  • The purpose of this study is to understand major factors of site selection of convenience stores in Busan and Gyeong-nam Region. This will be done by analyzing correlations of sale, profit and localization factors and choosing the major correlation factors out of them and carrying out regression analysis to analyze each factor's influence extent. the competition factor : It is shown that the competition factor has significant result with the sale and the profit and the effect of that is proved the biggest among all location requirements. Therefore, the competition factor is the most important factors above all. By providing recently standards and implications of site selection of stores, this study suggests a guideline for site selection not only to prep entrepreneurs and store developers but also prep entrepreneurs of retail store.

  • 본 연구는 금융거래를 위한 매체 특성과 금융 업무처리를 위한 개인의 매체 선택에 미치는 영향 요인을 규명하고자 하였다. 또한 매체간 특성을 고려하여 차이점에 대하여 실증적 검증을 시도하였다. 아울러 금융 채널의 사용에 영향을 미치는 매체의 특성들이 반영된 상황 발생시 상황에 얼마나 부합되는 금융 채널을 선택하는지에 대해서도 실증 분석하였다. 정보 기술의 발전으로 금융거래를 위한 채널이 다양화 되었으며, 최근 인터넷 뱅킹에 이어 모바일 뱅킹이 도입되면서 금융 채널의 다양화와 급속화가 진행되고 있다. 이는 차별적 채널의 도입과 운용의 필요성을 제시하며, 고객의 특성 및 거래액, 고객이 느끼는 각 채널별 특성을 고려하여 고객 만족 전략을 전개할 수 있음을 시사한다. 연구결과, 오프라인 거래채널인 은행 창구와 ATM은 입지에 민감한 금융 매체임에 따라 편리성이 사용량에 영향을 미치는 요인으로 나타났으며, 온라인 매체라 할 수 있는 폰뱅킹 , 인터넷 뱅킹 , 모바일 뱅킹은 입지나 위치와는 상관없는 기술적 안전성이 보장되어야 하는 신뢰성이 사용량에 영향을 미치는 요인으로 나타났다. 본 연구에서는 금융 매체별 사용량에 영향을 미치는 특성을 파악함으로써 금융 기관의 차별적 고객 채널의 도입과 운용의 필요성을 제시하고 있다.

Optimal Location Allocation of CCTV Using 3D Simulation (3차원 시뮬레이션을 활용한 CCTV 최적입지선정)

  • This study aims to establish a simulation method for CCTV (Closed Circuit Television) sight area. The simulation incorporates variables for computing CCTV sight area including CCTV specifications and installation. Currently CCTV is used for traffic, crime prevention and fire prevention by local governments. However, new locations are selected by administrator decision rather than analysis of the optimal location. In order to determine optimum location, a method to CCTV compute range is needed, which incorporates specifications according to CCTV purpose. For this purpose, limitations of previous research methods must be recognized and the simulation method must supplement these limitations. Here in this study, we derived CCTV sight area variables for realistic analysis to complement the limitations of previous studies. A total of eight elements were derived from image device sensors and installation: wide angle, height, angle, setting height, setting angle, and others. This research implemented a 3D simulation technique that can be applied to the derived factors and automate them using ArcObject and Visual C#. This simulation method can calculate sight range in accordance with CCTV specifications. Furthermore, when installing additional CCTVs, it can derive optimal allocation position. The results of this study will provide rational choices for specification selection and CCTV location by interagency collaborative projects.

Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

Characteristics of Immigration Path and Residential Location of Korean Immigrants in Los Angeles (미국 LA지역 한인 이주민의 정착경로 및 주거입지 특성)

  • This paper aims at elucidating the characteristics of immigration path and residential location, and analyzing the factors influencing housing ownership structure and preference of residential location factors of Korean immigrants in Los Angeles. The main results of this study are as follows. Firstly, immigration paths of Korean Immigrants are divided by spatial assimilation type and network of mainstream society oriented type. Secondly, according to the results of binomial logistic regression analysis, Korean town as a current residential location is selected by low-income class, aged migrants group, housing non-owner group and longer migration period group. Thirdly, migrants tend to retain detached housings in residential area of mainstream society while migration period go beyond 10 years and incomes exceed $60,000. Finally, according to ANOVA tests on the preferences of residential location factors. high-income and home owers groups more prefer location factors such as economics, natural environment, housing interior facilities, network of mainstream society.

