Senior centers in apartment complex have been provided since 1980 according to the Housing Act in Korea. Nowadays these senior centers are model leisure facility for the elderly. However there are no specific guidelines for space composition and usage in a senior center. This study examines the space composition and usage patterns of 16 senior centers in apartment complex, Jangyou New Town. The data were collected by means of an observation, measuring, and interviews. The results are ; 1) A senior center consisted of one living room and two rooms for men and women would be appropriate; A living room is for common activities and two rooms for casual resting of each gender. 2) A kitchen is mainly used for setting the table or making tea. Thus, the living-dining-kitchen type would be appropriate. 3) Many rest rooms are located outside of a senior center and unisex one. The restroom should be separated by gender and located within the senior center. Also, the width of all doors should be more than 80cm and the floor be flat. The grab bars should be installed near the fixtures in a restroom. 4) Design and location of the shoe shelf are not convenient for the elderly to use. It should be designed and arranged for the elderly to use conveniently. Also, space for canes, walkers or wheelchairs should be considered in entrance area.
Currently, there is a gradual increase in double-income households in our country, and one-child families gradually become the norm as well due to a decrease in the birth rate. The purpose of this study was to examine the characteristics of spatial use and furniture arrangements in the residential spaces of one-child double-income households in an effort to be of use for spatial planning suitable for their living. 30 cases of double-income households whose children's ages ranged from infancy to secondary school years were visited to have in-depth interviews and make on-site inspections. The findings of the study were as follows: First, the most common spatial use pattern for three bedrooms was using one for the parents, another for their child and the third for personal computers and clothing storage. It signified that the parents and their child used one room respectively, and that there were personal computers and clothing in the third room. Second, as for the pattern of using the rooms according to furniture arrangements, there were great disparities in that regard according to child age. It implies that there were differences in their living and needs for furniture arrangements according to their children's growth. The findings of the study made it possible to determine the state of living in the double-income households in detail, and suggest that differentiated house planning is required depending on children's age groups.
Color plan that contains corporate color of Seoul apartment has a great influence on city environment, considering high-rise vertical dispersion and extent. Therefore, it is necessary to view color plan from an integrative viewpoint. Here, this research aimed at deriving guideline factors of esthetic color plan based on city identity, by recognizing the importance of apartment color and color plan characteristic of recently built brand apartments. Exterior color plan characteristic of Seoul brand apartments seen in this research, first, most of dominance colors were in same color similar tone with warm color in bright and warm image, as the psychological function, accessory colors appeared in similar tone of similar color harmonious with the dominance color. Also, accent color was highlighted with its identity through cooperative color. Second, emotional effect diminished size and weight of high-rise apartment. The upper levels showed clear and clean image, middle to lower level showed stability and comfortable image, on the whole, refined and urbane image that aim for natural and modern image. Therefore, apartment color plan requires, first, in respect of dominance color, unity is required proper for urban image by preparing color permission limitation standard. Second, dominance color and accessory color require historicity and differentiation in sociality that urban identity gets. Third, high-rise upper level cooperative color accent color requires compatibility with urban landscape. Lastly, guideline along with rate is required for color, tone, and pattern, etc. by extent contrast. Here, apartment color plan requires consistent research as urban environment color, also, base study should be accelerated as a part of competitive city branding.
The residential apartments have become a choice of a popular housing space since the first establishment of Mapo apartment in 1962. Therefore, the residential market experienced a bloom where residential apartments were sold as they were built simultaneously. However, this phenomenon was turned around and unsold lots appeared after the period of IMF and as the construction companies put out more various apartments by differing the characters and the strategies in building apartments. As a result, the leadership of residential market moved from the suppliers to consumers, in consequence, the wants of the consumers became more demanding. The consumer can freely control the number of rooms with a variable wall system or a bigger sized apartment with two entrances to the living room as well as having a bathroom with a master bedroom in a small-sized apartment. Many conceptual trials like this were taken to improve the residential environment and to give a change to the unit plan of the public housing. From these changes, one can observe a general trend that is taking place in current residential housing. Consequently, this study is on the type classification of unit plans in public housing built after 1999 and dwelled from 2001. The objectives of this study are to confirm the characteristics of the unit plans applied in recent public housing and provide basic materials that can be incorporated to residential space plan from now and hereafter.
