Repair Accumulation Cost for the Long-Term Repair Plan in Multifamily Housing Using the Forecasting Model of the Repair Cost (공종별 수선비용 추계모델을 활용한 공동주택 장기수선충당금 적립금액 산정)

  • Purpose: Apartment housing should conduct a cyclic repair to keep and maintain the building performance since they are constructed. Therefore, the repair plan would be provided for long term period which explains the repair time, items and repair cost. Residents of apartment housing are responsible to pay for the repair activities. For repair cost, residents would reserve the money for repair little by little continuously until the required repair time because the repair cost takes a big burden for residents and lots of money a time. But, there is no systematic approach to provide the long term repair cost because it is no proper forecast of the repair cost to the upcoming repair time. In this study, it aimed at providing the monthly accumulation of the long term repair cost with the survey data in Seoul. Method: For these, the surveyed data are classified into 6 categories and number of data are 1,918. In addition, it developed the repair cost model for the 24 repair works and the cumulation function which is reflected with the each cost model. Result: This study are shown as follows : First, among the various estimation for the repair cost, the power function has a goodness of fit in statistics. Second, the monthly accumulation would be 12,840 won/household in size of $100,000m^2$ management area and $81.7won/m^2$ in size of the 1,000 household number during 40 years.

  • Many construction companies have developed many kinds of information system to integrate the information created in the phase of planning, design, procurement, construction, and maintenance of construction project. However, the previous researches for the state of applying information technologies and the efforts of the analysis of the present information system launched in domestic construction industry is very rare. There also has been short of research on the construction decision-making support theory in construction business and industry. Hence this paper would contribute in identifying the state of information technologies and the theory of decision-making support of the information system in general construction company. and suggest the characteristic model on the information system for the construction decision-making support. The model consists of the two dimensions; (1) organizational hierarchy (2) data analyzing technology. This research, especially, can be expected to initiate the discussion on framework for understanding the construction decision-making support system in construction industry. The model is nut a practical methodology, but a window that offers a new perspective un sources of information system in each construction company, and thus can provide a clue of the useful guide to construction information system development.

  • 갑상선절제술은 내분비 외과의사가 하는 수술 중 가장 안전한 수술이지만 수술 중 기도나 식도가 손상 받을 수 있으므로 각별한 주의를 기울여야 한다. 특히 기도 괴사와 같이 생명에 위협을 주는 합병증이 있음을 유념해야 한다. 본 논문은 갑상선 전 절제술과 승모판 치환술을 함께 받은 72세 여성환자가 수술 후 3일만에 기도 괴사가 발생한 케이스이다. 3개의 기관륜에 걸쳐 괴사가 발생되어 있었다. 괴사된 조직을 제거하고, 이후 지속적인 괴사조직에 대한 제거와 치료와 적으로 기관개창술을 시행하고, 자연폐쇄를 유도하여 성공적으로 치료되었다. 비슷한 여러 논문들을 살펴본 결과 기도 괴사를 유발하는 요인으로는 조절되지 않는 기침, 여성, 갑상샘중독 결절, 기도 삽관 시 발생되는 손상, 삽관튜브 커프의 과팽창으로 기도가 장시간 높은 압력으로 압박되었을 때, 적절하기 않은 커프 크기, 삽관튜브 커프의 공기를 빼지 않고 무리하게 움직였을 때, 출혈이 많을 때, 과도한 전기소작으로 인한 손상, 기도로 가는 혈관손상으로 인한 혈액공급의 차단, 감염 등으로 보고 있다. 치료는 기도의 괴사와 감염의 정도에 따라 달라질 수 있다. 일차 봉합술, 일시적 스토마 형성, 일시적 기관조루술, 단단연결술, 기도 스텐트 설치술, 근육피판 재건술, 보존적 치료 등을 시행할 수 있다. 기도 괴사에 대한 위험인자와 치료에 대해서는 아직 확실히 적립되지 않은 상태이다. 드문 합병증이지만 생명을 위협할 수 있는 이러한 합병증에 대해 항상 염두 해 두고 수술 시 신중을 기하고 문제 발생시 신속한 대응을 해야겠다.

