A Study on Consumer's Perception Survey for Improvement of Long-Life Housing Certification System (장수명주택 인증제도 개선방향 설정을 위한 공동주택 수요자 인식도 조사에 관한 연구)

  • The domestic housing paradigm has changed from quantitative growth to qualitative growth, and demands for pleasant living environment and meeting basic living conditions have increased due to increased living standards of the people. In a related move, the Ministry of land, Infrastructure and Transport introduced "long-life housing construction standards" in the Article 21 paragraph 6 of the Housing Act through a revision of the Housing Act in December 2014, devised detailed criteria and enforced the Ministry of Land, Infrastructure and Transport, titled "long-life housing construction certification standards" which require long-life housing certification in construction of apartment houses that accommodate more than 1,000 households. In this regard, A survey of consumers was conducted to collect opinions about consumers' perception and requirements regarding long-life housing, and thus to promote long-life housing and improve certification system criteria. The general public who wish to purchase housing were selected as the subjects for the present study, and the survey was conducted at the site of apartment house PR hall in Seoul and Gyeonggi-do as of January 2015. The result of this study is an opinion survey of long-life housing consumers. For future work, additional research is needed to establish legal standards and devise support systems, along with technology development for long-life housing.

Thermal Performance of Developed Cladding Systems on Multi-Family Residential Buildings (공동주택에 적용 가능한 건식 외벽시스템 시공에 따른 단열성능 검토)

  • The purpose of this study was to analyze the thermal performance of a cladding system which developed for easy maintenance and flexibility and installed on a long-life housing. The developed cladding systems were finished mock-up test at an authorized certification laboratory and were satisfied with the standard of the external wall system. The surface temperature and linear thermal transmittance of the cladding system were investigated by using the THERM as a simulation program. The joining part between the cladding systems had a weakness of condensation resistance. The surface temperature of the joining part was improved by filling and adding insulation.

  • In Korea, Housing Performance Rating Indication System was first adopted in 2006. Main purpose of the System is on developing criteria which can systematically measure the level of housing performance. Among the five categories of Housing Performance Rating Indication System, Repair Convenience is closely related to Remodeling which has been widely recognized as an alternative to the building reconstruction. Especially, as the actual housing supply level in Korea is reaching almost 100%, it is crucial to expand Long-life Housing through the effective maintenance and management. In addition, consumers should have an access to the performance ratings of apartment buildings on which they can rely on in choosing their own housings. And for construction companies, a performance code enacted by government will provide them with a standard that they can utilize in determining performance level of buildings that they build. This study examines data which has been obtained from the recent application of Housing Performance Rating Indication System and Repair Convenience category is main concern. Findings from the study will provide vital information in improving current Housing Performance Rating Indication System.

  • Housing Performance Rating Indication System was started in 2006. The aim of Housing Performance Rating Indication is to provide the guideline of housing performance. Repair Convenience is similar to Remodeling. Remodeling has been paid more attention as an alternative for reconstruction. Especially, now the actual house supply is facing almost 100%, it is time to keep and maintenance management of apartment buildings, and ultimately it will expand the Long life housing. Especially consumers has to have a right to select apartment buildings by comparing performance of house.   • This study suggested a new model in consideration of long life and constructability of apartment house suggested in the former part. New model suggested the possibility of cost saving based on the idea that people trend to reject because of the recognition that the new model would cost a lot of expense which work as the barrier for the expansion and distribution at the local market so as to prepare the ground for its activation. The Study was aimed at verifying the possibility of cost saving through comparing it with the existing standard apartment house system centered on the skeleton and cladding system among the new structural design models suggested in the former part. Assuming that these existing standard both models should be changed structural design into new model system, the quantity volume, cost and construction period along with the alteration of finished materials between two models were compared altogether. Simultaneously BIM library was built for easy taking-off bill of quantity and consideration of working methodology for construction working cycle, which was translated into construction cost so as to derive the cost of the two subject systems to be counted. Through the analysis, it was concluded that new model would secure variability in the future and constructability along with shortening the construction period (29%) and achieve cost saving (13%) of construction against the those of existing model.

A Study on the Service life of the Building Components in the Apartment Housing (공동주택 구성재의 내용년수 산정방법에 관한 연구)

  • The performance of building should be deteriorated with time while the building would maintain and manage the function and performance to get a living condition. For the efficient maintenance of the building, the repair cycle would be provided and applied during the service-life time. The service-life time of the building components would be needed to determine the repair time and the repair scope. The service-life time of the building components would be calculated with the 1st repair time and the recovery rate of the performance, considering the recovery rate after repaired. In this paper, the 1st repair time would be estimated with the normal probability distribution, choice probability and 3rd quadratic function. The recovery rate of the building components assumes various level according to the research target and utility area. The results of this study are as follows ; first, most of the components of the building work would range about 30 years in the service-life time and the components of the mechanical works range from 28 years to 37 years, those of the electrical works would be about 31 years.

  • The currently common housing is obviously going to be under the reconstruction in just $20{\sim}30$ years, with the failure to satisfy the improvement of national income, diversification and advance of national demand. But, reckless and random reconstruction Induce the serious problem of environmental pollution involving the loss of national treasury and excess materials of constructions. In order to address such problem, the common housing of longevity, which can adequately cope with the changes of times and tastes of inhabiters, in the future, is arising as an alternative. Recently, the groundbreaking phase of common housing is also being considered as another alternative to resolve such problem. The common housing of longevity has an advantage to create a free and comfortable space in accordance with the tastes of inhabiters, as well as expanding the durability of building. But, the current facility system has an inability to deal with the sort of housing. Thus, the research paper is designed to make an analysis on problems of common housing in South Korea, which has made it difficult to handle a changing space, and based on the analysis, the paper is intended to make a review on the future-oriented facility service appropriate enough to deal with the changing aspects of space.
