integrating naturalness and amenity of the site, and comfortable place with natural dynamism. Based on these principles, we have designed Unam-Ji waterfront park having intrinsic characteristics of the site, maintaining water quality and ecological restoration and improving water-based recreation opportunities. After evaluation of such criteria of design alternative as land use and circulation, spatial organization, convenience for use of and maintenance, conservation of natural environment, and degree of achieving planning and design goals, and maintaining landscape, we have visualized and formalized waterfront park in design process, which is consisted of four squares-- green square for multiple uses, water-based recreation square, pedestrian roads and decks near waterfront, performance square and fords near waterfront. In conclusion, this waterfront park design contributes to improve quality of urban development through preserving agricultural as an important component of urban water system and provide important planning and design implications in urban open space planning.
