  • Given the trend of increased apartment buildings and high-rise buildings, the maintenance of apartment buildings has been set a higher value. For this reason, a total performance evaluation model of the existing buildings has recently been developed. But, it has a lack of the management work analysis. The purpose of this study, therefore, is the management work analysis for items selection of maintenance performance evaluation of apartment buildings. Candidate items of Maintenance performance evaluation was made with the existing literature and business system analysis. Easy, systemicity of performance evaluation supplemented doing question to academic experts and housing managers. Finally decided maintenance performance evaluation items are to classify 14 administrative and 15 technical items.

  • The Korean government amended the Facilities Safety Act in 2018 to establish a performance-based maintenance system. This system is designed to comprehensively evaluate the safety, durability, and usage performance of facilities required to maintain their function in use, and to establish corresponding maintenance plans. However, the current maintenance system of utility tunnels is managed by a safety-oriented evaluation method, which has limitations in conducting performance evaluations that consider durability and usage performance. Therefore, in this study, safety, durability, and usage performance items for utility tunnels were selected using the Delphi method, and the weight of each item was calculated using the entropy weighting method. The results of this study are expected to be used in future performance evaluations of utility tunnels to support rational decision making when establishing maintenance plans.

  • This study proposes a practical and realistic method to establish an optimal lifetime maintenance strategy for deteriorating bridges by considering the life-cycle performance as well as the life-cycle cost. The proposed method offers a set of optimal tradeoff maintenance scenarios among other conflicting objectives, such as minimizing cost and maximizing performance. A genetic algorithm is used to generate a set of maintenance scenarios that is a multi-objective combinatorial optimization problem related to the and the life-cycle cost and performance as separate objective functions. A computer program, which generates optimal maintenance scenarios, was developed based on the proposed method. The subordinate relation between bridge members has been considered to decide optimal maintenance sequence. The developed program has been used to present a procedure for finding an optimal maintenance scenario for steel-girder bridges on the Korean National Road. Through this bridge maintenance scenario analysis, it is expected that the developed method and program can be effectively used to allow bridge managers an optimal maintenance strategy satisfying various constraints and requirements.

  • The purpose of current tunnel maintenance system in South Korea is safety-based maintenance system for accident prevention, So it is difficult to conduct a strategic maintenance. The development of a new maintenance system can lead to effective investment of limited financial and it's effort is still in progress. In this study, to develop a performance-based assessment method, indexes for assessment are derived taking into account the safety, durability and serviceability. The indexes for performance-based assessment were selected by a literature analysis and a delphi survey. Then the importance among indexes were calculated by the AHP analysis.

  • The maintenance management system of domestic public facilities is shifting from the concept of diagnosis and repair for maintaining safety of facilities to performance evaluation method that improves and maintains the performance of facilities. However, in Korea, the performance evaluation method for the maintenance of facilities has not been established, so the performance evaluation has not been properly performed. In this study, we propose an asset management model that introduces the concept of performance evaluation to complement the simple maintenance strategy focused on safety management of current facilities. This model differentiated from the existing model by proposing a method for using WBS as a method for collecting facility maintenance information. This model proposed the most important level of service evaluation method and performance measure factors in the performance evaluation of facilities, and conducted a case analysis to assess the appropriateness of this model.

  • The degree to which the design of a building embraces maintenance considerations has a great impact on its performance. Modern buildings are designed to meet higher building standards than in previous times. As the result, the influence of design on the maintenance of buildings is greater than ever before. The issue of building maintenance is a universal one and its consideration at the design stage is of great importance on the future performance of the building. Even though many studies have conducted to improve building performance, almost all of the results of those studies have not been utilized effectively during design. The purpose of this paper is to suggest a checklist which could be used for incorporating building maintenance concept in the design. The suggested checklist was made by reviewing previous studies and then refined through consulting with professionals of relevant fields.

  • The importance about the maintenance consideration of the building has a great impact and regarding the life continuation of the building the many interest is becoming intensively. The housing lot of the heart of urban at the capital region has insufficient recently and the construction of the ground complex building in solution for the insufficiency is increasing at the rapid pace. The ground complex building is brings the maximization of land use from inside the site, but maintenance consideration phase is caused by administration cost share and administration bound limit where person is concerned for a many problem point it contains. The objective of the present paper is that the building is maintain an efficiency initially and is improve in order to develop guide line for a maintenance consideration improvement from design phase. According as literature research and question research is enforce, the paper is escape problem point the maintenance consideration and is bring up guide line for the architectural plan field and the maintenance consideration improvement of the building. Result of the study is expected a help in maintenance consideration improvement during life cycle of the building

  • 하천법에서 정의하고 있는 하천시설은 시설은 제방과 수문을 포함하여 20여종에 달한다. 이 중 하천유지 보수 매뉴얼(국토교통부, 2016)에서 정한 유지관리 대상은 총 14종이며, 국가 및 지방하천 정비와 유지관리에 4대강살리기사업 완료 시점인 2012년 이후 연간 약 1.3조원의 예산을 투입하고 있다. 연간 막대한 예산이 투입되어 관리되고 있는 하천관리의 효율성을 제고하기 위해 하천시설에 대한 생애주기관리기법적용 연구가 진행 중이며 이를 위해서는 하천시설의 성능에 대한 정확한 평가가 선행되어야 한다. 본 연구에서는 배수통문에 대한 성능평가모델을 산정하는 방법을 제시하였다. 우선적으로 배수통문의 설치년도와 시설물안전등급을 조사하고 등급별 평균사용연수를 산정하고 시설물 성능예측 기본식의 계수를 산정하여 성능평가모델 산정식을 도출하였다. 배수통문 성능평가모델 산정식과 등급별 평균 사용연수를 비교하여 산정식의 적용성을 검증하였다. 본 연구를 통해 하천시설의 사용연수에 따른 성능을 개략적으로 예측하여 유지관리예산 투입의 우선 순위를 결정하는데 기초자료로 활용이 가능하다고 판단된다.

  • 최근 유지관리 단계에서 BIM (Building Information Modeling)을 이용하여 시설물 유지관리 효율성과 성능개선을 도모하기 위한 연구들이 시작되고 있다. 현행의시설물 유지관리 업무에서는 준공도서를 효과적으로 활용하고 있지 못하고 있으며, 유지관리 단계의 의사결정을 위한 정보체계 미흡, 자산관리 체계 미흡 등으로 효율성 측면에서 유지관리 운영의 한계를 나타내고 있다. 이를 해결하기 위해 본 연구에서는 시설물의 3차원 형상정보 관리체계와 능동적 의사결정 모델 등 BIM기술을 활용한 유지관리 방법론을 제시한다. 제시된 방법론의 핵심인 BIM모델을 활용함으로써 시설물의 유지관리 정보의 통합관리와 시설물 성능관리에 대한 효율적 의사결정을 지금보다 쉽게 할 수 있을 것이다.
