The purpose of this study is to present an improved lift-up &procurement work flow for effective resource utilization in building construction. The current lift-up &procurement work flow has some waste factors; complicated information system, connection lack with process and decision-making delay. Therefore the study applied the value stream mapping methodology for improvement of current lift-up &procurement work flow. The main contents of the study are as follows; 1) Problems of current work flow were analyzed through current state mapping(CSM). 2) An improved work flow was suggested through future state mapping(FSM). 3) An improvement effect analysis of information system and lift-up planning was investigated. The study recommends continuous improvement of lift-up &procurement work flow and efficient management of information in building construction as a future research.

The material lift-up and procurement management for high-rise buildings is complex and critical key to the success of projects. It has been hardly managed by the heuristic or rule-of-thumb techniques which are adapted in usual construction building sites. Especially in downtown high-rise residential building project sites, the limit of heuristic management techniques is critical. It has space constraint for materials loading and site transportation especially in finish work phases in which construction period diverse work trades struggle for their own material and manpower transportation. Hence, it is essential to adapt JIT(Just-In-Time) concept in these particular types of building construction project sites. According to the analysis of the case project sites, the communication and flow of relevant information regarding material lift-up and transportation in project sites is the key factor for successful performance. Therefore, this study analyzes the flow and site transportation of the key materials and provides the system, PLUTO(Procurement & Lift-Up for material Transport Optimizing system). This study also applies the system in the case site and verifies the model validation in actual project.

There are many problems in management of high-rise building construction performed in downtown area due to limited spaces and equipments for increasing kinds and quantities of material. By these restrictions, problems such as increase of construction cost. delay of construction period, decrease of productivity, occurrence of accident are caused. Recently, studies on JIT concept have focused on construction materials as a solution for the problems. But, studies about finishing material are insufficient yet. Accordingly, this study suggests flowing of current material management, JIT management effect, and development direction of lifting-up and procurement system with Low-emissivity double Glazing, among of main finishing materials.

Procurement and lifting scheduling of modules and resources in modular construction, where modules that are manufactured from factory are delivered and assembled on site, is a crucial factor that determines the efficiency of the whole construction. However, previous studies have barely acknowledged the significance of resource procurement process and lifting of modules in modular construction. Therefore, this research aims to derive factors that are in need of improvement for successful implementation of procurement and lifting efficiency, and visualize them according to their importance and performance on improvement through IPA(Important Performance Analysis).
