The research of estate development scheme in residential environment improvement (주거환경개선사업지구의 필지개발 방안에 관한 연구 - 개별필지집적방식에 의한 노인복지공동주택사업의 적용가능성을 중심으로 -)

  • When rate of stated and public owned demesne in residential environment improvement is low under the limited resources of revenues, the new infrastructure for the maintenance of the existing estate has increased land reduction rate thus the place where lot of small estate find it difficult to accept as the feature of residential environment improvement. Although 'Diffusion model of residential environment improvement' which designed to overcome existing residential environment improvement, is middle of progress, there is not any suggestion made to solve problem caused by short of estate in order to maintain small estate and total Infrastructure. In feature of resident, we also notice ageing not only facilities and building. 'Elderly housing' can be presented as an alternative living style to solve housing and elderly matter which are caused by accumulation of individual estate and aging at once. Therefore, this research identifies resident's perception about elderly housing and recognizes task and potentialities that has to be solved in order to apply virtually to residential environment improvement.

A Study on Application and Development of Evaluation Indicator for Parking Environments in Residential Areas Using AHP (AHP분석기법을 이용한 주거지역의 주차환경 평가지표 개발 및 적용에 관한 연구)

  • The aim of this study is to develop evaluation indicators for parking environment in residential areas. Recently, lots of local governments in korea are implementing projects for parking environment improvement. However, there are no indicators for parking environment evaluation except for the rate of parking supply by registered cars. So, it is really difficult to prioritize projects and monitor the result of projects. Therefore, this study presents six indicators for parking environment evaluation and its weights using AHP through the survey. The result of this study proposed the assessment model for parking environment based on indicators and it was found that actual data in Incheon can be simulated in reality. And this result also is expected to help monitoring and selecting projects.

  • 인구증가와 급속한 산업화에 따른 대량생산, 다량소비로 인해 쓰레기의 발생량은 지속적으로 증가하고 있으며 생활수준의 향상으로 쓰레기의 질적 특성도 변화되고 있다. 정부는 분리수거로 쓰레기 감량화 유도를 위해 지난 ’95년부터 쓰레기 종량제를 전국적으로 실시하고 있으나 수거∙운반단계에서 발생하는 문제는 크게 개선되지 못하고 있다. 따라서 쓰레기 방치에 따른 악취, 미관저해 등의 환경 위생적인 측면과 교통 안전 등의 문제를 해결할 수 있는 새로운 개념의 수거∙운반방식 도입의 필요성이 대두되고 있다. 쓰레기 자동집하시설은 지하관로를 통해 쓰레기를 수거하는 방식의 최첨단 시스템으로 지상에서 쓰레기를 볼 수 없는 쾌적한 주거환경 조성 및 기존의 수거∙운반 단계의 단점을 해결한 쓰레기 수거 시스템이다. 이미 유럽 및 일본 등에서 도입되어 운영되고 있는 쓰레기 자동집하시스템은 삶의 질 향상과 함께 에서 운영비 절감 등 경제적인 면에서 우수성이 검증된 바있다. 국내에 쓰레기 자동집하시설이 도입된지 10여년이 지났으나 그동안 주상복합 및 병원, 오피스텔 등에만 적용될 정도로 시장이 매우 미미했었다. 최근들어 쾌적한 주거환경에 대한 관심이 높아짐에 따라 지자체 및 발주처가 확대적용할 예정이어서 새로운 시장으로 떠오르고 있다. 최근 토지 공사가 성남 판교 집하시설과 용인흥덕지구 집하시설 입찰에 들어갔고, 주공도 광명소하지구 집하시설을 입찰에 붙였는데 건설업계의 관심이 집중되었다. 이와 관련 본지는 쓰레기자동집하시설 도입 필요성 및 원리, 국내 적용 현황 등에 관해 자세히 알아보고, 우양기건(주)(대표 강석대)가 인천광역시 도시개발공사로부터 분리발주 받은 송도4공구 1, 2단지 쓰레기관로수송설비공사의 시공사례를 알아본다. 향후 쓰레기 관로수송설비공사는 주택 단지 형성시 반드시 필요한 공사중의 하나이며 지자체로부터 분리발주될 가능성이 높은 공사 중의 하나이므로 우리 설비건설업계가 관심을 가져야할 분야이다.

