  • 본 연구는 필지개발 도구를 통하여 전문가가 주거환경정비사업의 필지개발과 관련된 정보를 전문가와 주민에게 제공함으로서 정보의 소통을 유도하고, 이를 통하여 주민의 의사를 정책에 반영함으로써 의사결정을 효과적으로 돕는 도구로 활용되어 적극적이며 능동적인 주민참여를 유도하고자 한다.

  • 본 논문에서는 실제 기업에서 활용되어오던 의사결정 과정에 사용되는 의사 결정 지원시스템(Decision Support System)에 관한 분석을 통해서 다른 방향으로 활용이 가능한지 알아보았다. 특히 부동산에 관한 의사결정에 도움이 되는 시스템을 만들어 평범한 국민들이 부동산을 구입할 때 활용 가능하도록 하고자하였다. 실제 주택 자체에만 집중하여 구매결정을 내릴 경우 주거만족도가 현저히 떨어진다는 점에서 착안하여 주택 주변을 분석하고 이를 바탕으로 주거만족도를 향상시킬 수 있도록 주변지역을 빅데이터 분석을 통해 분석하여 도출해낸 데이터를 통해서 해당 부동산이 적합한 입지조건을 가지고 있는지 확인하여 입지선정에 도움을 주는 시스템을 제안한다.

A Study on the Residential Satisfaction of Single Youth Households Tenants (청년 1인가구 임차인의 주거만족도에 관한 연구: 부산·경남지역을 중심으로)

  • To suggest implications of future housing problems, this study investigates which characteristics affect the housing satisfaction of young single households. Using the survey data, we perform the multiple regression and decision tree models based on the SPSS Statistics 25.0. Our empirical results show several key features. First, housing characteristics and intention to continue single households had a positive (+) effect on housing satisfaction, in the order of natural, housing, physical characteristics, and intention to continue single households. Second, housing characteristics and intention to marry in the future had a positive (+) effect on housing satisfaction in the order of natural, housing, and physical characteristics. Third, housing characteristics and intention to increase household members in the future had a positive (+) effect on housing satisfaction, in the order of natural, housing, and physical characteristics satisfaction. Finally, the results of the decision tree model show that the natural characteristics were over 3.4, and housing satisfaction was the highest in the case of Jeonse. The results of this study provide three implications for policymakers. First, improving the residential environment of young single households is important. Second, providing customized housing for young single households could enhance the housing satisfaction of young people. Finally, housing provision needs to be carried out with suitable space for the lifestyle of young single households.

  • 본 연구의 노인의 주거이동행동이 가족생활 주기의 다른 단계의 가구들과는 다른 행태를 나타내고 있으며 이에 대한 연구는 노인들의 생활을 이해하는데 중요한 연구주제가 될 수 있음을 소개하고자 시도되었다. 이를 위하여 노인들의 주거이동 유형과 주거이동을 결 정하고 목적지를 선택하는 의사결정의 과정에 관하여 살펴보고 노인이 이동후 받게 되는 부정적인 영향들과 이러한 부정적인 결과들을 최소화 시킬수 있는 중재변인들을 제시하였다. 이러한 이론적 관점들을 토대로 하여 앞으로 우리나라에서 이루어져야 할 노인의 주거이동 연구의 방향을 제시하였다.

A Study on the Investment Determinants for Residential Real Estate Development by Investor Perspectives (주거용 부동산 개발을 위한 투자자 관점에 따른 의사결정 요인에 관한 연구)

  • This study analyzed the importance of factors according to the investor's perspective through a survey of residential real estate experts using AHP and fuzzy theory. Analysis results showed that rent, profitability, traffic accessibility, commercial and infrastructure, and financial regulation are important in common. By expert group, financial and credit groups cited profitability, rent, traffic accessibility, supply and tax benefits, construction and development groups cited traffic accessibility, rent, direct access, profitability, commercial area and infrastructure, and appraisal and evaluation groups cited rent, profitability, transportation accessibility, financial regulation and supply as the most important factors. This showed that it had a preference characteristic that was associated with work. In other words, it focuses most on the financial perspective in investment characteristics, and it values convenience such as accessibility to transportation and commercial districts and infrastructure as its location characteristics. In addition, it was found that easing financial regulations in the market is important to expand investment in real estate. This study aims to help the business feasibility analysis of residential property developers and rational decision-making of general investors who are consumers, taking into account the various perspectives of the expert group.

