A Study on the Prediction of Initial Sales Rate on Apartment Housing Projects (민간 아파트 사업의 초기계약률 예측에 관한 연구)

  • Apartment developers consider the initial sales rate as an important indicator for their success of apartment development projects. They tried to achieve a secure level of initial sales rate. In spite of its importance, there is little research on the initial sales rate because of the difficulties in gathering proper data for analysis. This study, however, collects the data in initial sales rates in Su-won from various sources such as construction companies, marketing companies, sales companies and so on. By using this rare data, this study analyses the initial contract rate of apartment and estimates the initial contract rate by sales price. The result of this study shows that important of land area ratio, brand, and distance to park. It is expected that the proposed model will be used for apartment developers in sales planning phase.

Guaranteed Reserve Projections for the Guaranteed Interest Contract of Collective DC Funds (통합운영 DC의 이율보증 준비금 추정에 관한 연구)

  • This study suggests the level of guaranteed reserves that should be accumulated in order to provide guaranteed interest contracts to pension members. To calculate the guaranteed reserve, this study employs the method using variable insurance contracts with guaranteed interest options. The average return of three major pensions (national pension, private teacher's pension, civil servants pension) funds, from 2010 to 2018, is set as the target rate of return and then we establish 0%, 1.0%, 1.5% and 2.0% each as our minimum guaranteed returns for their respective guaranteed reserves. Our results firstly show that gaps between each guaranteed reserves are increasing as times goes on. Second, the probability of shortfall reserve is on the decrease as the pension fund is mature. Conclusively, a long-term conservative balance between risk and return is one of the best investing strategies in pension funds providing the guaranteed interest.

  • 내부자 위협이란, 조직의 보안 및 데이터, 시스템에 대한 내부 정보에 접근하는 현 임직원 및 전 임직원, 계약자와 같이, 동일한 조직 내부의 사람들로부터 발생하는 위협을 의미한다. 일반적으로 내부자들은 업무를 위하여, 시스템에 대한 합법적인 접근 권한을 가지며, 만약 이러한 권한이 오남용되는 경우에는 조직에 매우 심각한 피해를 입힐 수 있다. 이러한 내부자 위협은 외부로부터의 위협보다 방어 및 탐지가 훨씬 어려운 한계점이 있으며, 그 피해 규모가 매우 방대하다는 문제점도 존재한다. 이에 따라, 본 논문에서는 내부자 위협을 탐지하기 위하여, 이메일을 통한 기밀정보를 유출하는 유형의 위협에 대응하는 방안을 제안한다. 제안하는 방안은 조직 내에서 이메일을 발신하는 경우를 대상으로, 파일이 포함된 이메일에 발신자를 식별하기 위하여, 파일에 키 값 및 서명을 삽입하며, 발신되는 이메일을 모니터링하여 첨부된 파일의 유형을 파악함으로써, 동적 그래프를 통하여 시각화한다. 내부 시스템 및 네트워크에서의 보안관제 담당자 및 관리자는 시각화된 그래프를 확인함으로써, 직관적으로 정보 유출을 파악하고 대응할 수 있을 것으로 판단된다. 본 논문에서 제안하는 방안을 통하여, 조직 내의 내부자 위협을 탐지할 수 있으며, 데이터 유출 사고가 발생하는 경우, 유출자를 빠르게 식별하고 초기에 대응할 수 있을 것으로 판단된다.

Estimation Method of Waste Amount from Materials to Develop Generation Rates of Construction Waste in New Apartment Construction Sites: Focused on Bill of Quantities for Architectural Works (신축아파트 현장의 건설폐기물 발생원단위 개발을 위한 자재별 폐기물 수량 예측 방법: 건축공사 내역서의 투입 물량을 중심으로)

  • The amount of new apartment construction has been trending upward in 3~4% each year since 11% increase in 2002. Currently, in public apartment construction sites under separate delivery system for construction waste processing, the significant difference between estimated quantity for contract and actual amount frequently causes severe controversy among project participants. Many factors such as poor environmental management, inadequate contractual amount are assumed to influence the above problem, and the requirement to revise existing generation rates, the key criteria applied in estimating the quantities of waste, is increasing. Most of generation rates were established in early 2000's, and have difficulty in reflecting the changes from new materials and technologies accordingly. Therefore, this study aims to clarify the types of construction waste for each trade and the forecast method as preliminary work in order to develop more accurate generation rates for construction waste in new construction. To achieve this purpose, the architectural bills of quantities in ten apartment projects executed during 2010~2013 were collected, and the possible waste types and reasonable material loss ratio for each item from temporary works to owner-supplying material area were defined and compared through the workshops and interviews with the experts and on-site environmental managers. The results of this study will contribute to establishing the categories of construction waste for construction trades and proper generation rates by the indirect estimation method in new apartment construction in the follow-up study.

Development of an Algorithm for Automatic Quantity Take-off of Slab Rebar (슬래브 철근 물량 산출 자동화 알고리즘 개발)

  • The objective of this study is to propose an automated algorithm for precise cutting length of slab rebar complying with regulations such as anchorage length, standard hooks, and lapping length. This algorithm aims to improve the traditional manual quantity take-off process typically outsourced by external contractors. By providing accurate rebar quantity data at BBS(Bar Bending Schedule) level from the bidding phase, uncertainty in quantity take-off can be eliminated and reliance on out-sourcing reduced. In addition, the algorithm allows for early determination of precise quantities, enabling construction firms to preapre competitive and optimized bids, leading to increased profit margins during contract negotiations. The proposed algorithm not only streamlines redundant tasks across various processes, including estimating, budgeting, and BBS generation but also offers flexibility in handling post-contract structural drawing changes. In particular, the proposed algorithm, when combined with BIM, can solve the technical problems of using BIM in the early phases of construction, and the algorithm's formulas and shape codes that built as REVIT-based family files, can help saving time and manpower.

An Empirical Study on the Effect of Respondent Bias in PSM : Case in Apartment Pricing (PSM 가격평가 주체에 따른 아파트 가격결정 효용성 실증연구)

  • PSM is widely used pricing tool in field by the reason of data collection convenience and analytical intuitiveness. However, In high involvement environment, strategic respondent bias influence in reducing the price. By using 3 empirical cases of LH apartment for sale, We found that latent consumers' recognition of the range of acceptable and the range of optimal price are lower than real estate agent representative respondents'. This phenomenon is considered loss aversion effect of prospect theory to reduce loss by reducing price, and more influenced in high involvement situation than latent consumer respondents'. Also we found PSM result using real estate representative data is more useful in real market than latent consumers data distorted by loss aversion effects. The meaning of this study is finding some limitation in PSM using consumer data generally used. In further study, development of PSM measurement tool to minimize the effect of strategic bias are need to be studied. Also some new approaches in reinterpretation of the range of acceptable price and the range of optimal price are need to be followed.