A Study on Management Plans through Case Analysis of Residential Complexes in Commercial Areas in Daejeon (대전시 상업지역 주거복합건축물 사례 분석을 통한 관리방안 연구)

  • Recently, due to the location of residential complexes in commercial areas of large cities, the urban function is shifting from commercial to residential.In order to improve the use volume system in the commercial area of Daejeon Metropolitan City, the system of special and metropolitan cities was compared and analyzed, and problems were derived by analyzing 8 cases. First, use classification of mixed-residential buildings, Second, unbalance of urban planning for functional loss of commercial area, Thrid, damage on urban environment due to difference of development density. Accordingly, improvement measures include First, securing the ratio of residential function and mixed use at least 10%, Second, securing urban competitiveness by inducing facilities that combine various uses and functions. The overall floor area ratio of housing is applied, Third, the development density is presented through the establishment of the district unit plan and consultation.

Satisfaction Level & Improvement Priority of Community Environment According to the Development Concepts of Residential Complexes - The Case of The 3 Residential Complexes in Cheongju Area - (택지개발지구 특성에 따른 거주자의 생활권 내 근린환경만족도 및 개선우선지수 - 청주권 3개 택지개발지구를 중심으로 -)

  • This study has the purpose to reveal the differences of residents' satisfaction level & demand of community environment and recognized residents' improvement priority of community environment at 3 complexes at the big city in the provinces. The 3 residential complexes had differentiated developmental concepts; the residence-oriented complex, the residence-government mixed complex with an eco-friendly concept, and the outskirt residence-industry mixed complex. Followings are the results of the study. 1) The satisfaction of residents in the community environment correlates with the increasing convenience facilities after construction. In the new outskirt complexes of smaller cities, dissatisfaction occurs more with public transportation rather than the road system, so that efficient public transportation systems, inner and neighboring areas, is requisite. 2) Even in the residence-oriented complex, the education environment does not entirely account for satisfaction level; the green environment is also second in priority after the education environment. In the residence-government mixed complex with an eco-friendly concept, a good natural environment does not entirely account for satisfaction level; education environment is also second in priority after the natural environment. The supply of sufficient schools may be fulfilled in the ways of reform of the education zone with neighboring existing residential areas. In the outskirt residence-industry mixed complex of smaller cities, priority was placed more on the location and convenience; this explains the complex's poor access to downtown.

A Study on the Block Structure of the Land Readjustment Project Districts Focused on the case study of Cheongju City in the 1970's (토지구획정리사업지구의 가구(街區)체계에 관한 연구 -1970년대 청주시 사례를 중심으로-)

  • This study examined the characteristics of a district through the concept of a block system in the physical aspect of the four land readjustment project districts of Cheongju City in the 1970s. The results of this study are as follows. First, the local road system for accessing the main road network and blocks was well established compared with the current urban development standards. On the other hand, since the access roads to the individual lots in the block were not equipped properly, it was difficult to improve a house. Second, according to the characteristics of the block, the Aspect Ratio of blocks was 1: 2 on average and most of those directions was east-west. The area of block from the 1st to 3rd districts was increasing, but districts 4 were decreasing. This also was changed to the shape of a contemporary block system. The larger the size of the block area, the lower the Jeobdoyul. Third, in terms of the characteristics of the lot array, blocks with a multi-row system of $4{\times}4$ or more were lots up to the 1st to 3rd district, but 4th district was improved greatly. Because blocks close a square shape have become excessively poor with Jeobdoyul, it was judged that it is difficult to improve the residential environment. Moreover, as the type of the residential development by the land readjustment project is standardized considerably and this type of land area is extensive, it can be an alternative to control the urban sprawl of suburbs if it finds the way to improve this type of the residential area considering this characteristic.

건설안전리포트: 소통과 배려로 새로운 안전을 창출하는 현장 - 계룡건설 대전도안지구 동서대로(광로2-10호선) 건설공사 현장

  • 대전 서남부 지역 주거환경 개선을 위해 도안신도시가 한창 개발주인 가운데 일부 아파트는 벌써 입주가 완료되면서 신도시로서의 면모가 차츰 갖춰지고 있다. 이 시기에 맞춰 교통의 흐름을 원활히 하기 위한 터널공사와 교야 공사도 함께 분주히 진행되고 있다. 오늘 찾은 현장이 바로 터널공사와 교량고사를 담당하고 있는 계룡건설 대전도안지구 동서대로 건설현장(현장소장 이기욱)이다. 총 연장 1.82km의 편도 4차선터널과 3백여미터의 교량 건설이 한창인 이 곳은 중장비가 연신 들락거리는 가운데 각종 차량과 인력이 유기적으로 들어가며 안전시공, 무재해 시공에 연염이 없다. "신바람 나게 즐기면서 재미있게" 일을 하고 있는 계룡건설 대전도안지구 동서대로 건설현장(이하 동서대로 현장)을 찾아 이들만의 안전 이야기를 들어 봤다.

