A Study on the Qualification System for Raising Engineers of Maintenance for Apartment Houses - Based on the Qualification System of the United States - (공동주택 유지관리전문인력 육성을 위한 자격체계에 관한 연구 - 미국의 자격체계를 중심으로 -)

  • Korea owns vast amount of apartment houses no less than those of world prominent countries, but did not pay enough efforts to maintain existing apartment houses and develop policies to reuse them due to growth driven policy of housing supply like construction of new houses. Korea constructed tremendous amount of houses in short period through government led forced house supplying policy, and resulted in excess houses such that present house supply rate happened to be reaching 110%. However, recently there are growing demand of change in housing policy due to social environmental changes like low birth rate and aging of society etc and nationals' demand for improvement of residential quality. When such social changes are demanded and 80% of apartment houses in Korea are less than 20 years old, renovations and remodeling of apartment houses are anticipated to emerge as important matter. In particular, the apartment houses in Seoul and the 1st generation new cities like Bundang and Ilsan etc have passed considerable period of time after construction and require safety measure, it is quite impending to raise engineers for the maintenance of existing apartment houses. Therefore, in this paper, direction for the raising of maintenance engineers in Korea was proposed through analysis of relevant qualification system for the apartment houses maintenance engineers in the U.S.

  • The proportion of apartment housing has been increased to solve the housing problems resulted from rapid growth in urban population and urban economy. With the increase in apartment's proportions and the concern about quality of housing, the contractors have made efforts to satisfy the customers in improving the quality of housing. Despite these efforts, the conflicts between the contractor and the customers are getting serious. Also the disputes and the litigation of defect are increasing because of the contractor's negative treatment and inadequate countermeasure. In this study the defect lawsuits which bring actions against the contractors are collected and analyzed. And then the strategic countermeasures are proposed according to the classifying the type of defect and size. The suggested countermeasure model before the defects are resulted is expected to contribute in developing the contractors strategies to reduce the conflicts against customers.

  • 최근 국내에서는 가입자 댁내까지 광케이블망이 인입되는 FTTH구축이 일반화 되고 있으며, 초고속 인터넷 서비스를 기반으로 통방융합 서비스중의 하나인 IPTV 서비스도 다양한 컨텐츠의 확보로 점차 가입자 수요가 증가되고 있다. 또한 VoIP도 통신사업자를 중심으로 일반전화 시장을 점진적으로 잠식하고 있는 추세이고, 향후 수년 내에 걸쳐 모든 가입자 댁내까지 광케이블망 구축이 완료되어 All IP화가 이루어질 전망이다. 2007년부터 전국적으로 일반주택 및 다세대주택을 대상으로 FTTH구축이 진행되고 있으며, 광간선망에서 분리되어 광배선망 분기지점에 설치되는 광접속합체 및 전주 광분기함에 설치되는 스플리터에 대한 다양한 망구성 방법 등 현재 적용되고 있는 다양한 FTTH 구축방법에 대해서 논하였다. FTTH 가입자 개통 방법에 있어서도 광옥외선을 이용하여 가입자 댁내까지 인입되는 방법 및 현장에서 직접 커백터 조립이 가능한 현장조립형 광커백터에 대한 품질확인 방법에 대해 설명 하고자 한다.

  • 엘리베이터는 국내의 빠른 성장과 함께 급속도로 보급되고 있는 수직 형 교통수단으로 국민 대다수가 이용하고 있다. 엘리베이터의 빠른 보급과 함께 여러 가지 원인에 의해 엘리베이터에 갇히는 사고로 인하여 승객의 불안감을 유발시킬 수 있는 부분이 많이 증가하고 있다. 따라서 본 논문에서는 공동주택 엘리베이터에서 이런 갇힘 및 오동작 등을 발생 시킬 수 있는 Surge, Sag, Interruption, Noise(Harmonic) 등의 유입에 대한 대책으로 엘리베이터 설비에 어떤 보상 및 대책 장비들이 설치되어 있고 그 사양 및 현장 설치 시설에 대해 조사 분석 하였다. 조사한 장소에서 대부분이 서지 보호 장치, 노이즈 필터, AC Reactor의 설비 설치가 미비하였다. 조사된 자료는 공동 주택 엘리베이터의 전기적 장해원인 분석 및 대책을 제시하는데 자료로 이용될 것이다.

