Towards a Value-Creation Framework for Proptech Business (프롭테크 비즈니스 가치창출 프레임워크)

  • Recently, there has been a dramatic change in real estate markets with the development of information technology. The word, Proptech, is defined as the real estate transaction innovation motivated by various types of information technology including artificial intelligence, sensing technology and big data. The objective of this study is to provide a value-creation framework for Proptech business based on the understanding of how and what types of values are created and shared, which gives organization to develop strategies and business models. And a new classification scheme of Proptech business is also suggested based on the recognition of created values along the development of Proptech business. Then, the proposed matrix is applied to derive the business value such as intangibility value, relational value and enhancement value with the case analysis on the each components of Proptech business.

  • Proptech, which has applied information technology to the real estate market, is leading real estate transaction innovation by presenting various value creation models. This study categorizes and understands values that are created and shared in proptech-based businesses, and develops evaluation data that reflects the relative importance of individual value areas. To this end, the dimension of value creation of proptech was hierarchically constructed, and the degree of relative value creation of the sub-industries of the proptech industry was evaluated. In order to grasp the relative importance of the proposed indicators, AHP analysis was conducted for industry and academic experts. In the first stage, intangible values, relational values, and advanced values were presented. It was derived as weights between indicators through two-way comparison. This study aims to improve and develop the value-creation capability of the entire Korean proptech ecosystem in the future by evaluating the value-created competence of each sector of the proptech industry.

  • The real estate market is a representative imperfectly competitive market. Real estate information is characterized by being collected and utilized in a closed environment, and market participants have to pay a lot of time, effort, and costs to acquire such information. Korea's real estate public data is increasing year by year, but it is scattered by relevant ministries. So it is difficult to search and analyze, and the level of development of the industry using it is low. In the recent 4th industrial revolution, the proptech industry has developed as an industry to efficiently provide necessary information to the real estate market. In this study, based on the case of major companies in the real estate platform field among proptech companies, we looked at the types of information provided to users, and on the contrary, explored ways to utilize the data collected from users. The results of this study are expected to provide theoretical and practical implications for ways to reduce information asymmetry in the real estate market and contribute to the development of the real estate industry.

  • In the real estate industry, the latest changes in the Fourth Industrial Revolution, such as big data analytics, machine learning, and VR (virtual reality), combine to bring about industry change. Proptech is a new term combining properties and technology. This study aims to derive and analyze from a comprehensive perspective the quality factors (systems, services, interfaces, information) for mobile real estate brokerage services that are well known and used in the domestic market. The surveys in this study were conducted online and offline and a total of 161 samples were used for statistical analysis. As a result, all hypotheses were approved to except system quality and service quality. The results show that the domestic proptech companies who are mostly focused on real estate brokerage services, peer-to-peer lending, advertising platforms and apartments need to grow in various fields of proptech business of other countries including Europe, USA and China.

  • Existing real estate markets are monopolized because they are capital intensive and have information asymmetry. However, with the advent of the Fourth Industrial Revolution, technology is converging in various industries based on information technology (IT), and the real estate market is also developing a new field called "PropTech". According to this trend, new PropTech technologies are emerging in various real estate services sectors in Korea, but the electronic contract system, which accounts for the largest portion of the real estate industry, is still cited as a complex identification process and long processing time. Therefore, in this paper, we propose an improvement plan for the current electronic contract system through the introduction of blockchain technology, which is drawing attention with the development of PropTech, and explore the possibility of introduction by producing an experimental model of blockchain-applied electronic contract system in a programming language.

  • 본 연구는 부동산 경매 기일에 해당 지방법원 현장에 참석하기에 어려움을 느끼는 많은 개인(수요자)들을 위하여 해당 지역에 거주하는 입찰대리인들을 효율적으로 연결해주는 플랫폼이다. 본 플랫폼은 입찰대리인과의 입찰대리 계약을 체결해주는 플랫폼으로서, 입찰대리인은 기일에 경매법정에서 해당 수요자의 입찰행위를 대행한다. 이를 통해 부동산 경매 사건에 관심이 있음에도 불구하고, 시간/장소 측면의 제약으로 인하여 참여하지 못하는 대다수의 직장인들이 부동산 경매 입찰할 수 있다.

  • With the introduction of proptech, this study aims to find out the changes and necessity of introducing blockchain technology, one of the most popular technologies, in real estate electronic transactions. In addition, it is intended to develop evaluation indicators that classify newly created values within real estate electronic transactions and calculate the relative importance of each value area through technology application. To this end, the value that can be created when applying blockchain technology to real estate electronic transactions was classified according to the hierarchy, and considering that the evaluation criteria are complex and the importance can be measured differently depending on various factors, an analysis was conducted according to the AHP method for experts in practical and academic fields. As a result of the analysis, general value showed the highest importance in the first dimension, and digitalization of real estate information showed the highest importance in the second dimension.
