  • Using the dynamic panel model, this study investigates rent determinants for small and medium-sized office buildings in Korea's CBD and Gangnam areas, key business districts. The results reveal that rents for small and medium-sized office buildings in CBD and Gangnam areas are influenced by macroeconomic fluctuations and characteristics of buildings and locations, suggesting a market with both spatial consumer and investment goods attributes. There are several investment implications as follows. First, even if the location in the CBD area is advantageous, the practical limitations in renovating aging small and medium-sized office buildings must be taken into account when investing. Second, parking conditions are a key factor influencing rent prices in CBD areas, so evaluating the parking facilities and improvement potential of small and medium-sized office buildings is essential for investors. Finally, due to the high sensitivity of Gangnam's small and medium-sized office market to macroeconomic trends, it's vital to prioritize monetary policy shifts as a key factor in investment decisions.

  • In Korea MVNO was introduced in 2011 when twenty seven years had passed since Korea Mobile Telecom(now SK Telecom) started mobile phone service. MVNO can make competition more effective to lower communication costs through the alternatives. In the early 2000s, the need for the introduction of the MVNO has been raised already by scholars in Korea. But it wasn't until the late 2000s when rate cuts appeared to be a major policy issue, and Korean government introduced MVNO. In April 2015, MVNO's market share reached 8.8%, but Korea does not have a firm system yet. This rapid growth of MVNO market in Korea was made possible by consumers' demand for cheaper services and late introduction of MVNO. And telecom companies(MNO) abuse their supreme power against small and medium firm MVNOs and reserved market share using their subsidiary companies. Thus proper regulation is necessary. However, the government authorities should have recognized global MVNO flow quickly and have to make a sufficient effort to establish proper competition condition of the mobile telecom market.

Second, government policy have no significant influence on the purchase intention of the house. Third, the moderating effects of real estate investment outlook are that the neighbors level and interaction variables have a statistically significant effect on the purchase intention of the house. Since the government's financial policies do not affect the decision to buy a house, in reality, excessive regulation may reduce the quality of housing welfare for the first time home buyers. As a result of this study, the financial policy of the government does not affect the decision of the purchase of the house. In reality, the excessive regulation may reduce the quality of the housing welfare for the first time home buyer. • Local food industry has been spreading all over the world. Korea is also actively applying and developing local food industry. However, relatively high distribution cost in Korean agricultural market is hindering its further growth. Distribution cost has close relation with shipping distance. Raised distribution cost brings major impacts not only on quality and price of products but also on greenhouse gas(carbon dioxide) emissions. Therefore, it is necessary to find a solution for inefficient distribution system of the local food industry to reduce overall cost and greenhouse gas. In this study, we present a location selection model for local food regional center using Analytic Hierarchy Process. The location of local food regional hub center is decided based on expert opinions on five factors: accessibility, quality, population, size of area, and shipping distance. The relative importance of the five factors has been concluded as follows: quality (0.430) ${\gg}$ population (0.262) ${\gg}$ travel distance (0.201) ${\gg}$ accessibility (0.075) ${\gg}$ and area (0.033). We apply and analyze the environmental management system model for Local food industry to develop the regional hub center site selection criteria and to analyze the effects of greenhouse gas emissions in the local food industry. This study, by applying and analyzing the environmental management system of the local food industry, is believed to be a valuable asset for managing greenhouse gas emission in the local food industry. Also, the data will be used for the autonomous local food industry's direct sales stall management. Eventually, this study will contribute so greatly to the local food industry's competitiveness that even large distribution companies will give way for the local food industry.

  • Foreign direct investment (FDI) by firms has various motives in terms of the strategy for firms' long-term growth. This research uses the case study of Hyundai Motor Manufacturing Alabama to analyze the motives of the Korean auto industry's FDI in the U.S. and the locational factors that determined the selection of the site. This paper starts from the question of why Hyundai made the decision to invest in the U.S., which is not favorable in terms of production cost, especially considering that its exports to the U.S. have been on the increase. The results indicate that the strongest motive for the decision to invest in the U.S. was to ameliorate the trade friction between Korea and the U.S. Given that Hyundai depends on the U.S. market to a large extent for its exports, the foremost motive was to use local production in order to reduce the serious trade imbalance in the automobile sector between Korea and the U.S. in order that trade friction with the U.S. may be avoided and causes for trade disputes may be reduced. Other motives such as improving the access to local consumers were of secondary importance. After the selection of the country in which to invest, however, various factors were considered in the decision regarding the location of the plant, and incentives by local governments ultimately played a key role in this decision. The results imply that the Korean manufacturing industry's investment in the U.S. cannot be explained by traditional FDI theories and instead was greatly driven by a strategic defensive motive. In addition, the results confirm that the design of an appropriate incentive structure by host governments is important for attracting FDI.