  • 홈네트워크는 즐겁고, 쾌적하고, 편리하고, 안전한 삶을 위한 정보 인프라로, 초기에는 PC를 중심으로 한 데이터 중심의 서비스에서 시작되어, 사이버 아파트, 주택 자동화등 거주 환경의 변화에 따라 홈오토메이션, 고품질 인터넷 서비스 등의 A/V 기기 중심의 엔터테인먼트 서비스 중심으로 발전되고 있다. 본 논문에서 유비쿼터스 홈네트워크 거주자, 비거주자 그리고 전문가의 설문조사를 통한 선호요소 그리고 유비쿼터스 주거환경을 통한 파급효과를 통해 유비쿼터스와 주택을 결합한 유비쿼터스 홈네트워크 주택에 대한 앞으로의 설계에 대해 분석 연구하였다.

  • In the process of industrialization of our country in 1970's, Korea's housing strategy has focused on housing supply. Rapid completion and supply of apartment house buildings have caused a problem of their early deterioration due to their poor quality. In 1987 Housing Construction Promotion Act, therefore, included new regulations on housing re-construction. In July 2001, other new regulations on remodeling apartment buildings were also included in the Act. Reconstruction and remodeling have been considered to deal with such problems. This study suggests an appraisal criteria if they can select reconstruction or remodeling method in conducting their apartment building project. At first, evaluation items should be selected by the criteria of function31ity and economical efficiency. Second, the selected item is screened by AHP and multi-criteria decision-making methods. The result of study shows that the owners of apartment units will be able to select reasonable alternatives through the suggested appraisal method

  • Our nation's housing construction is given much weight over 32% in 2007 and especially apartment is taking over 67%. If we put into construction environment consideration, we are having a trouble with price cap policy and the realestate recession due to the global economic crisis. So in order to get competitive power and supply of cheap apartment, the necessity of cost saving is increasing. This research collected the past constructed apartment project's cost saving examples which were influencing on the construction cost, quality and time. We analyzed collected cost saving datum and assorted these in compliance with classification system. By analysis of correlation among datum with exclusion and integration, we make a propose cost saving Checklist that will be a base data to give a chance to use in working level and other research.

  • In terms of loan transactions, mortgage volume secured by housing in Korea is the most important market share. Hitherto housing finance policies are treated as a kind of property pricing policy. So it is time to import financial systems on behalf of the mortgage loan consumers like a mortgage broker. A mortgage broker is an intermediary that brings a borrower and a creditor together to obtain a mortgage loan. The broker takes the application, performs a financial and credit evaluation, produces documents, and closes the loan. Especially mortgage brokers present themselves as specifically acting in the interest of the consumer by shopping on behalf of the consumer for the best product that meets the consumer's needs and financial circumstances. The paper investigates the economic role of mortgage broker, foreign systems focused on USA, UK, Japan, and characteristics of Korean housing finance markets. Finally the paper provides policy recommendations about Korean mortgage broker system composed of licensing type, uniform professional practice standard, educational requirements.

  • Seoul, although having a housing stock as huge as that of world metropolitan cities, have implemented growth-oriented policies by constructing new housing units rather than using or rehabilitating existing ones. There were, therefore, few political efforts to preserve and rehabilitate multiple dwellings. Today, substantial time has passed since multiple dwellings in Seoul and the first-stage new cities such as Bundang and Ilsan were constructed. What is required to maintain the quality of the existing housing and use it with safety is loan, subsidy and tax incentive programs which are able to promote the maintenance of existing multiple dwellings. The objective of this study is to compare and analyze the maintenance systems of financial assistance(the loan, subsidy and tax incentive programs)of the world's largest cities with various housing types, I e New York and Tokyo, and then to propose to Seoul a framework for the maintenance systems.
