Estimate the Period and Cost of Projects by Estimating the Conflict Index - Concentrated on the Apartment Reconstruction Project - (갈등지수 산정에 의한 사업기간 및 비용 예측 - 공동주택 재건축사업을 중심으로 -)

  • The apartment reconstruction projects have the proper functions such as residential environment improvement and the new housing allocation system; however, intention of the projects are distorted by the combination of factors, like failure of relocation of the original occupants and income redistribution, speculation in real estate, sharp rise in housing price, disputation between various interested parties, inadequate system and etc and it makes the projects unable to go well. Disputations and litigations are due to spread of the small conflict. As a result of the problems, it could not going smoothly and that lead to increase or stop the period and cost. This study is to estimate the period and cost using the conflict index so as to prevent and solve the problem which is among the conflict in the reverse functions. The conflict index has estimated focus on the conflict impact and the period and cost has been estimated using an variable independent including the conflict index. Also, estimated the conflict index and estimate of the period and cost are able to succeed with a minimum of disputation and money.

The Applicability and Limits of Housing Wealth as the Measure of Socioeconomic Status (경제적 지위 측정값으로의 주택자산의 적용 가능성과 한계: 수도권 지역의 아파트 거주자를 중심으로)

  • This paper explores the extent to which property scale, in particular housing price is useful as the measure of an individual's economic status. Its main object is to compare the distributions of the measure of housing wealth and other objective or subject measures, i,e., reported income and subjective class identification. Additionally, their relations to other variables are examined. An analysis of distributions and cross-tables based upon national survey of 2005 family and the database of apartment price of Kookmin Bank are used. It is shown that the measure of housing wealth differs from other economic status measures in terms of distribution and the relations to other variables, such as attitude variables and consumption-related variables. Its results also suggest that the measure of housing wealth can be applied to various areas as a new measure of an individual's objective economic status, in such a way to improve applicability of social survey.

2019년 거시경제 전망

  • 올해 국내 실물경기는 수출 증가세가 점차 둔화되고, 내수도 소비의 둔화와 투자의 감소 전환 등의 영 향으로 완연한 하락세를 보였다. 내수는 설비투자와 건설투자가 크게 감소하면서 급속한 조정 양상을 보이고 있으며, 소비도 연 2%대 증가율로 떨어지면서 둔화세를 기록하고 있다. 수출은 물량의 증가세가 유지되고 있으나, 단가는 기저효과로 인한 유가상승 폭의 축소 등의 영향으로 상승률이 떨어지면서 증가세가 둔화되었다. 2019년 세계경제는 선진권의 경기둔화와 개도권의 성장률 정체가 예상되는 가운데 하방 리스크 요인으로 인해 제한적 성장이 예상된다. 선진권은 미국경제의 성장률 하락이 예상되는 한편, 일본과 유로권도 전년보다는 약간 낮은 성장률이, 중국은 연 6%대 초반까지 성장률 하락이 예상된다. 국제유가는 글로벌 경기 둔화에 따른 원유의 수요 감소와 미 달러화의 가치 상승 등 금융 요인이 하방 압력으로 작용하나, OPEC의 감산 지속과 지정학적 불안정성이 상승 요인으로 작용하면서 연평균 보합이 예상된다. 환율은 미 달러화의 강세기조가 2019년 상반기까지 이어질 것으로 예상되지만, 하반기에는 유럽 등지의 통화긴축 전환과 미국경기 둔화 등의 영향으로 달러화가 약세로 전환하면서 연평균 기준 소폭 상승할 것으로 기대된다. 2019년 국내경제는 수출과 투자가 글로벌 경기 둔화 등의 영향으로 소폭 증가에 그치고, 소비가 전년대비 둔화세를 보이면서 2018년보다 약간 낮은 2.6%의 성장률이 예상된다. 소비는 실질소득 감소와 고용 부진 등이 예상되고, 대외 불확실성으로 인한 체감경기 약화로 증가세가 둔화되나, 보건 복지 고용의 지출 확대, 유류세 인하 등 정부 정책은 실질구매력 제고에 긍정적 요인으로 작용할 전망이다. 설비투자는 대외 불확실성과 대내 구조적 취약성 등의 영향으로 인해 제한적인 증가세가 예상되며, 건설투자도 정부의 부동산시장 안정화 대책과 SOC예산 감축 등의 영향으로 감소세가 이어질 전망이다. 수출은 세계경기의 성장세 둔화로 인해 수출물량이 소폭 증가에 그치고, 반도체의 가격 하락과 국제유가의 횡보 전망 등으로 수출단가도 하락 압력이 커지면서 2018년 보다 낮은 3.7%의 증가율이 예상된다.

An Empirical Analysis of the Agglomeration Effects of the 4th Industry on Local Economy (4차 산업 집적이 지역경제에 미치는 영향 분석)

  • Recent years have seen a rapid boom of the 4th industry and relevant policies in regions. However there are only a few studies about the impact of the 4th industry on the local economy. This study examines the agglomeration effects of the 4th industry on regional economy by using a spatial statistical models. As a result, it was found that the agglomeration of the 4th industry had a positive effect on the productivity of the local economy, while there is not good enough evidence to prove the relationship between the 4th industry and the income of the region. These findings indicate that the impact of the agglomeration of the fourth industry on the local economy is limited. In addition, the impact on the local economy was different by the type of the fourth industry, and the manufacturing industry and financial and insurance industries had a positive impact on the growth of the local economy.

