A Study of Development of Change Process for Configuration Management in Construction Project Management (건설사업관리에서 형상관리에 관한 변경 프로세스 개선에 관한 연구)

  • CM(Configuration Management) is a field of management that focuses on establishing and maintaining consistency of a product's performance and its functional and physical attributes with its requirements, design, and operational information throughout its life. Recently upcoming concept of CM, regardless of various definitions, consists of the organization and the process for value creation through project change management, value preservation by Risk, Project Management implementation by Change management. The CM provide a basis for, and a record of, the project's performance in meeting the scope, time, cost. Overseas international companies have already adopted the CM system and enjoyed the benefits arising from such systems. And the CM provides perspectives and insights applicable to all types of projects. This study presents the review on the current systems now in use at jobsites and known to be efficient, and the introduction and application of configuration systems now at big issue. Hereby indicates the connective system consisted of work process, change control and knowledge referring to the methods and actual cases as an effective promotion of CM.

Risk-based Profit Prediction Model for International Construction Projects (해외건설공사의 리스크 분석에 기초한 수익성 예측모델에 관한 연구)

  • Korean construction companies first advanced to the international markets in 1960's and so far have brought more than 4,900 projects which account for 193 billion dollars approximately. With the large increase of national employment and income being followed by the achievement, Korea's construction industry has made an enormous contribution to the improvement of domestic economy for the last 40 years. However, recently the increased risk in international markets as well as the sharpening competition with foreign companies promising in terms of advanced technologies and low labor cost have been driving Korean construction away from the market shares. According to ENR (Engineering News Record, 1994~2003), it is revealed that 15.1% of top 225 global contractors are suffering from loss in international construction markets. This phenomenon is largely due to the highly uncertain characteristics of international projects, which are inherently exposed to various and complicated risky situations. Furthermore, especially for Korean construction companies, it is often the case that the failure in an international construction project cannot be offset by even a sufficient number of successful domestic achievements. Therefore, not only the selective screening among the nominated projects which have strong possibility of collapse but the systematic strategies for controlling potential risk factors are also considered indispensable in international construction portfolio management. The purpose of this study is to first analyze the causal relationships of the profit-influencing variables and the project success, and develop the profitability forecasting model in international construction projects.

  • Nowadays PMIS (Project Management Information System) based on web is widely applied to communication, collaboration and community in construction jobsite for various organization such as subcontractors, general contractor, engineering company, supervisors and client. However, individual PMIS in jobsite is prone to be troublesome issue for integration and exchange of information regarding project management in corporate and may result in conflict of data application. The main reason should be lack of information strategy plan such as company master plan for information. This research shows a critical success factor that a big construction company of Korea establishes procedure and method for information strategy plan. In addition, It is to suggest how to be implemented PMIS architecture and execute business process innovation in corporate level. This research expects contribution that many construction companies reduce mistakes to be implemented management information system and to optimize system in corporate level.

Effective Management of Construction Information Using a XML Based Project Deliverable Management System (XML 데이터베이스를 활용한 성과물 관리 프로세스의 효과)

  • These days construction management is executed in an information technology environment, which creates a large volume of digital data. At the completion of a project, the contractor is required to transfer to the owner the digital data as project deliverables usually in a form of CD's. From an enterprise-wide view point, this traditional way makes the management of project deliverables ineffective as the data accumulated from different projects could be enormous. The objective of this paper is to propose a structured way to utilize a XML database for better management of project deliverables. The XML database provides an environment which users can access through a project deliverable management system (PDMS). A pilot of the PDMS has been developed to test the effectiveness of document control. The result of the test demonstrates that the effectiveness of project deliverable management can be increased by providing a high transportability and usability of data in the construction life cycle.