The purpose of this study is to research the phychological determinant factors of window design and the relationshiops between preferences over those factors. Field surveys and questionnaires, focused on residents in apartment houses, were used to research the residents' preferences. Sunlight inflow, view privacy, and spaciousness can be assumed as major environmental psychological factors related to windows. But some difficulties in applying all those factors' requirements in a window design lie in the fundamental mutual contradiction such as providing both optimum privacy and openness. Those difficulties can be solved to a certain degree through the process of comparison between those factors based on residents' preference tendency in a specific space. Other results of this research are as follows: 1) The preference research shows that sunlight inflow stands first in living room, and followed by view, privacy, and spaciousness: privacy ranks first in bedroom and followed by sunlight inflow, view, and spaciousness: the elderly over sixties prefer the sunlight inflow first both in the living room and the bedroom. 2) Satisfaction degrees on sunlight inflow, privacy, spaciousness are increasing along with the dwelling height, while the view is not showing any relationship with the dwelling height. 3) Natural elements, as the object of view, are preferred to artificial elements such as buildings and roads. 4) Windowsill heights in bedrooms have relevance to the state of satisfaction with sunlight inflow, privacy, and view, while they show no relationship with spaciousness.
Subsidiary welfare facilities in an apartment complex are one of the most important factors for consumers when they buy an apartment due to an increase of consumers' consciousness level, increase of leisure time, and increase of cultural life. This study aims to analyze layout types and characteristics of subsidiary welfare facilities at the apartment complexes in the second phase new towns, investigate the current situation and find out the improvement direction. For this purpose, this author investigated three "second phase new towns" which were designated as a new town at similar time, and selected a total of 15 apartment complexes by selecting 5 complexes in each of the three new towns. Literature survey, case visit, photo shoot, user observation survey were used as study methods. The results of the study are as follows. First, it was found that a mixed type was the most common type of plane layout types in the subsidiary welfare facilities. This type improves accessibility and equity of the residents as the facilities are appropriately placed based on the functions and the user characteristics. Second, it can be considered that a distributed type for senior citizen centers and daycare centers may give independence to specific users, but it may give a sense of alienation to the elderly. Moreover, it does not have enough community so that it is necessary to make proper supplementation. Third, there were two lay out types. The first one is that the subsidiary welfare facilities are placed with step difference and the second one is that they are placed in sunken places using the underground space. Fourth, all layout types of outdoor facilities are distributed types, and it is considered that measurements for a proper balance of accessibility and equity are required.
The purpose of this study is to be applied with the basic data for the design method in the housing space which is differential. So, we analyzed the expression method and the application characteristic to materials of units in housing complex. To that, we researched on the condition of finishing material about the kind of material, color, texture and pattern for components in living room space. The results of this study are as follows : First, at the present time, the Object concept is expressed by 'mixing' and 'juxtaposition' of material, texture and pattern of finishing materials in housing space. But, we could find that the Object concept was used restrictively in housing space. So, we have to find different expression methods to be the effective and differential design by being applied Object concept for the housing space. Second, the 'mixing' which is the method to express the Object concept is showed in only 'art wall'. so, we can estimate that the method is the limited method to plan the varied housing. It is needed various expression methods to design components for the housing space. Third, it showed that the 'mixing' was a passive expression method using a little differential for design of housing space. We could estimate that similar methods were applied to the housing design. By results of this study, we can think that the develop study is needed to find design methods for expression of the Object in housing space.
The purpose of this study is to evaluate and analyse the characteristics and images of interior environment design in the living rooms, bed rooms and kitchen of the apartment, using the e-model houses of the apartments that will be constructed by 10 construction companies and be occupied after 2006. The 29 defined terms were used in this study to describe the interior image trend. They were systematized by a 5-point scale for the SD evaluation, and were used as a tool to analyse the images. The images were evaluated by methods, such as monitoring the image photos showing the individual rooms in their e-model houses and making their slide film, and reediting them to understand interior atmospheres completely. The image evaluation was performed by the group of 2nd and 3rd year students in the Housing & Interior Design of D University on December 9, 2005, and the data were analysed using SPSS Statistical Program 12.0 for Windows.
It is not surprising that senior centers are widely used nationwide as Korea becomes an aging society. This study attempts to figure out senior citizens' needs and evaluations of senior centers in terms of characteristics of their usage and spatial composition. A face to face interview using a questionnaire was conducted on 255 senior citizens who has been using senior centers located in Jangyu new city apartment housing complex. The questionnaire is composed of questions asking characteristics of their usage, evaluations of spatial composition, and respondents' demographic data. Findings are: First, it is found that many respondents visit senior centers everyday and spend 4 to 6 hours a day. Their main activities are meeting friends, taking hobbies, and dining. That is, senior centers play a pivotal role in daily lives of senior citizens. Such characteristics should be taken into account in space design when planning to build a future senior center; Second, it is found that senior centers play a role of auxiliary space for building their sense of belonging and familarity. It is found that furnitures in senior centers are worn out and safety measures are not sufficiently considered; Third, it is found that they highly evaluate flexible spacial composition that could be partitioned or extended depending on occasions even though they prefer independent space; Fourth, it is found that kitchen facilities are not large enough considering the fact that more that half of the respondents have their lunches in senior centers. Even though they do not cook for themselves kitchen space should be large enough for preparing meals simultaneously for a large number people.
