Changes on Building Density after Legalization of Balcony Expansion - Focused on Apartment in Songdo Economic Free Zone (발코니 확장 합법화 이후 건축 밀도의 변화 - 송도경제자유구역 내 아파트를 중심으로)

  • This study discusses the conceptual definition of a balcony and the emergence of basic-type and expansion-type floor plans according to the balcony utilization. In addition, the change in building density is analyzed with regard to real cases, and base data are offered for future urban policies in Incheon Metropolitan City. The context of the Building Acts could be understood through the analysis of various balcony definitions and characteristics, and the analysis was divided into basic and extension types according to the legalization that occurred in 2005. The issue of density according to balcony expansion is discussed through theories, and a planned attempt at density management in the target area is investigated. The building area, floor area, and floor area ratio are discussed with regard to the target area, and the density management is empirically proven, which is different from the Unit Plan.

  • The former studies for expanding a balcony space were tend to be focused on only quantitative aspects. In this study, the characteristics of balcony space on thermal environment in apartment house were analysed. First, the effect of the balcony space on thermal environment of living space was analysed by field measurement. Second, the temperature distribution of the bedroom and heating/cooling load with the balcony expansion were analysed by numeric at simulation.

  • The percentage of apartment houses in residential buildings has increased every year, and it result in higher energy consumption of residential buildings. After the house law could be amended to legalize the remodeling of the balcony, buyers and contractors prefer to choose the balcony remodeling type when they choose a house for installment sale. Many construction companies design an apartment house considering balcony remodeling. So, this paper compares the balcony remodeling type with the basic type(prior to remodeling balcony) by using the building energy rating system tool. The balcony remodeling type consumes heating energies more than the basic type, and is unable to receive high rating. If the balcony is remodeled, it is required to improve the performance of wall and window and reduce the area of remodeling balcony.

A Study on the Condensation and Thermal Environment according to Window Systems Types Installed for a Extended-Balcony Apartment (확장형 발코니 공동주택의 창호종류에 따른 결로 및 온열환경에 관한 연구)

  • As expansion of balconies at apartments has been legalized, the major function of the balconies as a thermal buffer zone is disappearing. This weakens the ability of window to insulate heat and multiplies surface condensation. Thus more and more residents require solutions to increasing surface condensation and aggravation in thermal comfort. This study intends to provide basic data by evaluating performance of triple layered Low-E windows, triple layered clear windows, double layered Low-E windows and double layered clear window used for expanded balconies and marketed within the country in terms of surface condensation and thermal environment through simulation. Results revealed that no surface condensation occurred at double layered Low-E windows and triple layered Low-E windows. Surface condensation took place at double layered clear windows and triple layered clear windows at a relative humidity of 60%. Thermal environment analysis suggested that double layered clear windows showed the most time falling into the range of comfort at $23^{\circ}C$. The figure were $22^{\circ}C$ for triple layered clear windows, $22^{\circ}C$ for double layered Low-E windows and $21^{\circ}C$ for triple layered Low-E windows.

  • We are living in the 21st century, a new era of high-technology. Due to movements in population towards certain preferred areas, caused by material and technological advancement, growth has occurredn beyond the metropolis, leading to the development of the so-calleda "megalopolis." This development has changed the culture of housing, notably the characteristics of high-rise buildings, and underground facilities (such as subways and shopping centers), and has generally enlarged the scale of the facilities. Due to the increase in the number of single-family households, - notably ones including only the nuclear family, there has been a growing overpopulation problem, with apartments and urban housing developments expanding at rates beyond institutional safety regulations. In this study, we analyze the phenomenon of fire spreading in apartment buildings through actual apartment fire case studies, including that of the MunjonPonpuri apartment building. It was found that the speed at which the fire spreads is lower in apartments without than in those with an extended balcony. Based on the findings from case studies and the test results, we propose a series of safety countermeasures and responses for apartment fires.

  • There are a growing number of cases to expand balconies of apartments faced with open air in order to enhance functional satisfaction and efficiency of dwelling space. In case of the balcony expansion at the floor, however, it is difficult to exclude a possibility of bringing about internal condensation due to the difference of temperature between indoor air and outdoor air caused by the Inflow of outer low-temperature air through the upper part of ceilings by failure in completely putting together the outer composite wall panels on the aluminum curtain walls installed at outer walls This study is to forecast possible occurrence of internal condensation around parapets and H-beam located at the inside of balcony ceilings on the uppermost floor of super-high apartment buildings faced with open air in order to provide dwellers with more comfortable environment in the related space and get rid of their uneasiness about the condensation. In this study, we estimated internal condensation, which vary in accordance with humidity pressure distribution, at curtain walls, stone panels or lower parts of slabs that constitute outer space of the residence and are weak against heat, through temperature forecast and temperature distribution interpretation program at normal two-dimension temperature

A Study on the Energy Performance Evaluation of Window System with the Balcony Types of Apartments (공동주택 세대내 발코니 유형별 창호의 냉난방 에너지 성능분석 연구)

  • Apartment balcony has been indiscreetly remodeled since the government permitted remodeling on January 2006. But remodeled balcony has a few problems such as increase of heating energy, surface condensation and cold draft. The reason of thermal problem is mainly caused by the window system in a extended balcony. The purpose of this study is to analyze heating and cooling energy and propose the efficient window types for the extended balcony area of a apartment building. 4 types of window system which have fairly high U value in Korea are investigated as follows ; double clear glass, double low-e glass, triple clear glass and triple low-e glass. Comparing double clear 91ass with double low-e glass, triple clear glass and triple low-e glass, simulation results show that 10%, 7% and 15% saving of total primary energy can be expected.