Exploratory Factor Analysis of the Causes of Corruption in Iranian Construction Projects (이란 건설 프로젝트의 부패 원인에 대한 탐색적 요인 분석)

  • The majority of construction projects, from the initiation phase to the project completion and operation phase, are influenced by various types of corruption. Iran, as a developing country, has been suffering from this issue in bidding, tendering procedure, contracts etc. Therefore, due to the importance of this issue, this study attempted to identify the causes of corruption and evaluate the most significant factors in the construction projects in Iran. To this aim, an intensive literature review was performed to investigate the various types of corruption and identify the potential factors causing corruption in construction projects. The questionnaire survey was designed, considering twelve forms of corruption, including 77 causes of corruption in construction projects in Iran. Out of 220 distributed questionnaires, 188 were returned by the participants. The valid collected data sets were analyzed and then Exploratory Factor Analysis was applied. It was discovered that "Inappropriate power-sharing," "Lack of obligation for human resources to properly use resources and abide by the rules and regulations" and "Lack of any monitoring of the government's performance" are the most significant factors. Findings from the study would be valuable for the construction projects authorities and academia in order to combat corruption in the construction projects.

  • 현재 국내의 건설 산업은 BIM(Building Information Modeling)이라는 새로운 패러다임으로의 변화를 모색하고 있다. 이미 국내 건축업계에서는 적극적으로 BIM개념이 도입되고 있으며 주로 국가 기반시설의 건설업무를 분담하고 있는 토목업계에서는 현재 BIM개념을 도입하기 위한 준비과정에 있는 단계이다. 이 연구에서는 대표적인 토목구조물인 교량을 대상으로 BIM개념 도입의 필요성과 교량을 건설하기위한 여러단계 중에서도 그 출발점이라 할 수 있는 구조설계 단계에 있어서 BIM개념의 도입 방법과 기존의 구조설계 프로세스를 BIM기반의 구조설계 프로세스로 변화하기 위하여 필요한 작업들에 대한 분석을 수행하였으며 결과적으로 교량 프로젝트에 대하여 BIM기반의 구조설계를 위한 최적의 프로세스를 구축하기 위한 연구를 수행하였다.

  • 최근, 가상건설기법 혹은 BIM 도입에 의한 원가절감을 실현하기 위한 노력이 대형 시공사를 중심으로 다양한 분야에 시험 적용되고 있다. 본 연구에서는 가상건설 기법에 의한 토목 프로젝트의 적용사례를 분석하고 그에 따른 원가절감 방안을 분석하여, 향후 적용방향성 및 절차를 제시하고자 한다. 이를 위해 최근에 실제 수행된 토목분야의 가상건설기법 적용 결과를 분석하고 그에 따른 원가측면의 절감효과를 분야별로 평가하였다. 또한 이러한 평가결과를 바탕으로 보다 실질적이고 효과적인 원가절감 결과를 얻기 위해 발주처와 시공사의 단계별 가상건설기법 적용절차를 제시하고자 한다.

Cause Analysis of Cost Overruns in International Infrastructure Project Conducted by Korean Contractors (해외토목 원도급사업의 원가상승 원인에 관한 연구)

  • In recent years, large Korean construction companies have suffered serious losses in their overseas business. Many practitioners and researchers have analyzed causes of cost overrun in these projects. However, these arguments have not been empirically verified based on acutal project cases. This study investigated cost overrun rate, contingency, allowance, predicted risk before bidding, and actual and residual risk after award in the 67 international infrastructure projects conducted by 13 large construction companies. The causes of cost overruns are derived as follows. First, they identified the possibility of cost overrun to some extent before the bidding, but did not reflect the enough risk money to bid price. In particular, this behavior was more severe in badly cost-overrun projects. Second, the causes of cost overrun were more influenced by external environmental risk than internal capability risk. However, the internal risk in badly cost-overrun projects was relatively high compared to cost-underrun projects. Third, badly cost-overrun projects failed to mitigate risk. However, cost underrun projects were affected more by low exterior risk conditions than by well mitigated risk. This study provides more informed knowledge in controlling project costs in international infrastructure projects.
