  • Since the middle of 1990's, domestic apartment building suppliers have set up brand images to overcome the difficulties in financial situation after IMF foreign exchange crisis. The main trends in recent apartment buildings could be classified generally into several types, such as 'Ubiquitous Intelligent(standing for High-tech)', 'Walkable Community(community-friendly)', 'Eco-friendly', 'Ergonomic Humanity(Human Engineering)', 'e-easy Home through Internet(Digital Home)'. With those brand images, construction enterprises have been making inroads into local apartment markets, especially one of the region around Dae-gu. It is meaningful and worth researching and analyzing the local residents' preferences and tendencies to form marketing strategies of brand images. Here, this research and analysis is of pre-examination before getting down the study of this subject.

거주자 평가 (POE)를 통한 아파트 주호 실내 계획에 관한 연구 - 대구 지역 아파트 거주자를 중심으로 - (A research on Apartment Interior Plans by POE of Residents - Focusing on Residents in Daegu -)

  • As the increase in quantity of apartments has been stable, consumers' needs in housing quality become more diverse. According to the changes in the tendency of residents, construction companies has developed brands of apartment buildings with the concepts of LOHAS, well-being, ergonomics, ubiquitous. However, these trends has been focusing on the Capital area, and becoming fixed and typical in the way of delux quality, large-sized houses and a healthful residence. For that reason, this research is about survey on the needs of the local apartment residents, especially in Daegu. This analysis of their preferences will furnish basic data and offer possible interior plans to building companies making inroads into the Daegu apartment market. This research is based on the questionnaire forms which had been collected for two months(in Aug.-Oct.) of 2005 in Daegu and the amount of the samples is 135. All of them are the residents of the apartments where they moved in after 2000. The contents of this research include the evaluation of plane composition and practicality, interior finishing and design, and spaces for items. The results of this research show that the interior design and finishing materials of apartments in Daegu should be improved and the drainage and uncleanness of bathroom also need to be considered, much like the results of Seoul area. However, regarding the higher age range and life stage, the bedroom 2 needs to be planned for a study and the design of livingroom is prefered to be widely open. Besides, comparing with those in Seoul, the residents in Daegu demand that spaces for things (especially those in secondary kitchen and dress room) be more organized and convenient.

  • The Qualitative improvements of outdoor spaces are unsatisfactory in comparison with that of indoor environment in existing apartments. Lately construction companies are differentiating the outdoor spaces of apartment complexes to meet needs of residents. However, high-rise buildings inherently have limitations on providing exposure to the outdoor settings and inappropriate lightings could have serious impacts on physical and psychological health of residents. Therefore, the purpose of this study is to provide useful information for the luminous environment of outdoor spaces through the analysis of current apartment complexes' lighting plans. Outdoor space of branded apartment complexes in Seoul, built after the year 2003, were researched. Through site visits, illumination level and lighting plans were investigated classified into entry area, passage area, plaza, rest area, exercise area, and play area. With the result, illumination level of apartment complexes researched was lower than KS illumination standard in all areas and the lighting plans were mostly shown in different condition of first intended lighting plan because of insufficiency of maintenance in lighting system. Therefore, it is need to provide better luminous environment to make outdoor space more lively and energetic at the night time.

아파트의 미래 지향적 욕실 디자인 방향에 관한 연구 (A Study on the Bathroom Design for the Future in Apartment Unit)

  • The residents solve a physiological and hygienic craving in the bathroom. Bathroom is a common space in residence. Recently the role of the bathroom with interest augmentation of the wellbeing of the consumers is coming to be important space in residence. The purpose of this research is to investigate the bathroom satisfaction and priority of the apartment resident and to present the bathroom design for the future in apartment. The subjects of this study were residents who live in brand apartments located in Seoul. The results of this study are as following, First, basically the solution of safety problem is necessary in the bathroom. Second, the daylight is necessary in the bathroom and the resident must be possible to see an external view from the bathroom. Third, the space planning for a function convenience is necessary to a bathroom space. The rest support which leads the introduction of health wellbeing and natural friendship element is necessary to the bathroom design for the future. The bathroom design for the future must be safety, must be a bathroom of the high-class finishing material.

  • The economic growth of the modern society brought economic expansion of the national income. It is to increase the demand that faced with community or convenience facilities helping living of the residents, but the community facilities in the apartment helping living of residents do not adapt resident living conditions or demands. This study analyzes as follows the use present situation of the community facilities supplied with an apartment plan and building plans. The objective of the study is to understand a problem of an installation standard of community facililities throughout research. The study way was based on literature review, a field study and an interview with manager in the apartments. We are as follows telling the conclusion of this research. The builder must plan the facilities which the resident requests from the plan stage to the conclusion. We must consider the operation method according to the facilities. The facilities must be planed to make the contentment of the resident with the usage.
