A Theoretical Study on Conversion Rate of Jeonse Price to Monthly Rent for Housing - Focused on Rental Supply Costs - (주택 전월세 전환율에 관한 이론 연구 - 임대 공급원가를 중심으로 -)

  • If the conversion rate of jeonse price to monthly rent is the market interest rate or the landlord's expected return, then the conversion rate of jeonse price to monthly rent in the country should be the same. However, the conversion rate of jeonse price to monthly rent has always been higher than the market interest rate. This study identifies the supply cost components of rental housing as a risk premium in the presence of current housing prices, market interest rates, depreciation costs, holding taxes, and leases, and identifies the relationship between the current housing prices and each factor. Housing rent is expressed as the current price. This overcomes the shortcomings that implicitly assume fluctuations in housing prices or do not include current housing prices in the conversion rate of jeonse price to monthly rent. This study found that the conversion rate of jeonse price to monthly rent is the required rate of return or required rate of renter, not market interest rate, by expressing the supply cost of rental housing as a combination of components. This not only explained the fact that the conversion rate of jeonse price to monthly rent was always higher than the market interest rate, but also explained the regional differences. It also explained why the conversion rate of jeonse price to monthly rent varies by type of housing.

Performance Comparison of Column-Oriented and Row-Oriented Database Systems for Star Schema Join Processing (스타 스키마 조인 처리에 대한 세로-지향 데이터베이스 시스템과 가로-지향 데이터베이스 시스템의 성능 비교)

  • Unlike in traditional row-oriented database systems, a column-oriented database system stores data in column-oriented and not row-oriented order. Recently, research results revealed the effectiveness of column-oriented databases for applications such as data warehouse and decision support systems that access large volumes of data in a read only manner. In this paper, we investigate the join strategies for column-oriented databases and prove the effectiveness of column-oriented databases in data warehouse systems. For unbiased comparison, the two database systems are analyzed using the star schema benchmark and the performance analysis of a star schema join query is carried out. We experimented with well-known join algorithms and considered early materialization and late materialization join strategies for column-oriented databases. The performance results confirm that star schema join queries perform better in terms of disk I/O cost in column-oriented databases than in row-oriented databases. In addition, the late materialization strategy showed more performance gain than the early materialization strategy in column-oriented databases.

Correlation of Korean Elderly Dental Health Capacity and Preferred Foods (한국 노인의 치아건강도와 선호식품과의 관련성)

  • The purpose of this study is to examine whether any correlation exists between the dental health capacity and preferred foods of Korean senior citizens over the age of 65 years. The 5th Korean National Health and Nutrition Survey were used. Tissue health index (T-health), Sound teeth (ST), Functioning teeth index (FS-T), Present teeth (PT), and Missing teeth (MT) were used as variables to assess the dental health capacity of the elderly. Preferred foods of the elderly included 63 foods that were categorized as cereals, pulses and roots, meat and poultry, fish, vegetables, sea algae, fruits, milk and dairy products, cream and sugar, and other foods. For data analysis, the weighted average was taken into consideration to generate planning files, and then complex sample analysis were conducted. For statistical analysis, frequency analysis, t-test, one-way ANOVA, and compound specimen linear regression analysis were conducted. T-health score was significantly high in the group with high preference for cereals, fruits, and other foods. In terms of age and economic status, 65~69 years, 70~74 years, and mid to low range in the income ranges scored high in T-health. ST score was significant in the group that preferred cereals, other foods; the corresponding demographic profiles represent 65~69 years, 70~74 years, and the mid-range income communities. FS-T was significant in relation with a preference for fruits, creams and sugars, other foods; the scores were also high for 65~69 years, 70~74 years, and mid-low to low income groups. PT and MT were significant in the group that preferred cereals and fruits; the same applied for 65~69 years, 70~74 years, and mid-low to low income individuals (p<0.05). Food preferences seemed to vary depending on the dental health state of the elderly, and the dental health state of the elderly may act as a risk factor for nutritional imbalance.