  • Recently, the form of traditional families has been disintegrated due to low birthrate, aging, declining marriage, individualism, etc. In particular, the number of single households has increased due to the shift to a low-growth advanced economic structure, women's social participation, diversification of lifestyles, and so on. According to the National Statistical Office, the number of single households living alone by 2015 is estimated to be about 5,060,000 households, which is estimated to account for 34.3% of all households, which has greatly increased compared with about 660,000 (6.9%) in 1985. However, the housing market has not been able to respond to such social changes. Therefore, in this research, we presented a plan to visualize the public data of single household in Seoul city and prediction result of occupancy shape for the purpose of supporting decision making of single household consumers.

  • 본 연구는 아파트의 재건축이 거주민의 생활공간을 재창출할 수 있는 구체적 실현과정이라는 관점에서 이미 재건축이 결정되어 있는 아파트 단지의 주민을 대상으로 주민참여 및 의사반영에 대한 인식정도를 규명하고자 한 것으로서 그 결과 다음과 같은 결론을 얻을 구 있었다. 재건축 과정을 체험한 아파트 실 거주민의 주민참여에 대한 열망과 참여범위에 대한 폭이 상당히 크고 넓지만 주민참여를 구체적으로 실현시킬 수 있는 의사반영의 장이 다양하지 못하며, 주민참여를 통한 의사반영에 대해 '아파트 규모'와 '보상 또는 납부금액'등에 대해 서로 상반된 인식을 갖고 있는 것으로 나타났다. 또한 주민참여 방법에 대해서는 주민모두의 동참이 필요할 뿐 아니라 상당부분 행정의 개입이 필요하다고 여기고 있는 것으로 나타났다. 따라서 앞으로는 재건축과정에서 보다 다양한 주민참여의 방법을 개발하고 그 참여의 폭을 넓힐 수 있는 새로운 방안의 모색이 필요하며, 이에 대한 연구가 지속적으로 필요하다고 여겨진다.

  • This study systematized synthetically to use internet GIS and real estate appraisal method in computing system for the real estate decision. First, indicated the method of using GIS and databases to appraise the real estate by using the cost approach. Second, used the artificial neural network to predict the change of land prices and the artificial neural network convinced us that it indicates easily the result of land prices without complicated processes. Third, examined land prices using the artificial neural network but there is limits for the land price prediction because of difficult data gathering. also, this study may heighten information levels of the real estate field according to 21th century information level if use actively a internet, information users who should pay much moneys in existent real estate decisions may can approach easily.

  • Recent demographic changes have increased the heterogeneity of user groups in the housing market. Smaller households(e.g. elderly, single parent) have non-traditional spatial requirements that cannot be accommodated within the conventional house layout. This has created renewed interest in Demountable/Flexible housing systems. However, the process by which designers decide which project or user groups are most suited for the use of these systems is quite often complex, uncertain and dynamic, since the decisions involve natural processes and human values that are apparently random. This study is a proposal on the design process model for the flexibility of apartment.

A Study on the Determinant Factor of Intention to Move into Senior Congregate Housing (노인공동생활주택에의 입주의사 결정요인 분석)

  • Due to the vast increase in the elderly population and the changes in traditional filial duties, the importance of the elderly living arrangement is being greatly emphasized. The purpose of this study was to analyse the determinant factor of intention to move into senior congregate housing. The survey was conducted among middle-aged people in their fifties, who lived in Seoul, using the systematic random sampling method. The final sample included 498 respondents. The results were as follows. 1) It was revealed that many respondents thought positively about senior congregate housing. Both of having children and income were proved as an important variables which had an impact factor to move into senior congregate housing. 2) It was found that residential environment was the more important factor than housing level itself or personal social environment.