A Case Study on Urban Regeneration Projects for Declined Industrial Districts in Downtown Area (도심 노후산업지구 도시재생사업 사례연구)

  • It is needed to regenerate declined industrial districts in downtown area through to invite new industry and to improve urban environment. The purpose of this paper was to make suggestions on the urban regeneration for the districts. I have taken a literature research and a site analysis with cases of 'the South Lake Union' in Seattle and 'Pearl District' in Portland, USA. The result of the analysis was as follows: (1) The land use was changed to mixed use of business-commerce-recreation. The building use was changed to facilities for work, play and live. (2) Infrastructures were improved for user oriented facilities such as pedestrian friendly street, public parks & open spaces, public transportation system, and life supporting facilities. (3) The place identity was enhanced through the preservation of urban structure-tissues, renovation of existing buildings, and preservation of historical heritages.

The Evaluation of Outdoor Environmental Quality Level at the Improvement Area of Residential Environment - Case Study of Taegu - (주거환경개선사업 지구의 옥외환경의 질적수준평가 - 대구광역시를 중심으로 -)

  • The purpose of this study is to evaluate the outdoor environmental quality level at the improvement areas of residence and examine the changes of these areas where the improvement process has been performed. The indicators of outdoor space were examined for case study and several improvement areas were selected and analyzed in terms of these indicators. The improvement areas may be divided into two branch, one is a housing improvement area and the other is a multi-family housing area. The results of this study were as follows; 1) Land-use intensity in both cases was much higher than before. 2) Open space ratio in the housing improvement areas was not enough but in the multi-family housing areas was enough. 3) The road ratio in both cases was much higher. 4) Parking space was not enough to accomodate all the cars in projects. 5) Public facilities and green space did not exist in housing improvement areas but existed a little in multi-family housing areas. In order to improve the environmental quality level, the proper residential density such as dwelling density, open space ratio, land-use intensity should be planned in advance.

  • 농업유역은 농업 활동이 이루어지는 농경지와 산림지, 주거지 등으로 구성되어 있으며, 농경지에서 필요한 물을 확보, 공급하기 위한 수원공시설이 위치하고 있다. 수원공은 하천수 및 지하수를 저류, 취수하여 관개 지구에 공급하게 되는데 이로 인하여, 상, 하류 하천유황이 증가하거나 감소하게 된다. 물순환이란 비나 눈이 내려 침투, 유출, 증발산 등의 과정을 통해 공간적, 시간적으로 변화하며 이동하는 자연적인 현상을 말하며, 상하수도 등 배수시설의 영향에 따라 발생하는 인공계 물순환도 광범위한 물순환에 포함된다. 최근 불투수면의 증가, 과도한 지하수 사용 등으로 인해 하천의 건천화, 지표유출량 증가 등 물순환 구조가 왜곡되고 있으며 왜곡된 물순환 회복을 위해 물순환 선도도시 조성, 물순환 회복조례가 신설되는 등의 노력이 있었다. 물순환 선도도시 조성 및 회복조례는 불투수면의 저감, LID 기법 적용 등을 통한 물순환 개선에 초점을 맞추고 있으나, 농업유역의 물순환은 농경지와 농업용수 공급을 위한 수원공에 큰 영향을 받아 이를 통한 물순환 개선에 초점을 맞춰야 한다. 본 연구에서는 농업유역의 농경지 및 수원공 관리방안에 따른 유역 단위 물순환 변화를 평가하고자 하였다. 이를 위해 모듈 기반 농업유역 수문모형을 통해 농업유역 물순환을 모의하였으며, 물순환율 개념을 통해 유역 단위 물순환 변화를 평가하였다. 물순환율은 환경부에서 제시한 (1-직접유출률) (%)의 식과 농업유역 특성을 반영한 농업유역 물순환율 두 가지를 통해 평가하였다. 농업유역 수자원 관리방안은 수원공인 농업용 저수지의 제한 수위운영에 따른 효과와 농경지는 관개 지구에 물꼬 및 담수심 관리방안을 적용하였으며 각 관리방안에 따른 물순환율을 도출하였다. 농업용 저수지는 제한 수위운영을 통한 유역 물순환 개선 효과를 확인하였으나 관개 지구에 적용한 물꼬 및 담수심 관리방안의 효과는 미비한 것으로 나타났다.