  • This paper explores the academic topography of the discourses on the anthropocene to delve into how the humanities can insightfully respond to the ecological crisis of the Earth through the lens of environmental humanities proposed in a 2020 book, The Anthropocene and the Humanities: From Climate Changes to a New Age of Sustainability by a scientific philosopher, Carolyn Merchant. By publishing her latest book, The Anthropocene and the Humanities, Merchant, a pioneering scholar of ecofeminism, has recently started into inquiring into the discourses on the anthropocene, meaning a geological age led by anthropos/humans. In one of her most distinguished works of 1980, The Death of Nature: Women, Ecology, and the Scientific Revolution, Merchant has revealed that the modern Western perception of nature, often identified with women, have been figuratively killing nature as well as women. Arguing in The Anthropocene and the Humanities that the anthropocene has been enacting a "second death of nature," which has been practically and technially killing nature, Merchant calls for the insight of the environmental humanities that help us to build a "sustainable livelihood" based on the "partnership" between human and nonhuman nature. This paper contemplates on what humanities can do in the era of anthropocenic planetarian crisis with the environmental humanistic alternatives in ecofeminist perspective to overcome the anthropocenic crisis aggravated by the covid-19 occurred at the point when the climate change was viscerally felt by the humans in the twenty first century.

Influence Factors on Subjective Health Status of middle-aged and Elderly: Utilized of the 7th National Health and Nutrition Examination Survey(2018) (중·장년, 노년의 주관적 건강상태에 미치는 영향요인: 제7기 국민건강영양조사(2018) 활용)

  • The purpose of this study was to investigate the relationship between age, physical activity (walking, strength exercise), subjective body shape recognition, and weight change with subjective health status in the population aged 30 years or older among the data of the National Health and Nutrition Examination Survey (2018) of Koreans. The subject and method of this study was a secondary analysis study using the 7th 3rd year National Health and Nutrition Examination Survey (2018). Age, walking days per week, strength training days per week, subjective health status, subjective body shape recognition, and weight change during the year were used the SPSS (p<.01). The response rate of walking for 7 days (every day) was 21.9% for those aged 30-45, 27.2% for those aged 50-64, and 26.6% for those aged 65 or older. aged 8.4% and over 65 years old 7.9% (p<.001). The subjective health status was positively correlated with age (.091), number of walking days per week (.739), number of days of strength exercise per week (.530), subjective perception of body shape (.256), and weight change over one year (.303). There was a relationship (p<.01). In this study, the age group that answered 'bad' in subjective health status was the highest at 21.4% of those aged 65 or older, followed by 15.7% of those aged 50-64 and 11.0% of those aged 30-45. This could be expected to improve subjective health status by walking and strength training. Based on these results, it was intended to provide basic data for preparing health-related programs to improve subjective health status of individuals according to age.

Analysis of the Factors Influencing PM10 & PM2.5 in Korea by Panel Quantile-Regression (패널 분위회귀분석을 통한 한국의 미세먼지 국내외 영향요인 분석)

  • This study analyzed the influence of domestic and Chinese factors on fine dust(PM10 & PM2.5) in Korea by using the panel quantile regression. Daily analysis was conducted for 11 regions in Korea. For domestic factors, electricity demand and traffic volume, and for Chinese factors, interaction term of Chinese three cities' fine dust and the domestic west wind are used. As a result, the influence of domestic factors was different when the domestic fine dust concentration was high and low. When the fine dust concentration was low, electricity demand had a positive effect only on PM2.5, and didn't affect PM10 in the national analysis. In regional analysis, the amount of electricity demand had a significant effect on fine dust and ultrafine dust only in the capital area and Chungcheong. Electricity demand was found to significantly increase both PM2.5 and PM10 when it was high. On the other hand, it was confirmed that the Chinese factor always had a significant effect regardless of the concentration of PM10 and PM2.5. Therefore, in order to solve the problem of high concentration of fine dust, in addition to international cooperation, the reduction of PM2.5 generated by domestic thermal power generation should also be strengthened compared to the present.

