A Study on BIM-based Reference Model for Effective Urban Facility Management (효과적인 도시시설물 관리를 위한 BIM기반 참조 모델 개발)

  • The purpose of this study is to suggest BIM-based Reference Model(RM) for Urban Facility Management(UFM) System development efficiently. The urban facility management's objective is to take the user convenience and safety from checking the facility to maintain it's function. Recently, to manage the facilities effectively, the BIM technology is being applied to it. In this study, the research trend related to the UFM system is surveyed and analyzed to develop the BIM-based UFM RM. After developing the RM component and process, the BIM-based UFM RM is proposed.

  • This research has been conducted in order to assess the effects on quality management factor of the construction sites. 30 companies abiding by the 'construction industry law' and 32 companies abiding by the 'housing construction promotion law' have been researched in areas of quality-management environment, quality-management understanding, quality-management education on construction field, quality-system and quality-improvement. This construction quality factors are to realized the anticipated results not only quality level's increasing, but also company's confidence, competitiveness. We were able to obtain participations of 62 questionnaire, and derived statistics by means of SPSS/PC version 10.0. In this study, we find the bottleneck factor for promotion and upgrade quality management factor of the construction sites and suggest a way out of difficulties.

  • The construction industry has also enolved according to the changes and requirements, therefore it coms to manage the relationships with customers. However, the customer management in the construction industry has not been quite genuine, since it has been mainly oriented for public relations and advertisements of companies. The genuine customer management should not only systemize customer data but also provide strategy to utilize it through managing relationships with customers as well as customer themselves. In this research, I have focused mainly on Model House. Marketing is very important planning & coordination to project. And I know that the development power of new product and promotion strategy as to customer needs and wants. The key factor in housing industry is the analysis of customer's needs that key success factor is execution of action plan to our customer. His success in business is in result of satisfaction for our high quality customer. Therefore the CRM system is add to customer satisfaction and increase earning power to a business

  • A considerable number of construction disasters occurs on pathway. A safety management in construction sites is usually performed to prevent accidents in activity areas. This means that safety management level of hazards on pathway is relatively minified. Many researchers have introduced that a hazard identification is fundamental of safety management. Thus, algorithms for helping safety managers' hazardous area identification is developed using automated data collection technology. These algorithms primarily search potential hazardous area by comparing workers' location logs based on real-time locating system and optimal routes based on BIM. And potential hazardous areas is filtered by identified hazardous areas and activity areas. After that, safety managers are provided with information about potential hazardous areas and can establish proper safety countermeasures. This can help improving safety in construction sites.

  • A construction process involves many designers, engineers, contractors, consulting engineers and government officials. Thus, it is essential to promote collaboration among such participants through of effective document exchange. There have been efforts to Improve efficiency of document exchange through Web. Also XML/EDI is recommended by its method. So the purpose of the research was to establish the data model for document information management in document exchange for construction participants using web-based XML/EDI. This research proposed a method of modeling document information for systemic management of document information that exchanged by XML/EDI in central and explained concept of application document information that stored in database. This research classified construction document according to its information relation.

  • This study suggests a reasonable method for visualizing risk management level by risk weight linked with 4D model. This study defines risk management procedures as preparation, identification, analysis, response and management to manage potential risks in the construction project. The modules for computerizing in this system consist of planning, construction, application of WBS (Work Breakdown Structure) and RBS (Risk Breakdown Structure), and risk analysis. The final results include a method for visualizing risk level by each element of the project by using 4D simulation technique. It can be used as a visualized risk management tool instead of current system using numerical data.

  • Construction Management(CM) has been introduced in Korean Construction Industry for its merits and benefits proven in International Construction Industries. However, many regulations, standards, manuals and details of practices considering its constituents and industry conditions have not yet to be developed. Of these, the standards and details of CM fee calculation should be developed in order to stretch its application toward public construction sectors as well as the private sectors. This research proposes CMFM(Construction Management Fee Model), a project sensitive matric CM fee model for CM fee calculation. The model calculates CM fees for modular services in a two by two matrix taking project phases on one dimension and CM services on the other.

  • Plant construction is being a motive power of national economic growth, because it is a higher value-added business which has enormous influence through other industry. But, plant projects management of the domestic company was poor. So, the development of EPC Business Process Management method has been encouraged. Therefore, this paper performed several researches for setting up the EPC Business Process Management Model for improving plant project management. And the details are as follows. First of all, this study collected the work procedure manuals of 12 large-sized international construction companies. Secondly, from the analyzing gathered EPC work procedure manuals, issues of work procedure manuals were analyzed and improvement plans were drawn out. Basis on this, This study presents a method to improve project management for EPC plant project. 'The Work Procedure Matrix for EPC Management' and 'Key Unit Works for EPC Management' were drawn out by using overseas construction management theories and international regulations. In addition, 'The EPC Business Process Management Models' reformed to the Business process method, that is the set of specifications, documents and procedures used to manage the EPC plant project. And it describes how the EPC work procedure manuals will be used. Finally, this study suggests the model of EPC Business Process Management System. The framework of Plant project management can be clarified by using 'The Work Procedure Matrix'. And 'Key Unit Works' are used to organize the work procedure needed to improve plant projects management. The results of this study will help to improve in project management efficiency for plant construction.

A Study on the Model of Artificial Neural Network for Construction Cost Estimation of Educational Facilities at Conceptual Stage (교육시설의 개념단계 공사비예측을 위한 인공신경망모델 개발에 관한 연구)

  • The purpose of this study is propose an Artificial Neural Network(ANN) model for the construction estimate of the public educational facility at conceptual stage. The current method for the preliminary cost estimate of the public educational facility uses a single-parameter which is based on basic criteria such as a gross floor area. However, its accuracy is low due to the nature of the method. When the difference between the conceptual estimate and detailed estimate is huge, the project has to be modified to meet the established budget. Thus, the ANN model is developed by using multi-parameters in order to estimate the project budget cost more accurately. The result of the research shows 6.82% of the testing error rates when the developed model was tested. The error rates and the error range of the developed model are smaller than those of the general preliminary estimating model at conceptual stage. Since the proposed ANN model was trained using the detailed estimate information of the past 5 years' school construction data, it is expected to forecast the school project cost accurately.
