Effects of Physical environmental factors on Radiation fluxes in Urban areas (도시지역의 물리적 환경요소가 복사에너지 흐름에 미치는 영향)

  • The purpose of this study is to develop urban planning for mitigating thermal comfort by analyzing the relationship between various physical environmental factors and radiation fluxes focused on urban areas of Changwon city, Gyeongsangnam-do. Physical environmental factors were analyzed by sky view factor (SVF), land cover and land use types using GIS program. Radiation fluxes were measured upward and downward in solar and terrestrial radiation by mobile measurement during 3 days (2 daytime and 1 nighttime) in summer season. SVF is high in urban park less around buildings. High dense building sites were low. Downward solar radiation fluxes were the highest about $700W/m^2$ at daytime, and decreased in spatial type arranged dense buildings. Upward solar and terrestrial radiations was affected by land cover types that have thermal features such as reflectivity, emissivity, and heat capacity. Therefore, urban space needs appropriate planning with building arrangement, green walls and land cover replacement for mitigating thermal comfort in urban area.

  • 본 연구에서는 인공신경망 기법을 이용하여 산사태 발생원인에 대한 가중치를 구하였다. 여름철 집중호우시 산사태가 많이 발생하는 강원도 강릉시 사천면 사기막리 와 주문진읍 삼교리에 해당한다. 산사태가 발생할 수 있는 요인으로 지형도로부터 경사, 경사방향, 곡률, 수계추출을, 정밀토양도로부터 토질, 모재, 배수, 유효토심, 지형을, 임상도로부터 임상, 경급, 영급, 밀도를, 지질도로부터 암상을, Landsat TM 영상으로부터 토지이용도와 추출하여 격자화 하였으며, 아리랑1호 영상으로부터 선구조를 추출하여 l00m 간격으로 버퍼링 한 후 격자화 하였다. 이렇게 구축된 산사태 발생 위치 및 발생요인 데이터 베이스를 이용하여 인공신경망 기법을 적용하여 산사태 발생 원인에 대한 상대적인 가중치를 구하였다. 인공신경망의 역전파 알고리즘을 이용한 사기막리 지역과 삼교리 지역의 산사태 가중치를 보면 GPS를 이용한 현장조사와 위성영상을 이용한 변화탐지 기법모두의 경우모두와 훈련지역을 실제 산사태 발생 지역과 경사도가 0°인 지역, 실제 산사태 발생 지역과 Frequence ratio를 이용하여 작성한 취약성도에서 산사태 발생이 낮을 것으로 예상되는 지역, Frequence ratio를 이용한 취약성도에서 산사태 발생이 높을 것으로 예상되는 지역 과 낮을 것으로 예상되는 지역의 경우에서도 경사도는 1.5~2.5배정도 높은 상대적 가중치를 나타냈다. 이러한 가중치는 산사태 취약성도를 작성하는데 활용될 수 있다.

A Study on the Recognition Characteristics of the High School Students in Seoul about the Factors Influencing the Land Value (지가 형성 요인에 대한 서울시 고등학생들의 인식 특성 연구)

  • This study analyzed on the recognition characteristics of high school students in Seoul about the factors influencing the land value. The results are as follows; First, when the factors influencing the land value was divided into 'the factors related with the publicly assessed land value' and 'the unrelated factors.' Students recognized that the former had more influence on the land value than the latter. Second, students recognized that 'the relative factors of land' had more influence on the land value than 'the absolute factors of land'. Third, as a result of checking how much five evaluation criterions influence on the recognition characteristics about the factors influencing the land value, the distance to major facilities had the most influence on the recognition, while the situation of land use had the weakest one. Among 13 factors, the distance from the convenience facilities was most influential and the shape of the land was least influential. Fourth, there was a gap between recognition of choosing the highest land value areas and the lowest land value areas and recognition of degree that the factor influencing the land value had an effect on the land value. Lastly, when the result of recognition about factors influencing the land value and the land value ranking was compared with the result of the co-relation between the land value and factors influencing the land value of the real region, either similar or different results were shown.