A Study on the Regional Resources Facilities Tax (지역자원시설세에 관한 연구 -구 공동시설세를 중심으로-)

  • Fire service budget must be increased continually to supply sufficient fire service for safety life of people. A way to increases fire service budget is to plan and improve regional resources facilities tax system. The purpose of this articles is to analyzes the relationship between regional resources facilities tax and fire service budget, fire service investment budget, socioeconomic factor, fire service demand. To do this, this study sets up five hypotheses based on the theoretical backgrounds and the past research. The statistical methods used for the verification of hypotheses are multiple regression analysis and t test. The analysis showed that regional resources facilities tax was positive significant variable for fire service investment budget and fire service budget and socioeconomic factor was a positive significant variable for regional resources facilities tax. And the analysis showed that fire and rescue variable of fire demand factor were positive significant for regional resources facilities tax.

The Relationship of the Preschool Children's Self Regulation Ability and Multiple Intelligences (유아의 다중지능이 자기조절 능력에 미치는 영향)

  • The purpose of this study was to explore the relationship among self-regulation and multiple intelligences of preschool children. The participants were 275 children between the ages 3, 4 and 5 and their mothers and teachers from kindergarten in Ulsan. The collected data were analyzed by using the SPSS v.21 computer program. The major results of this study were as follows; First, children's self-regulation ability was statistical significant disparity between sex and age. Second, children's Spatial Intelligence and Linguistic Intelligence were statistical significant disparity between sex and age. Logical-mathematical Intelligence, Interpersonal Intelligence were statistical significant disparity only age. Musical Intelligence, Intrapersonal Intelligence were statistical significant disparity only sex. but Bodily-kinesthetic Intelligence was not statistical insignificant disparity between sex and age. Third, Intrapersonal Intelligence, Linguistic Intelligence, Spatial Intelligence, Logical-mathematical Intelligence and Interpersonal Intelligence were significant predictors on children's self-regulation ability. These results could be used as stepping stone in developing preschool children's self-regulation program in near future.

Improved Parallel Thinning Algorithm for Fingerprint image Processing (지문영상 처리를 위한 개선된 병렬 세선화 알고리즘)

  • To extract the creditable features in fingerprint image, many people use the thinning algorithm that has a very important position in the preprocessing. In this paper, we propose the robust parallel thinning algorithm that can preserve the connectivity of the binarized fingerprint image, make the thinnest skeleton with 1-pixel width and get near to the medial axis extremely. The proposed thinning method repeats three sub-iterations. The first sub-iteration takes off only the outer boundary pixel by using the interior points. To extract the one side skeletons, the second sub-iteration finds the skeletons with 2-pixel width. The third sub-iteration prunes the needless pixels with 2-pixel width existing in the obtained skeletons and then the proposed thinning algorithm has the robustness against the rotation and noise and can make the balanced medial axis. To evaluate the performance of the proposed thinning algorithm we compare with and analyze the previous algorithms.

Design and Comparison of the Fast-Hopping Frequency Synthesizers for MB-OFDM UWB Systems (MB-OFDM 방식의 UWB 시스템을 위한 Fast-Hopping 주파수 합성기의 유형별 설계 및 비교)

  • This paper describes fast-hewing frequency synthesizers for multi-band OFDM(MB-OFDM) ultra-wide band(UWB) systems. Three different structures in generating 3 center frequencies(3432MHz, 3960MHz, 4488MHz) are designed and compared. The first structure generates 3 center frequencies using only one PLL operating at 4224MHz, and the second uses three PLLs operating at corresponding center frequencies. The proposed third structure employes two PLLs operating at 3960MHz and 528MHz. Simulation results using 0.18um RF CMOS process parameters show that the third structure exhibits boner characteristics in spur, area and current consumption than the other structures. The band switching time of the proposed synthesizer is less than 1.In and the spur is less than -36dBc. The synthesizer consumes 22mA from a 1.8V supply.
