Effect of Seismic Load on Residential RC Buildings under Construction Considering Construction Period (시공기간을 고려한 주거용 철근콘크리트 건물의 시공 중 지진하중 영향 분석)

  • Compared with buildings that have already been constructed, buildings under construction may be more vulnerable to such natural disasters as earthquakes because the concrete strength is not yet sufficient. Currently, Korean design standards present minimum performance targets for each seismic grade of buildings, but the seismic load for design is based on a return period of 2400 years. However, because the construction period of the building is much shorter than the period of use of the building, the application of the earthquake return period of 2400 years to buildings under construction may be excessive. Therefore, in this study, a construction stage model of buildings with 5, 15, 25, and 60 floors was created to analyze earthquake loads during construction of residential reinforced concrete (RC) buildings. The structural stability was confirmed by applying reduced seismic loads according to the return period. As a result, the structural stability was checked for an earthquake of the return period selected according to the construction period, and the earthquake return period that can secure structural safety according to the size of the building was confirmed.

  • Unlike a completed building, a building under construction may be at risk in terms of safety if a load exceeds the value considered in the design stage owing to various factors, such as a load action different from that in the design stage and insufficient concrete strength. In addition, if an earthquake occurs in a building under construction, greater damage may occur. Therefore, this study studied example models with various sizes of 5, 15, 25, and 60 floors for typical building types and analyzed the effects of seismic load on buildings under construction using construction-stage models according to frame completeness. Because the construction period of the building is much shorter than the period of use after completion, applying same earthquake loads as the design stage to buildings under construction may be excessive. Therefore, earthquakes with a return period of 50 to 2,400 years were applied to the construction stage model to review the seismic loads and analyze the structural performances of the members. Thus, we reviewed whether a load exceeding that of the design stage was applied and the return period level of the earthquake that could ensure structural safety. In addition, assuming the construction period of each example model, the earthquake return period according to the construction period was selected, and the design appropriateness with the selected return period was checked.

  • The warranty liability period for defects in apartment buildings by work type is not based on scientific analysis, making the appropriateness of the term a culprit behind the lawsuits. Therefore, this research aims to evaluate the appropriateness of the warranty liability term of apartment buildings by identifying the current status of defects, in particular, caused by finishing works. That is because the number of defects, caused during the finishing works, accounted for the largest portion of the total defect cases of apartment buildings reported to the Apartment Defect Dispute Mediation Committee under the Ministry of Land, Infrastructure, and Transport of Korea between 2010 and 2011. The result from analyzing claims for defect repairs of the finishing works showed that most cases by work type continued to be made after two years, and only about 60% were charged within the warranty period. And, defects by work type have correlation, which needs to be considered for a better construction technique. Considering a low correlation between the possibility of defects and the construction performance rankings, which are highly relevant to the apartment preference. It is believed that there needs to be a qualification process for agencies that actually performs finishing works.

  • 일본의 시바우라공과대학에서 에네마네하우스 공모전에 참여해 제안했던 제로에너지하우스(ZEH)로 요코하마에서 시공한 후 해체하여 후쿠시마에 재설치해 활용한 프로젝트이다. 시바우라공과대학은 설계단계에서부터 BIM을 활용해 에너지 분석 및 시공을 위한 각종 시뮬레이션을 수행하였으며 특히 시공 후 전시기간이 끝난 후 재설치를 위한 조립시스템 검토에 유용하게 활용하였다. 이를 통해 에너지 효율과 지속가능성을 BIM을 통해 향상시킨 모범적인 사례이다.

  • Wall of hanok is related to exterior, inner environment, and the period and cost of construction. This study analyzes traditional wall execution method and suggests improved one. The characters of the improved execution method are use of ready made goods, application of dry and prefabricated method and improvement of airtightness and insulation capacity etc. The result of this study needs production of pilot productions and tests of capacity. But this new method will be useful to save the period and cost of hanok construction.

  • If construction process operate composing work team by judgment manager's experience, possibility that progress of construction process becomes as inefficient is much. But, If produce optimal proposal of resources allocation, construction cost and duration through simulation at work plan step, work schedule because do quantification efficient operate do on. When plan construction process in this research, resources allocation by change of work team operation change, resources cost loss, total cost, optimal proposal of construction duration tentative plan of numerical formula model that can do simulation propose. Apply and revealed to apartment house framework which horizontal work area of process and vertical work area are composed as is each different construction process to verify proposed numerical formula model. Achieved efficiency than work team's operation results which apply numerical formula model that is presented in this research and enforce simulation is applied in actuality example construction.

The Conceptual Framework of Concurrent Construction Method for EIFS in Apartment (공동주택용 외단열 적층시공 공법 개념모델 개발)

  • Exterior Insulation and Finishing System(EIFS) is recognized as a promising alternative for energy reduction as energy reduction ratio of apartment is to be increased from 40% to 60% in 2017. However, EIFS is not actively applied to apartment because additional construction costs and duration are required for the current existing construction method of EIFS. Therefore, this study proposes a conceptual framework for concurrent construction method of EIFS which can reduce construction costs and duration by working sequentially from frame work to exterior insulation finishing work, and then verify the method's feasibility by analyzing a case study. It has been proven from the analysis that concurrent construction method of EIFS reduces 6.7% of construction duration and 13% of construction costs compared with the conventional exiting method. The proposed method is expected to contribute to invigorated application of EIFS to apartment.

  • On public constructions, that the first planed projects delay than the scheduled completion day occurrence frequently because gap between the scheduled construction durations and the actual construction durations. These facts connect with not only problems of the construction during as the construction delay but also brought about the distribution costs increase as the failure of facility use plan and the people discomfort weight, failure of the production and the supply using facility then tremendous loss of each part etc. For reduce these loss, it must improve accuracy of the scheduled construction duration estimating when it order. This study try contribute to a successful manage of public project and reduce the construction duration extension frequent of the construction during, and then ensure the suitable construction duration by present the estimation model of the scheduled construction duration that include the construction duration correct element using as an index on the scheduled construction duration estimation.