A Study on the Determinants of Land Price in a New Town (신도시 택지개발사업지역에서 토지가격 결정요인에 관한 연구)

  • The purpose of this study was to estimate the pricing factors of residential lands in new cities by estimating the pricing model of residential lands. For this purpose, hedonic equations for each quantile of the conditional distribution of land prices were estimated using quantile regression methods and the sale price date of Jangyu New Town in Gimhae. In this study, a quantile regression method that models the relation between a set of explanatory variables and each quantile of land price was adopted. As a result, the differences in the effects of the characteristics by price quantile were confirmed. The number of years that elapsed after the completion of land construction is the quadratic effect in the model because its impact may give rise to a non-linear price pattern. Age appears to decrease the price until certain years after the construction, and increases the price afterward. In the estimation of the quantile regression, land age appears to have a statistically significant impact on land price at the traditional level, and the turning point appears to be shorter for the low quantiles than for the higher quantiles. The positive effects of the use of land for commercial and residential purposes were found to be the biggest. Land demand is preferred if there are more than two roads on the ground. In this case, the amount of sunshine will improve. It appears that the shape of a square wave is preferred to a free-looking land. This is because the square land is favorable for development. The variables of the land used for commercial and residential purposes have a greater impact on low-priced residential lands. This is because such lands tend to be mostly used for rental housing and have different characteristics from residential houses. Residential land prices have different characteristics depending on the price level, and it is necessary to consider this in the evaluation of the collateral value and the drafting of real estate policy.

An Analysis of Environmental Factors of Abandoned Paddy Wetlands as References and Changes in Land Cover Types in the Influence Area (묵논습지 환경요인 및 생태영향권 내 토지피복유형 변화 분석)

  • This study analyzed the characteristics of the soil and hydrological environment of abandoned paddy wetlands examined the changes in land cover type in the ecological affect area, analyzed the environmental factors of abandoned paddy wetlands, and examined the changes in land cover type in the ecological impact area. The ecological environment characteristics of the reference abandoned paddy wetlands were investigated through literature research, environmental spatial information service, and preliminary exploration of the abandoned paddy wetlands, and the basic data for the restoration of abandoned paddy wetlands ware provided by examining the changes in land cover type in the ecological impact area for 40 years. Through this study, it will be possible to manage the rapidly increasing number of abandoned farmland to be converted into wetlands so that it can perform functions equivalent to or greater than that of natural wetlands. In particular, as we checked the clues that abandoned paddy wetlands could spread to surrounding ecological influences through land cover changes, the study sites are highly likely to be reference wetlands, and if the topography, soil, water circulation system, and carbon reduction performance are analyzed carefully, it will be possible to standardize the development process. In addition, through the change in land cover, clues were confirmed that the abandoned paddy wetlands could spread to the surrounding ecological affect areas. The land cover type in the ecological impact area, forests was mainly distributed, but generally decreased rapidly in the last 10-20 years, and forests were changing from coniferous forests to broad-leaved forests, mixed forests, or grassland. It has not yet been fully called to the wetland, and it is found that it has maintained the form of barren or grassland, and as can be seen in the case of natural wetlands after more than 30 years after abandoned, it is expected that the transition will gradually proceed to wetlands that are structurally and functionally similar to natural wetlands.

모로코의 밭 관개사업과 경지정리

  • 20년전(年前)에 모로코에서 경지정리(耕地整理)와 관개조직(灌漑組織)의 배치(配置)에 관(關)한 모델이 개발(開發)되어 널리 사용(使用)되고 있다. '합리적(合理的) 배치법(配置法)'이라고 이름이 붙은 이 방법(方法)은 토지소유규모(土地所有規模)가 영세(零細)하고 여러가지 밭작물(作物)을 재배(栽培)하는 지역(地域)에서 현대적(現代的)인 농사법(農事法)과 윤환급수(輪環給水)를 하는데 적합(適合)한 방법(方法)이다. '합리적(合理的) 배치법(配置法)'은 다음 두가지의 다른 관개배치법(灌漑配置法)을 결합(結合)시킨 것이다. (1) 현대적(現代的) 집단농사(集團農事), 특(特)히 집단(集團) 경운(耕耘)을 주(主)로 한 농경기술자적(農耕技術者的)인 방법(方法), (2) 관개수로(灌漑水路), 배수로(排水路), 농도등(農道等)을 포함(包含)한 영구적(永久的) 포장관개조직(圃場灌漑組織)을 가진 관개공학기술자적(灌漑工學技術者的)인 방법(方法). 합리적(合理的) 배치법(配置法)은 분산(分散)된 여러개의 작은 필지를 통합(統合)하여 관개(灌漑)에 적합(適合)한 크기로 만드는데 관계(關係)되는 여러가지 요인(要因)을 다루어야 하며 필지의 크기, 지표(地表) 또는 스프링클러등의 관개방법, 작물(作物)의 종류(種類), 윤작(輪作), 농업(農業)의 기계화등(機械化等)이 이에 속(屬)한다. 이 방법(方法)을 적용(適用)한 지구(地區)에서 나타난 이점(利點)으로는 관개효율(灌漑效率)의 증가(增加), 수량(收量)의 증가(增加), 토지이용률(土地利用率)의 증가(增加), 현대적(現代的) 농사법(農事法)의 적용(適用) 증가등(增加等)이 있다.