  • 이번호에는 산란종계장으로 처음 우수종계장에 선정된 충청남도 당진군 합덕읍에 위치한 재성농장을 방문하였다. 재성농장은 조인(주) 직영농장으로 지난 6월 13일 HACCP적용작업장(업소 농장)으로 지정받았으며 종계장 검정성적 및 생산실적, 위생방역 수준, 경영개선사례, 사육입지조건을 평가하여 종계장의 자율경쟁을 유도하고 부화장 및 실용계 농장의 우수종란 병아리 선택지표 제공을 통한 편익을 도모하고자 실시된 2011 종계장 종합평가에서 지난 6월 17일 분양검정, 방역위생, 경영개선, 사육입지, 능력검정 실적 등에서 우수한 성적으로 2011 우수종계장 인증을 받았다.

Determinants of Cross-Income Residential Location Decisions in the United States: The Case of Franklin County (교차소득 주거입지결정 요인에 관한 연구: 미국 오하이오주 프랜클린 카운티의 사례)

  • This study examines why families move to neighborhoods at different levels of income. By analyzing a survey dataset of homeowners who sold and bought a house in 1999 in Franklin County, Ohio, in USA on their mobility decisions, this study examined the factors associated with cross-income residential location decisions. I categorized both survey respondents and neighborhoods into low-, middle-, and high-income levels and ran multinomial logit analyses for each of the low-, middle-, and high-income family groups to examine why families moved to neighborhoods at different levels of income. The analysis suggests that middle-income families moved to high-income neighborhoods because of school reputation and moved to low-income neighborhoods because of investment purposes.

  • 특용작물 선택은 자기지역의 입지조건에 알맞은 작물과 품종을 선정하여 농업경영을 합리적으로 다양화 할 필요가 있다. 우리나라는 다행히 기상변화가 뚜렷하고 작물의 종류도 대단히 많은 실정이므로 지역별 주산단지를 조성하여 생활필수품 또는 중요한 가공원료로서 용도를 가지고 있는 작목과 우리나라 고유의 특산품으로 각광을 받는 작물을 선택하여 재배함으로서 앞으로 다가올 올림픽용품 등을 제조 판매하거나 수출하여 외화를 획득할 수 있는 좋은 기회라고 생각된다. 그러므로 특용작물을 도입하여 농업경영을 합리화하려면 적지적작(適地適作)의 원칙에 따라 그 지방의 기후와 토지조건에 알맞은 종류와 품종을 선택하여 재배 기술과 수확, 조제, 가공방법 등을 잘 파악하여 재배하도록 한다.

The Spatial Characteristics of Clinic Distribution by Specialty Subject (진료 전문과목별 개원 의원의 공간적 분포 특성)

  • This study attempts to investigate the spatial characteristics of medical hospital distributions in Korea. For the purpose we examine the inter- and intra regional variations in the distributions of clinics by specialty subject. In particular, we analyze the distribution patterns of Location Quotients of clinics for 12 specialty subjects in Seoul. Medical services tend to be concentrated on the large cities, especially in the Metropolitan Seoul Area. In particular, clinics and medical doctors as well as large scale general hospitals have been strongly concentrated on the Metropolitan Seoul area. These circumstace may be related with the fact that medical hospitals are established and operated by private sector in Korea, and thus they attempt to find their location where they can get maximum profit. The distribution patterns of clinics of 12 specialty subjects can be classified to several characteristic patterns. In particular, clinics of plastic surgeon tend to be strongly concentrated on the Gangnam area in Seoul. Finally, clinics of plastic surgeon tend to be located on the areas near the subway stations along the subway Line 2 and Line 3 in the beginning. The existence of plastic surgeons turns out to have significant role on determining the location for the newly opening plastic surgeons in the later. Therefore, their agglomeration has been getting more strongly.

The Recent Evidence of Japanese Foreign Direct Investment (FDI): Focusing on Ownership Structure, Entry Mode, and Location Choices (아시아 금융위기 이후 일본의 외국인직접투자 변화: 진입모드, 소유구조, 입지선택에 관하여)

  • Existing studies have argued that, compared to the 1990s, the Japanese foreign direct investment (FDI) in the 2000s became multi-faceted in terms of investment motivation, ownership structure and entry mode, and diversification strategy. We have conducted a cross-sectional analysis and compared our results with the recent findings. We have found that the Japanese FDI in the mid 2000s became globally focused and regionally diversified. Ownership strategy and entry mode of the Japanese FDI in the Asian countries shows a remarkable shift from joint venture to wholly-owned subsidiary. In contrast, the preference of greenfield investments was observed consistently across regions. It seems that, after the Asian financial crisis, the Japanese firms began to re-optimize global FDI strategy and to regionally differentiate investments.
