지능형 건물 인증제도의 적용대상은 건축물의 용도에 따라 크게 주거용 건물과 비주거용 건물로 나눌수 있으며 건축시점에 따라 신축건물과 기존 건물로 나누어 고려해 볼 수 있다. 또한 시행주체에 따라 공공발주 건물과 민간발주 건물로 나눌 수 있으며 건물의 규모 및 집합형태에 따라 적용대상을 단일건물, 복합건물 등으로 구분할 수 있다.

이르면 내년부터 지방자치단체가 직접 재개발.재건축 정비계획을 수립하고 비리로 처벌받는 건설업체는 재건축.재개발 사업 입찰자격이 제한된다. 그 대신 조합원들의 자금 부담을 덜어주기 위해 사업초기 단계에 도시.주거환경정비기금이 지원되고 재정비촉진지구에서는 시공사를 복수로 추천하는 경쟁방식이 도입된다. 정부가 올 가을 정기국회에 제출할 도시 및 주거환경정비법, 재정비촉진특별법의 개정 방향을 알아본다.

The purpose of the study was to identify the status of satisfaction level, moving motivation, the level of housing choosing behavior, and housing needs of potential purchasers in bukgu new housing area, Ulsan. The survey used questionnaire from 336 households living in bukgu area and analyzed using descriptive statistics, and one-way analysis of variance and Scheffe' multiple range test. The research results showed low degree of residents' satisfaction in storage space, neighborhood environment. The moving motivations were physical environment improvement, education environment, walking road, view and lighting.

In this study, we are to exam the flexibility of the house planning in Korean situation. For this, not only the study of literature but the analysis of occupant's behavior are needed. This paper is limited in the research of literature. As results, 4 dimensions of the problems in the flexible house planning are extracted. They are, choice and partispation of occupants, reinvestment of a supplementay expenditures, occupant's preference of flexible house, and the problems of exisitin planning of apartment house.

오는 7월부터 ''도시 및 주거환경 정비법''이 시행되면 공동주택 시장은 크게 변할 것으로예상된다. 이 법은 그 동안 개발지상주의가 팽배해 있던 공동주택 시장을 성장관리 체제로 전환해 관리하겠다는 의도에서 출발했다. 이 법이 시행되면 향후 재건축사업은 도시계획 차원에서 관리가 가능해지고, 그 동안 수많은 사업추진 과정에서 나타난 비리와 잡음이 차단되는 등 운영관리 측면에서 긍정적인 변화를 기대할 수 있게 된다. 하지만 이러한 내부적인 변화에도 불구하고 도시 및 주거환경 정비법의 도입은 공동주택 시장에 여러 가지 문제점을 노출할 우려가 높다.

정보가 저소득 서민들의 주거안정을 위해 보금자리주택을 마련하고 시행에 들어감에 따라 관심이 모아지고 있다. 보금자리주택은 임대주택의 확장 개념으로 저소득 및 서민층의 주거 안정을 위한 공공(정부)의 주택사업이다. 2008년 9월 19일 저소득층의 주거불안 해소 및 무주택 서민의 내집마련을 위해 2018년까지 1백50만호 건설 계획이 발표됐고(2009년 9월 현재 2012년으로 앞당겨짐), 2009년 4월 21일 보금자리주택 특별법이 마련돼 시행중이다. 2009년 한 해 동안 보금자리주택으로 13만가구가 건설될 예정이며 이중 수도권에 9만호(그린벨트-이하 GB- 내 3만 가구), 지방에 4만호가 지어질 예정이다. 본지는 회원사 및 독자의 이해를 돕기 위해 보금자리 주택에 대하여 자세히 살펴보기로 한다.

The purpose of this study is to understand the present status of life style and housing demands of residents in Yoing-in and Kwang-Ju in Kyung-Ki province, Korea. Field study methods were carried out practically using participant observation method and open-ended interview method, and the data were gotten by sketch, recording, photograph and memo. As a result, the followings were proposed. First, it was necessary to hide or reduce of the neighborhood's noise or direct view because those people thought the invasion of the privacy problem was very severe. The master planning of the complex method could be an alternative plan for this kind of problems. Second, it was needed to be the planning that could follow up the out-door friendly situations. To achieve this, the in between living space are needed that connected the outside and inside of the house. Third, the planning of the housing space should flexible for each participant's needs of the future. To achieve this, each unit in the suburban housing complexes should be fixed to the each character of the people's various needs.

The purpose of this study is to grasp the present state of a outdoor space planning and to analysis plan characteristics in based on regional characteristics in Housing complex plan. The analysis result of this study is as follows : first, we know that the right of regional characteristics is appearing variously every research workers. also an analysis about regional characteristics that should be considered in housing complex plan was insufficient. Second, regional characteristics can be classified into 5 factors. These are classified as a context of location, city link, life atmosphere, needs of locals and creation of image. Third, it has originality against other housing complex to graft items connected with 'U contest' on outdoor space planning. Also, it has affirmatively effected on image of Buk-gu and recognition of Dong beyn-dong and Seo beyn-dong. It is get out of the uniform design by a planning based on land and surrounding environment in arrangement and forms. Also residents have the satisfaction and pride in arrangement considering the climate of a region and security of the green space.
