Preferences and norms for multi-family dwellings of Korean households (집합주거 선호 및 규범에 관한 연구)

  • 주택부족 문제의 효율적 해결방안의 하나로 보급되기 시작한 아파트는 다양한 문제의 표출에도 불구하고 '좁은 땅에 많은 주택 공급'이라는 한국 현실에 가장 적합한 주거유형으로 정착되고 있다. 본 연구는 아파트를 비롯한 여러 유형의 집합주거가 어떤 계층의 가족에 의해 선호되고, 나아가 이상적인 주거유형 규범으로 인식되고 있는지 규명하기 위한 것이다. 모델에 포함된 변인중 가장의 연령과 학력은 현재 거주하는 주거유형 및 집합주거 선호에 유의적인 영향을 미치는 것으로 나타났다. 또한 현재 집합주거에 거주하는 가정일수록 높은 집합주거 선호를 보였다. 집합주거 규범에 관한 분석에서는 집합주거 선호 변인만 유의적인 영향을 주어, 집합주거를 선호하는 가정일수록 이를 한국 사회의 주거유형규범으로 생각하는 경향이 많은 것으로 해석할 수 있다.

Characteristics of Housing ownership Structure and Residential Location Preference of Korean Immigrants: Case Study of Korean Immigrants in Washington State (한인 이주민의 주택 소유구조 및 주거입지 선호 특성 -미국 워싱턴 주 사례를 중심으로-)

  • This paper aims at, analyzing the characteristics of immigration path, residential status and residential location preference of Korean immigrants in Washington State of United State. The main results of this study are as follows. Firstly, according to the questionnaire survey results, respondents tend to prefer own housing as their incomes are higher. Secondly, Location factors which respondents most prefer are safety, natural environment and school district. Thirdly, household income influences the housing ownership rate of respondents, according to the result of binomial logistic regression analysis on the impact of individual characteristics of the respondents on the housing ownership structure. Finally, according to the results of logistic regression analysis on the impact of individual characteristics and housing ownership structure of the respondents on the residential location preferences, (1) respondents who own housings more prefer school district as residential location factor, (2) respondents their age are over 40 years old prefer safety/amenity as residential location factor, (3) respondents their immigration period are more than 10 years prefer safety/amenity as residential location factor, (4) respondents their initial immigration region are not Washington state prefer safety/amenity as residential location factor.

The Relation among Residential Mobility, Values of Independence, and Preference for Uniqueness (주거 유동성,독립성의 가치 및 독특성 선호 간의 관계)

  • This research examined the relation between personal history of residential moves and psychological independence. In particular, this research tested how actual self-importance (vis-a-vis perceived social importance) of values (Study 1) and preference for uniqueness (Study 2) would vary as a function of past experience of moving. The results showed that personal history of residential moves was positively linked to actual self-importance of individualistic values and perceived social importance of collectivistic values. In addition, the results demonstrated that individuals with frequent residential moves generally showed a greater liking for uniqueness. The implications of these results for the direction of causation between residential mobility and psychological independence are discussed and suggestions for future research are made.

Empirical Analyses of the Relationships between the Factors of Residential Mobility and Preferable Residential District: The Case of Daegu (대구시 주거이동 결정요인별 선호주거지역 분석)

  • We explore what factors influence the residential choice and mobility of people, and try to figure out the preferable residential district in Deagu. Household, housing characteristics, and neighborhood environments are considered as explanatory variables to predict the residential choice and the preferable residential district, and logit regression is used for the analysis. We found age, ownership, income, property, and education level as household characteristics, building age as housing characteristics, and accessibility to park and open space, public library and shopping mall as neighborhood environments are significant in determining residential choice of people whereas housing size, accessibility to elementary school, local market, cultural facility and gymnasium are not significant. These results imply people choose the residential district according to household characteristics as they did, as well as choose according to housing characteristics and neighborhood environments which are newly issued factors.

A Study on the Residential Environment Preference and Needs of the Multi-academic Young Single Family Based on Life Style (라이프스타일 기반 다학제적 청년층 1인 가구의 주거 환경 선호 및 요구 분석)

