'친환경, 웰빙, 로하스', 요즘 아파트나 주택 분양 광고에서 빠지지 않고 등장하는 수식어들이다. 최근 1-2년 사이에 주거 수요자들은 커뮤니티와 편의 시설 못지않게 자연과 접한 조용한 주거를 중시하고 있다. 3-5년전에는 초고층 주상복합 아파트의 인기가 높았지만, 지난 해부터 자연 환경을 중시하는 고객들을 타깃으로 한 타운 하우스가 주목받고 있다.

Nowadays, urban townhouses are being developed in various forms according to the characteristics of different regions in consideration of the trends of the housing market. Misperceiving the needs of consumers or their characteristics as a house for living, however, they often end up becoming products that are not suitable for urban life or degraded on account of reckless regional development. It is so unfortunate that such trial and error keeps being repeated. Urban townhouses are advantageous because there is no such problem as either invasion of privacy or noise from neighbors, and it is possible to have one's own garden and enlarged parking space, obtain quality of grounding, and plan unique interior and exterior design. They are also equipped with the strengths of apartment houses as well, for example, the efficiency of joint control in crime and disaster prevention or security, architecture of diaphragm walls with the separation of gates, or the planning of common space like a central square or park. Therefore, there is a great chance that they can be developed as the types of urban housing. Accordingly, the purpose of this study is to establish the basic direction of developing housing products right as space for urban life and maximize the roles of urban townhouses. By understanding their spatial as well as functional elements as a house for living, this author aims to provide a guideline for housing product development to realize urban townhouses that can meet consumer needs.

Townhouse takes both private housings' and apartments' strengths as its own and forms a new style of house planning. It is highly convenient in maintenance and complement, also satisfying the residents with its independence and refundability. Currently, metropolitan area in Korea being the ignition of the townhouse planning, the gradual housing site development in metropolitan area is laying a foundation for further developments throughout Korea. Through amendment of legislation and qualitative upgrade of habitat, standard about new residence should be readied for activating of townhouse in korea. Therefore This research examines several residence types to secure diversification of residence type and good quality of residence place, introduce the townhouse that developed fast in internal recently and make a planed option for activating in korea.

Townhouse have been developed as alternative housing types for combining the characteristics of detached houses and high-rise apartments, Much research on townhouse have investigated physical environments of townhouse and provide a number of planning factors to be considered. However, these factors do not reflect the residents' experiences of the environments sufficiently. The aim of this research is to investigate residents' satisfactions in townhouse as an exploratory study which can be a basis for the improvement of residential environments in townhouse. First of all, we selected a target townhouse and conducted a field study to examine the existing state of the townhouse. Then a customized questionnaire was developed and distributed to residents in the townhouse for investigating their satisfactions on the residential environment. The questions included are divided into four categories; site environment, unit space, community area and housing management. Through the statistic analyses of the residents' responses, the residents' satisfactions of the residential environment were identified. Especially the residents' satisfaction on the community area, which revitalizes neighborhood relationships, is very high. They were also satisfied with the conditions of the sub-categories, 'a distinctive exterior' 'a private planning', 'outdoors' and 'landscapes', in townhouse. In conclusion, we suggested considerations for the improvement of the residential environments and the quality of life in townhouse.
