Financial Analysis Model Development by Applying Optimization Method in Residential Officetel (최적화 기법을 활용한 주거용 오피스텔 수지분석 모델 개발)

  • The domestic construction industry is changing according to its preference for demand and supply along with urbanization and economic development. Accordingly, initial risk assessments is more important than before. In particular, demand for lease-based investment products such as commercial and office buildings has surged as a substitute for financial products due to low interest rates of banks. Therefore, the objective is to suggest a basic study on financial analysis model development by applying optimization method in residential officetel. To achieve the objective, first, the previous studies are investigated. Second, the causal loop diagram is structured based on the collected data. Third, the system dynamics method is used to develop cost-income simulation and optimization model sequentially. Finally, the developed model was verifed through analyzing a case project. In the future, the proposed model can be helpful whether or not conduct execution of an officetel development project to the decision makers.

Target Reliability Indices of Static Design Methods for Driven Steel Pipe Piles in Korea (국내 항타강관말뚝 설계법의 목표 신뢰도지수)

  • As a part of study to develop LRFD (Load and Resistance Factor Design) codes for foundation structures in Korea, reliability analyses for driven steel pipe piles are performed and the target reliability indices are selected carefully. The 58 data sets of static load tests and soil property tests conducted in the whole domestic area were collected and analyzed to determine the representative bearing capacities of the piles. The static bearing capacity formula and the Meyerhof method using N values are applied to calculate the expected design bearing capacity of the piles. The resistance bias factors were evaluated for the two static design methods by comparing the representative bearing capacities with the design values. Reliability analysis was performed by two types of advanced methods: First Order Reliability Method (FORM), and Monte Carlo Simulation (MCS) method using resistance bias factor statistics. The static bearing capacity formula exhibited relatively small variation, whereas the Meyerhof method showed relatively high inherent conservatism in the resistance bias factors. Reliability indices for safety factors in the range of 3 to 5 were evaluated respectively as 1.50~2.89 and 1.61~2.72 for both of the static bearing capacity formula and the Meyerhof method. The target reliability indices are selected as 2.0 and 2.33 for group pile case and 2.5 for single pile case, based on the reliability level of the current design practice and considering redundancy of pile group, acceptable risk level, construction quality control, and significance of individual structure.

4D CAD Drawings based on Marker-based Augmented Reality (마커 기반 증강현실 4D CAD 도면)

  • Two-dimensional drawings are widely used as a communication tool in the construction industry, but they are still hard to be understood by engineers with less experience. A four dimensional CAD drawing is presented based on marker-based augmented reality, for visual assistance, detailed information, and prevention of misunderstanding among users. The developed drawing enables the users to easily understand its contents through the functions augmenting components, providing detailed construction information, and simulating construction process, using the marker in a 2D drawing. A questionnaire-based survey validates the capability of the developed drawing that it improves inexperienced engineers' understanding of the drawings.

  • Recently, as a means of resolving the issue of legal liability in the event of an accident or a disaster, a wide variety of simulation techniques, such as structural and structure-fluid interaction analysis, have been used in the field of forensic engineering. The plate girder bridge discussed in this paper was being constructed between a pier and an abutment to expand an existing bridge, but an accident whereby the bridge overturned occurred at the end of the concrete laying process for a protective wall. This accident was caused by additional loads not being considered at the time of the design as well as the actual construction being different from the design. The additional loads ultimately generated a negative support force. In this study, we determined the cause of the accident by comparing the structural stability of the original design with that of the additional, non-conforming construction using MIDAS structural analysis.

  • Evaluation of the amount of chloride ion coming from the sea is very important in assessing the life expectancy of Reinforced Concrete structures. Developed in Japan, the incoming salt collector has been used to this day. Unfortunately, the incoming salt collector has had a bad reputation, which is caused by backward wind. Backward wind causes a reduction of the amount of salt collected in collector's gauze. The collector was developed to eliminate the effect of backward wind. Simulation test in the laboratory and site measurement were performed to determine the amount of incoming salt according to the height. The performance was verified through analytic and experimental methods.