  • Recently, the proportion of single-person households is on the increase in Korea, expected to reach 34.6% in 2035. Among the single-person households, Young single family households are facing greater difficulties due to high house prices in Korea. The government is expanding its support to Young single family, executing various policies such as public lease housings, private lease housings for youth, youth dormitory, etc. The purpose of this study is to understand the exact housing requirement of Young single family households who have different lifestyles with other age groups and provide base line data for youth house planning which will be in use later on. Study methods are shown below. First, this research studied the status and characteristics of Young single family households by looking into literature. Second, by studying previous studies concerned with life style and housing preferences of youth, the tool for investigating preferences and needs of housing environment by Young single family households was composed. Third, survey on characterstics of space usage, preferences and needs on flat composition, and preferences of interior design were conducted based on lifestyle of Young single family-households. The survey was conducted as an online survey using SNS for 150 Young single family holds from the age of 20 and 39, including students and office workers from December 2018 to January 2019. The results are as following. (1) Looking into the space usage characteristics, considering that various activities other than basic functions take place in bedroom and living room of small-sized Young single family households, we need to consider this additionally when planning the housing. (2) Looking into the preferences and composite needs of flat composition, the subjects demand separate bed room and more living room space, and also demand expansion of living room space where various activities take place and additional storage such as dress room in bed room (3) The preferences toward interior design show preferences toward modern style and achromatic color, a representative color. The subjects also prefer floor finishing materials normally used for living spaces, and indirect, soft lighting that uses wall. Also, there are differences between interior design preferences between students (20's) and office workers(30's) due to their different lifestyles. Research is needed to propose practical residential environment requirements and plans through a case study of actual public rental housing and a wider range of users.

  • The purpose of this paper is to analyze the residential location preference factors by households' characteristics in the case of Seoul metropolitan area households. The main results of this study are as follows. Firstly, residential location factors most preferred by Seoul metropolitan area households are accessibility of public transportation, followed by security and living environment. Therefore, we can see Seoul metropolitan area households prefer amenity and quality of life as residential location factors. Secondly, according to the results of AHP by age and household income, the residential location factors Seoul metropolitan area households prefer are different by age and household income. Thirdly, according to the results of comparative analysis between the case of Seoul metropolitan area and Daegu Gyeongbuk households, Seoul metropolitan area households more prefer safety and quality of life, on the other hand, Daegu Gyeongbuk households more prefer investment value of housing.

  • The purpose of this study was to suggest the basic material of elderly housing complex development by examining the preferred residential environmental characteristics of the elderly housing complexes according to the situation of old age of the pre-elderly. The study was conducted assuming eight different situations of old age according to health conditions, couple living conditions, and economic conditions. The subject is the pre-elderly who want to live in the elderly housing complexes in the future is unlike other studies, so the result of their preferred residential environmental characteristics would be more concrete and reliable. In general, the preferred residential environmental characteristics of the elderly housing complex change with the situation of old age. This suggests various elderly housing should be considered as the situation of old age develops.

  • 본 연구는 거주자를 고려한 색채계획에 기초자료로 활용되고자 주거공간의 색채계획 실태와 선호하는 색채를 파악하고, 이를 사용자 측면에서 평가하였다. 연구결과는 다음과 같다. 첫째, 거주자들은 마감재를 선택하는데 있어서 특정한 한 가지 요인보다는 여러 가지 요인을 동시에 고려한다. 둘째, 주거공간에서 색채는 실내분위기를 결정하는데 중요한 요소라고 평가하고 있음을 알 수 있다. 셋째, 현재 거실공간과 부부침실의 경우 천장과 벽의 색상(Hue)은 N(흰색)계열이었고, 색조(Tone)는 밝은 톤으로 마감되어 있음을 알 수 있다. 이러한 색채계획에 관한 만족도는 보통인 것으로 나타났다. 넷째, 거실공간과 부부침실에서 가장 선호되는 마감색채는 현재의 것과 동일하게 나타났지만, 현재 마감된 색채보다는 색채종류가 더 다양함을 알 수 있었다.

Intention to Move, Reasons for Considering Moving, and Future Housing Preferences of Senior Residents Living in Multifamily Housing in the United States (미국 아파트 노인거주자의 주거이동 의사, 주거이동 고려이유 및 주거 선호에 관한 연구)

  • This study identifies intention to move, reasons for moving and housing preferences of US residents 55 and older living in non-subsidized and market-rate multifamily housing in the United States. Data were collected using an on-line survey; mixed methods were used for data analysis (N=431). Results show that more than half of the respondents intend to move. Senior residents who were younger than average age of the respondents, not married, renters, had no elevator, and reported lower residential satisfaction with their housing unit, multifamily housing community and local area were more likely to intend to move. Seven reasons for considering moving were found: finance, health, lifecycle stage, housing unit, multifamily housing community, other. When asked about their future housing, more than 80% desired independent living rather than assisted living facilities or nursing homes, 40% wanted to live in multifamily housing, and 51% hoped to own their housing rather than renting. The findings offer meaningful information to the multifamily housing industry in the United States and in countries where the population is aging and where multifamily housing is the predominant housing type.
