영구임대주택 입주자의 자살생각에 미치는 영향 (Effect on Suicide Thoughts of Permanent Rental Housing Residents)

  • 본 논문에서는 K영구임대주택 입주자의 자살생각에 영향을 미치는 주요 변인을 규명하는데 목적이 있다. 이를 위해 입주자들을 대상으로 생활실태, 주거공간, 정신건강 등의 항목을 조사하였다. 조사완료된 설문문항 중 본 연구와 관련된 성별, 연령대, 학력, 신체적 건강, 음주횟수, 자살생각은 각각 1문항, 주거환경 10문항, 우울11문항을 사용하였다. 분석결과, 우울정도에 대한 분석결과 평균 16.93점(표준편차 12.76)으로 16점보다 높게 나와 입주자의 우울증이 매우 의심할 수준으로 높게 분석되었다. 또한, 신체적 건강상태, 음주횟수, 주변환경에 대한 만족도, 우울이 자살생각에 유의미한 영향을 미치는 것으로 분석되었다.

다가구 매입 임대주택 입주자 주거 실태 및 의식조사 (Physical Aspects and Community Conditions of 'Dagagu' Housing and Tenant's Perception of the Quality of Housing)

  • As a new way of stabilizing the housing for the urban poor, the Korean government proposed 'Dagagu' Housing Purchase and Public Rental Program (DPPRP) and implemented a pilot program in 2004. The purpose of this study was to find out whether DPPRP could be an alternative measure to solve the housing problems facing the urban poor. Physical aspects and community conditions of 'Dagagu' housing purchased by the government will be evaluated. The changes in the tenants' perception of the quality of housing after moving in the current dwellings will be studied. 46 households were temporarily selected, who moved in the purchased public rental housing in 5 districts (DPPRP pilot area). And among them, 32 households were designated as the final subjects, which could do the interview. The surveyors made door-to-door visits to tenants' houses and conducted in-depth interview by using a questionnaire The effects of 'Dagagu' Housing Purchase and Public Rental Program can be summarized according to housing environment aspects and economic aspects as follows: After moving in the public rental housing, the respondents saw improvements in overall housing environment and were satisfied with the current housing. According to a survey on the rental fee before and after moving in public rental housing, the rental fee of the latter had greatly declined. Given that the quality of previous housing was inferior to the current housing, the lessened rental burden was very meaningful.

영구임대주택 입주자의 관리비 및 임대료 체납 실태와 의식 (Issues and Perception on Management Fee and Rental Payment Overdue of Permanent Rental Housing Residents)

  • Permanent rental housing, the construction of which was strongly financed by the central government, is regarded as a social housing for those who fall within the lowest income bracket. Differing from "public rental housing", offered to tenants for sale after a five year rental period, this type of housing is intended for rental use on a long-tenn basis. At present, about 190,000 permanent rental housing units exist in Korea. According to a statistics, 15.6% of its residents did not pay their management fee and rental payment in 4 or more months in 2005, which places stress on the housing management. Based on the "eviction condition" stipulated in the tenancy agreement for permanent rental housing, a householder owning assets or a vehicle which is not used as his means of living, who is overdue with his management fee and rental payment for a long time, may be evicted from the house. However, there are many conflicts and problems between administrators/housing managers and residents in the process of enforcing this regulation. The purpose of this study is to explore the key issues associated with the present situation and the reasons why so many management fee and rental payment for permanent rental housing are overdue. For the purpose of research, data were collected from 10,990 permanent rental housing residents nationwide via a questionnaire survey in February 2007. One third of the respondents had an experience of more than 2 months overdue since they have moved in current residence. For further analysis, the respondents were divided into three groups, based on their working ability. The major finding showed that the group of respondents who have working ability required a more practical plan, such as employment, to have a sustainable life, while the other group of no labor force indicated a need for more housing allowance from the government. To suggest more specific alternatives for the subject of housing payment overdue, further comparison study should be performed between the residents of permanent rental housing and other low income tenants in private housing sector.

충북지역 공공임대주택의 주거만족도 분석 -물리적·사회적 요인을 중심으로- (A Study on the Residential Satisfaction of Public Rental Housing in Chungbuk -Focusing on Physical and Social Factors-)

  • 본 연구는 물리적 요인뿐만 아니라 사회적 요인을 고려한 충북지역 공공임대주택 입주자의 주거만족도 분석을 통해 공공임대주택의 주거만족도를 유형별로 비교해보고, 주택유형별 만족도의 특성을 파악함으로써 지역적 특성을 반영한 공공임대주택 정책방향에 대한 기초정보를 제공하는 것을 목적으로 한다. 이를 위해 공공임대주택의 이론적 고찰 및 공공임대주택 공급과 관리 현황을 파악한 후, 물리적 사회적 요인을 중심으로 공공임대주택 주거실태 만족도조사를 유형별로 실시하였다. 물리적 요인에 대한 주거만족도 조사결과, 주택 및 아파트단지의 내부 및 외부와 주변 환경에 대한 만족도가 상이하게 나타났다. 한편, 사회적 요인에 대한 주거만족도 조사 결과, 이웃관계에 대한 주거만족도와 단지에 대한 이미지는 주택유형별로 유의미한 차이가 존재하는 반면, 지역공동체 활동참여에 대한 만족도는 주택유형별로 차이가 없는 것으로 나타났다.