  • In this research, the proper number of entrances in the evacuation facilities for civil and military personnel was determined by using parametric study and regression analysis. The current standards on the emergency evacuation facility only set the number of possible evacuees and the architectural floor area after the evacuation have been completed. On the other hand, there are needs to consider the dynamic standards along with allowable evacuation time such as the number of entrance, staircases and so on rather than the static standards such as the floor area. The number of entrances and their location are required in order to account for the allowed evacuation time of particular number of people in a set area. The results of this research could be contributed to the standards which should contain the dynamic conditions associated with evacuation.

Evaluation of the Applicability of Azon and Azo-Core for Enhancing Airtightness and Thermal Insulation Performance of Insulated Shutters (단열 셔터의 기밀성능 및 단열성능 확보를 위한 Azon 및 Azo-Core의 적용성 평가)

  • This study investigated the thermal insulation performance of Azon and Azo-Core, two materials commonly used in window frames, for potential application in window shutters. A three-pronged evaluation approach was employed, utilizing the Therm 7.4 software, confidential test results, and dedicated thermal insulation testing. The simulation data indicated that both Azon and Azo-Core offered superior insulating properties compared to conventional shutter insulation materials. When incorporated into shutters, these materials achieved a first-grade sealing performance and a measured average thermal conductivity of 2.018W/m2·K. While this thermal conductivity value surpasses the standard requirements of 1.5W/m2·K for central regions and 1.8W/m2·K for southern regions in Korea, it falls within the acceptable limit of 2.2W/m2·K established for the Jeju region. Based on these findings, Azo-Core, warranting further dedicated research, presents itself as a promising candidate for shutter insulation material, particularly in applications targeting the Jeju region.

An Analytical Study of Chloride Ion Diffusion in Concrete via Cellular Automaton Method (셀룰러 오토마톤 법을 이용한 콘크리트의 염화물이온 확산현상의 해석적 연구)

  • This study introduces a new analytical model known as the Cellular Automaton Method(CAM) designed to predict the degree of deterioration in concrete, taking into account its complex pore structure. The CAM model assesses the impacts of moisture migration, driven by capillary action and pressure differentials at the gas-liquid interface, which are influenced by the distribution of pores. It also evaluates how porosity and diffusion coefficients affect the penetration of chloride ions. The model's application revealed distinct moisture movement patterns in concrete structures, distinguishing between those with porosity levels below and above 40 percent. Additionally, it facilitated a comparison and analysis of chloride ion diffusion phenomena, based on diffusion coefficients in areas penetrated by moisture, against results obtained from the Finite Element Method(FEM). The comparison showed a maximum deviation of only 0.989 percent between the predicted outcomes of the FEM and CAM, demonstrating substantial agreement and validating CAM's efficacy in simulating the diffusion processes of chloride ions within concrete under actual salt damage conditions. Thus, CAM proves to be a reliable tool for modeling and anticipating deterioration in concrete structures exposed to saline environments.

  • The scholarly concern of train industry has been improved, since country focuses on this field. Especially, train maintenance facility has been studied for construction, because the facility is important to inspect the train that transports passenger and cargo. Various operation plans and criteria are considered to build train maintenance facility. In this paper, the decision making of train maintenance facility for construction is studied and analyzed with simulation, because mathematical theory is restricted to consider various operation plans and criteria. Through simulation, we analyze warm-up after selecting dependent factors, and extract data. The data is used to select a alternative in this problem, Multiple Attribute Decision Making(MADM). Previous study is difficult, complex and subjective for decision making. However, entropy measurement we used help decision maker for decision making, easily, simply, and objectively. This method can have decision maker choose the best alternative in case the train maintenance facility construction is fast revitalized.

  • Stereo bird's-eyes-view was prepared for 3-dimensional view of various forms of Jecheon city, and 3-dimensional simulation was applied to it so as to show it in moving pictures in spatial. In manufacturing stereo bird's-eyes-view, perspective technology was used in image-making technology, and the basic material images are prepared as fellows: used EOC Images from Arirang-1 satellite, created DEM whose error was optionally geometric corrected after drawn from the contour line of the map on a scale of l/5,000 manufactured by national geography institute as a national standard map, and classified road lines which were manufactured as a road layer vector file of a map on a scale of l/l,000 and then overlay it over the three dimensional image of target area. Especially for the connectivity with address system to be used in new address, an arterial road map on a scale of l/l,000 that had been manufactured to grant new address was used in maximum in road network structure data of city area in this study.