A Study on the Policy Demand for Population Inflow in Population Reduction Areas (인구감소지역의 인구유입을 위한 정책 수요에 관한 연구)

  • This study empirically analyzes the policy demand for population inflow in Hongcheon-gun, a region that has experienced population decline over the past decade. The results of this study based on the multinominal logit model provide the policy implications as follows. First, due to the differing factors influencing the demand for population inflow policies among the young and the elderly, local governments should clearly define the policy targets for population inflow. Second, in the context of policy demand for population inflow through corporate attraction, we identify statistically significant and positive effects of the length of residence for both young and old people, and the level of formal education for the elderly. These results emphasize the importance of formulating population inflow policies distinctively targeted for the young and the elderly generations, respectively, thereby increasing population inflow in the population reduction area.

Determinants of Decision Making in Employment Among the Non-Working Elderly Persons (도시지역 미취업 노인들의 취업의사 결정요인에 관한 연구)

  • There were many studies conducted on economical aspects of employment among the elderly in national level, however, very few studies examined social and psychological aspects of senior employment and employment preferences of the elderly persons. The purposes of this study were to examine major determinants of decision making in employment, and to explore some relationships among decision making of employment, socio-economic factors, health and psycho-social factors, and labor and economical factors among non-working elderly persons in the community. In all, two-hundred-twenty elderly persons were interviewed and one-hundred-ninety-four were analyzed in this study. The descriptive statistics, analysis of variance, correlation analysis, and logistic regression were used for the data analysis in this study. The study found that the respondent's sex, ages, education, numbers of children, physical health, ADL, self-efficacy, economical stress, numbers of years in labor, asset of real estate, family allowances, and the benefit levels of pension were major determinants of decision making in employment among non-working elderly persons. Finally, some implications were discussed for developing effective senior employment in national policy, job related services, and welfare programs of the elderly persons for the successful aging.

  • This study was conducted from the time when discussion of improvement and keeping heavy taxation on multiple home owners was began, experts who may express professional opinion such as realtors, tax accountants and revenue officers were picked up besides the direct interested parties such as single and multiple home owners. This study collected their various opinions regarding whether keeping the heavy taxation system on multiple home owners or not and the effect of it. As a result of the survey, people living in Seoul who owned more houses showed higher awareness about heavy taxation on multiple home owners, and people agreed more about abolishing the heavy taxation when they own more homes. From this study, it was found out that different recognition about heavier transfer income tax on multiple home owners of each person concerned and necessity of rearranging this uncertain condition of temporary regulation in the future. The tax law should be improved to supply clear policy signals to the market for recovery of housing transactions and supply expansion of jeonsei to monthly rental housing and managing of taxation policy which reflects taxpayers' opinion may correspond to more effective and fair taxation principle.

Suburban government fragmentation and public service provision : A case of St.Louis County suburbs (미국 대도시 교외지역의 분할된 자치정부와 공공서비스 : 세인 트 루이스를 사례로)

  • Large metropolitan areas in the US are distinguished by highly fragmented fiscally independent suburban municipalities and special districts. The suburban fragmentation implies the congregation of similar socio-economic groups escaped from central cities and the disparity of geographical resources among local government jurisdictions. This study examines St.Louis County suburbs as a case study for the implictions of suburban governmental fragmentation and the fiscal disparities across local governmental boundaries by analyzing their relationship with public service provision using police and public school services as examples. The distribution of fiscal resources across political boundaries, the processes which created them, and public service inequalities reproduced from the disparity of fiscal resources reveal the causes and consequences of suburban governmental fragmentation. The central part of suburban fragmentation is the segregation of public goods consumption reproduced from the disparity of local fiscal resources, and it acts as a basic geographical segregating force in the suburban spatial organization.

Analysis of the Correlation between Social Factors and the Use of Hydrophilic Facilities by Age Group - Case Study at the Samrak and Daejeo Ecological Park (사회적 요인 및 연령대별 친수공원 이용에 관한 상관관계 분석 - 삼락과 대저생태공원을 대상으로)

  • In the past, the government made a total of 357 hydrophilic districts into parks to create rest areas in the national river with the four major river projects. According to the results of the survey, 60 water-friendly districts with low utilization were lifted in January 2017, and 297 water-friendly districts are currently being managed. Local governments are in charge of the maintenance costs necessary to maintain these hydrophilic districts, which require considerable costs, so it is necessary to accurately grasp the characteristics and needs of local residents at the operation stage after designation. In this study, the characteristics of local residents in the hydrophilic district were analyzed by correlating social factors with river users, crawling social network data to analyze visit patterns, and derived related Keywords, and analyzed the characteristics of the hydrophilic district. The study target areas are Samrak and Daejeo Ecological Park, located downstream of the Nakdonggang River. Social factors analyzed real estate transaction price data, economic activity income, households, stress perception rate, and pet breeding status through public data provided by Statistics Korea, and analyzed user visit patterns and image keywords on weekends.