  • In 1999, a residence stock amounts to 11 million units and apartment housing holds 57.6 percent of the residence stock. Without proper remodeling for apartment housing, a significant portion of them would be expected to be demolished shorter than their life-time due to socioeconomic reasons. Apartment housing is maintained depending on government regulations such as 'Housing Construction Promotion Code' and 'Apartment Housing Maintenance Ordinance'. However, there are many problems with implementation of them. In order to solve the problems, we focus on the remodeling system that includes Maintenance of Apartment Housing, Finance and Taxation, Special Repair Appropriation Budget, Resource Quality and Standard Plan, and Remodeling associated with the code. And this study, which being compared with the foreign remodeling system, presents the improvement scheme of system for apartment housing remodeling. This study aims to promote remodeling apartment housing and provide the suitable scheme for remodeling activities.

The Properties of Compressive Strength of Non-standard Specimens Considered Strength Level (강도수준을 고려한 비표준형 공시체의 압축강도 특성)

  • Recently as application of high-strength concrete on concrete structures has been on the rise, use of non-standard specimen is increasing. Therefore, this study investigated the effect of specimen's size effect, ratio of height/diameter and curing conditions on concrete compressive strength. Results of experiments showed that as size of specimen increased as much as 1 mm, standard design compressive strength of 24MPa fell as much as0.15MPa 40MPa fell as much as 0.1MPa 80MPa fell as much as 0.3MPa, and it indicates that as the level of strength is intensified, the decrement of compressive strength increases. As ratio of height/diameter increased as much as 1.0, compressive strength of 24MPa fell as much as 2.9MPa 40MPa fell as much as 3.7MPa 80MPa fell as much as 9.8MPa, and it means that as strength of concrete is higher, influence of ratio of height/diameter becomes bigger.

  • A viral marketing has been an effective marketing tool in various fields. In this study, we applied a viral marketing strategy for managing the Internet community website of scientists and engineers, KOSEN(www.kosen21.org). We developed a function that enables members to send promotional e-mails to their acquaintances, and we also designed a reward system for the members who participated in KOSEN viral marketing. With these strategies, KOSEN members reacted positively on the rewards (i.e., mileage points, gift card) and also the loyalty members took part in the viral marketing program more actively than other members. Furthermore, an attractive event was very effective for the prompt reaction of the viral marketing. Managing loyalty members is necessary for the continuous effects. The viral marketing strategies and analysis results of this research could be used for the management of an Internet service.

  • This study suggests the level of guaranteed reserves that should be accumulated in order to provide guaranteed interest contracts to pension members. To calculate the guaranteed reserve, this study employs the method using variable insurance contracts with guaranteed interest options. The average return of three major pensions (national pension, private teacher's pension, civil servants pension) funds, from 2010 to 2018, is set as the target rate of return and then we establish 0%, 1.0%, 1.5% and 2.0% each as our minimum guaranteed returns for their respective guaranteed reserves. Our results firstly show that gaps between each guaranteed reserves are increasing as times goes on. Second, the probability of shortfall reserve is on the decrease as the pension fund is mature. Conclusively, a long-term conservative balance between risk and return is one of the best investing strategies in pension funds providing the guaranteed interest.

  • In this study, we analyzed service quality factors of O2O delivery app based on Kano model and survey, and classified service quality into several dimensions. As a result of the analysis, the one dimensional quality factors were accurate information transmission, variety of restaurants, diversity of payment methods, diversity of menu selection, discomfort resolution, kindness of service, taste and quality of food, hygiene and cleanliness, Attractive quality factors such as updated information, reliable reviews, various ordering methods, fast delivery, brand image, discount point payment and accumulation. Although the must-be quality factor did not appear, it turned out that the discomfort resolution was close to the must-be quality factor. The indifferent quality factors were informational services, events and promotions. The O2O delivery app market is continuing to grow and competition is getting more and more intense. The results of this study will help O2O delivery app vendors to establish strategies to focus on certain quality of service factors.

  • This study applied the Q methodology to the graduate students of the department of food service management in Seoul to grasp the subjective perception of customers using the big blur phenomenon and the introduction of the kiosk. As a result of the analysis, five types were derived. (N = 6): Fast payment and various order preference types, the second type (N = 6): Earning and discount benefits preference type, the third type (N = 3): Simple order preference type, The fourth type (N = 2): Employee service preference type, and the fifth type (N = 3): Safety payment preference type. In the future, the research on the Big Blur phenomenon of eating out company will be refined through more detailed Q methodological questions with analytical techniques based on extensive literature and empirical studies, and to analyze the various opinions of respondents more concretely and objectively.