  • The external diseconomy has been accelerated by the megaspatial structure of metropolis such as Seoul Capital Region(below SCR), Korea in which the more than 10 million populations inhabit. The main course for It could be elaborated by the overconcentration of the urban and regional function of various kinds. The study is performed to analyze quantitatively the status quo of the region as described above and proceed into forecasting the future population trend, the land use at location for the increment of regional population and to set the location of new towns in Seoul Capital Region System projected by the methods in computer algorithm of descriptive models such as the simple and multiple regress ion analysis models, the gravity model and the facility location on a plane model analysis. The goal and object ive of the metropolitan planning are to decentralize the regional growth management to the optimum degree, which will not hinder the economic growth of the region, but the result of the study is that we can not discourage the functional concentration of Seoul Capital Region and, we have to provide the region with the appropriate new towns.

An Analysis of the Development Potential at the Urban Regeneration Area (도시재생지역 개발 잠재력 분석에 관한 연구)

  • This study firstly finds the factors for positive development of urban regeneration cases from the point of view of a public sector, and then analyzes the development potential of Urban Regeneration Projects in Gyeonggi-do through the methodology able to measure the development potential objectively. The process to analyze the development potential is as follows. First, after finding indices through literature review, indices with redundancy and similarity are drawn by the discussion with relative experts. Second, four clusters and twelve indices are drawn by the verification of experts. Finally, criticality analysis of indices are analyzed by ANP. According to the result to apply criticality analysis of indices to urban regeneration cases, factors related to residential environment and local economy influence development potential more than those related to infrastructures and land-use.

Development of Selection Model of Subway Station Influence Area (SIA) in New town using Categorical and Regression Tree (CART) (CART분석을 이용한 신도시지역의 지하철 역세권 설정에 관한 연구)

  • In general, based on criteria of subway law, radius 500m from subway station is defined as SIA(Subway Station Influence Area). Therefore, in this paper, selection models of SIA are developed to identify appropriate SIA for recently developed 4 new towns based based on CART analysis. As a result, following outputs are obtained; (1) walking distance from subway station is the most influential factor to define SIA (2) SIAs vary with new towns (i.e., bundang city: 856m, ilsan sanbon city 508m, pyungchon city 495m), and (3) walking distance from subway station is influential to land price of SIA. In addition, bundang and pyungchon new town are more affected in land price and walking distance. Therefore, it is desirable for current definition of SIA (radius 500m from subway station) to reflect characteristics of land use and walking distance in the new towns.

  • 도시화에 따른 기상변화가 물수지에 미치는 영향을 분석하기 위하여 56개 연구지역에서 연 실제증발산량을 산정하였고, 도시화에 따른 연 유출량변화를 모의하기 위하여 연 물수지분석을 실시하였다. 실제증발산 산정을 위하여 수문기상자료와 토지이용자료를 이용하여 추정된 식생지수를 이용하여 지역별 반경 10km지역의 실제 증발산량을 산정하였다. 여기서 연 실제증발량은 Zhang 등에 의해서 전 세계 250개 유역에서 장기간의 물수지분석으로부터 유도된 경험공식을 적용하였다. 도시화정도가 큰 연구 지역의 경우 도시화가 진행됨에 따라서 잠재증발산량의 증가추세를 보이고 있다. 따라서 도시화에 따른 기상변화가 실제증발산량을 증가시키는 요인과 도시화가 진행됨에 따라 주거지면적이 증가하여 실제증발산량을 감소시키는 요인이 복합적으로 작용하는 것으로 판단된다. 도시화지역에서 유출량은 강수량의 변화에 직접적인 영향을 받고 있고, 실제증발산량의 변화정도는 강수량의 영향을 받음에도 불구하고 강수량에 비하여 그 편차가 크지 않다. 도시화에 따른 실제증발산량의 변화는 유출량에 큰 영향을 미치지 않는 것으로 판단된다.