  • In recent, the concept of management is emphasizing the aspects of social welfare, especially in permanent public rental housing that most of the residents are very low income households. Although the quality of service for the residents of permanent public rental housing was improved comparatively, it still needs to continually change in response to the needs of residents. To figure out the better way of supporting the service for the residents of permanent public rental housing, this study examined the role and function of management office and the residents' perception. Two types of survey questionnaire (residents/staffs of management office) were developed for the research purpose. A sample of 89 management office staffs and 111 residents were used for the data analysis. The result showed that both of residents and management office staffs recognized the need for the participation of residents in management process.

공공임대주택 유형별 주거만족도 영향요인 비교연구 (A Comparative Study on Factors Influencing Residential Satisfaction by Types of Public Rental Housing)

  • 본 연구의 목적은 통합공공임대주택 본격 공급 시기에 맞추어 유형통합 대상인 영구임대, 국민임대, 행복주택 유형별 거주자의 주거만족도와 영향요인에 대한 분석을 실시하여 공공임대주택 단지계획 시 입주자의 주거만족도 제고를 위해 우선 고려해야 하는 요소를 도출하고 정책적 시사점을 찾고자 하는 것이다. 연구의 범위는 공공임대주택 유형별 거주자의 주거만족도 차이를 분석하고 주거만족도 영향요인을 규명하고 비교하는 것이다. 분석대상 자료는 2021년도 국토교통부 '주거실태조사' 마이크로 데이터이며 분석방법으로는 일원배치 분산분석과 이항 로지스틱 회귀분석을 활용하였다. 실증분석 결과 영구임대주택 거주자와 국민임대주택 거주자의 주거만족도 수준에 차이가 있었으며 국민임대 거주자의 주거만족도가 더 높았다. 임대유형별 주거만족도 영향요인으로 전반적 주택상태만족도의 경우 영구임대와 국민임대 거주자는 주택상태, 주택소음, 시설접근성 요인, 행복주택 거주자의 경우 주택소음과 주거환경요인으로 나타나 상이하였다. 전반적 주거환경만족도의 영향요인은 영구임대 거주자의 경우 주택상태, 시설접근성 및 주거환경 요인이었으며 국민임대 거주자는 주택소음, 시설접근성, 주거환경 요인, 행복주택 거주자는 주택상태, 주택소음, 시설접근성 요인으로 나타나 상이하였다. 세 가지 유형 모두 공통적으로 주택소음 요인을 주택상태만족도의 영향요인으로, 시설접근성 요인을 주거환경만족도의 영향요인으로 인식하고 있어 단지계획 시 우선 반영해야 하는 요인으로 밝혀졌다. 후속 연구를 통해 영향요인의 변화 추세에 대한 시계열 분석이 필요하다.

청년 1인 가구의 주거복지를 위한 쉐어하우스 거주 실태와 요구도: 입주자와 잠재 수요자 대학생을 중심으로 (A Study on Shared House Living Conditions and Needs for Young Single-Person Household's Housing Welfare: Focus on the Resident and Potential Consumer for College Student of a Shared House)

  • The study finds a constructive way to improve shared houses by analyzing shared house living conditions, satisfaction of the residents and potential consumer's needs. For this, a survey of 179 single-person university residents and interviews with seven young adults residing in shared house was conducted. The results showed that shared house tenants had high satisfaction in regard to bedrooms, common spaces, and rental costs. They successfully adapted to community life by frequently using the living, dining spaces, and common spaces with respect and consideration towards other tenants by following rules. Single-person university household should prefer single rooms and the biggest consideration when they move into a shared house is rent. Affordable rates were 300,000 to 350,000 Korean Won per month (40.5%) and deposit of 3 million won or less (64.3%). Results also showed a need for a professional manager residing in the house with a cleaning service for common spaces and a want to share hobbies with other tenants (3.25/5 point scale). It is very important in a housing welfare perspective that one experiences the value of living and emotional sharing to heighten the satisfaction through shared houses. It is essential to put effort into developing a service that reflects consumer's needs for shared houses to continue as a housing alternative model for young adults.

농촌지역 전원주거단지 정주 실태 및 입주자 만족도 분석 - 전원마을조성사업지구와 일반전원주거단지의 비교.분석을 중심으로 - (A Study on the Settlement Environment and Life Satisfaction of Sub-Urban Residential Complex - Focused on the comparative analysis of Sub-Urban Residential Complex created by the government and the nongovernment -)

  • This study aims to present the policy issues and direction of sub-urban residential complex by analyzing the settlement environment and life satisfaction. For the purpose, 10 sub-urban residential complexes in Chungnam Province were surveyed for general situation, physical environment, social environment, economic environment. The results are as follows; 1) The satisfaction in the physical environment is more higher in case of the complex created by the public organization. 2) The physical environment is an important factor in the determinant of the settlement, while the economic environment have a relatively lower impact. 3) The residents community is the more active, the satisfaction in the social environment is the more improved. 4) The source of income or the activity of consumption doesn't have an effect on the satisfaction in the economic environment. On the basis of this study, three programs for improvement of sub-urban residential complex policy were suggested. First, the various information and counseling service should be provided to attract city dwellers. Second, the policy on the development of sub-urban residential complex has to consider residential preference factors and improve the quality of life. Third, to increase the life satisfaction, the residents community should be activated and especially the activation of community with residents in other village is very important.
