Recently, apartments have had several fundamental problems in planning uniformity caused by fixed space programs and difficulties of maintenance. So decision-makings become more important in design process which were essential to performance realization of long-life housing. Therefore, this study aims to analyze the plans of the Bogeumjari Nae-gok based on the applied designs, and suggests improvements for advanced design process of the long-life housing in the domestic market. This research procedure are as follows: (1) Analyze design guide, district land development plan and local code which have influence on design limitation. (2) Compare partial plans of joined designs and analyze each design characters (3) Implement case studies of design process due to design timetable and design elements of Nae-gok. In result, this study suggests significant fundamental materials for advanced decision-making in design process of long-life housing: details credibility and noise control, etc. This research could be useful in making integrated design process applied for long-life housing.

In order to solve housing shortage, an apartment has been built and supplied in large quantities in Korea. As such a result, the apartment became a typical housing type in Korea. However, the housing became vulnerable to accommodate rapidly changing life-style & life-cycle of koreans and was lost the concept of Korean traditional housing for inheriting and developing Korean traditional culture. Therefore, this paper aims at eliciting of design elements for development on standard model of long-life housing with durability & flexibility based on data derived from housing consumers's questionnaire survey and expert's opinion surveys. We expect that the standard model developed on the basis of open building applying support & infill elements will be used as a standard model for planning future long-life housing with capacity.

The purpose of this study was to comprehend specific characteristic of interface and present the standardized interface of Long Life Housing, which could be obtained by the total and various approaches. With this in mind we analyzed related studies of interface through previous studies, and based on the analysis we created standardized factors of categorization in view of characteristic of interface. Using these factors, we can determine whether the interface could be used systematically in Long Life Housing. And as these were presented in the form of Key Map for expedite the synthetic understanding of interface, we could easily reconize types of interface. Especially, we only dealt the wall of flexible interface of Long Life Housing. Throughout systemizing and standardizing works, we can expedite the understanding of interface of Long Life Housing and finally, we want to make basic data used for date base of interface which can be available for Long Life Housing.

인구 및 기술의 변화속도가 빠른 현재 상황에서 장수명주택인증은 건물의 물리적 및 기능적 수명 연장 견인책이다. 장수명주택 인증요건인 가변성과 수리용이성은 인필요소를 구조와 구분하여 교체 및 변경하도록 유도한다. 이러한 방식은 공업화주택의 특징과도 부합하여 설계 및 시공방법의 변화로 두 가지 주택 유형은 함께 활성화될 수 있을 것이다. 본 연구에서는 이러한 특징을 고려하여 OSC공법을 활용한 공동주택 모델이 장수명주택 인증기준을 충족하도록 계획하였다. 이러한 결과로 평면가변성 및 설비배관의 설치방법, 화장실 공사 방법 등을 습식 공법과는 다른 방식을 적용하여 제시하였다. 가변형 평면은 22m²와 46m²의 두 가지 타입 평면을 확장하여 69m²평면을 만드는 세대통합방법 그리고 가변 가능한 건식패널 벽체를 활용하여 69m²평면을 여러 가지로 계획하는 방법을 제안했다. 이러한 가변성은 9m×10.5m 스팬의 강콘크리트 합성구조 및 일체형 슬래브로 SI시스템 중 서포트 부분을 구성하고 비내력 외벽 및 내벽, 배관 등을 인필부분으로 구분하여 건축구성재를 부품화하는 방식으로 만들 수 있다. 이러한 서포트와 인필 분리 만으로도 시공법과 관련된 기준을 상당부분 충족할 수 있다. 현재 인필요소를 교체 용이하게 하는 기술은 탄소저감 등에서 국가에 편익이 증가할 수 있으므로 활성화를 위해 세제혜택 등의 인센티브 도입을 검토할 필요가 있다.

The desultory reconstruction of multi-family housing, no more than 20 years from the permit on the completion, have invited environmental disruption and extravagance of resource. To get over these problems, it is important to develop long-life housing, which is physically strengthened durability(long life) and functionally not outdated(remodeling ability). To activate Long-life housing, investigating current regulations on the long-life housing is as much important as the research on the technologies of long-life housing. To meet the raised, diverse, and varying needs of occupants, the research on the long-life housing must go side by side with the investigation on the regulations. So this research focused on the analysis of regulations and pratical revision of regulations to develop flexibility of the long life housing.

To join in the global trend toward the green growth, the government has chosen the technical development of a long-life housing as a national project and has been working on it. However, a research on its maintenance has been insufficient. Therefore, in order to come up with and support the systematic maintenance of long-life housing, I suggest the need for application of BIM by comparing and analyzing an apartment house and a long-life housing.

The general housing causes various environmental problems on the squandering of the resources and the production of the construction wastes, as it was removed and rebuilt because of the short-life in 20-30 years after constructing. The short-life of the general housing makes the rebuilt-term short and takes a negative attitude in maintenance. In the other hand, the long-life housing is constantly dwelling house that considers the carbon reduction among the world issues, Support and Infill. The long-life housing promotes the durability of Support and maximize the variability of Infill through separation of Support & Infill. It's useful dwelling house in maintenance as well as various life-cycle and life style. As the maintenance guideline of dwelling house is used for long-life housing, there is not distinction considering who controls maintenance and there is not conception considering alteration, variability and convenience. Consequently, it is required to develop the proper maintenance guideline applied maintenance process for long-life housing. Therefore this study shows efficient maintenance guideline for manager in long-life housing.
