The Influence of the Presence of Balconies on Flame Acceleration in Multi-unit Dwellings (공동주택의 발코니 유·무가 화염분출 특성에 미치는 영향 연구)

  • We are living in the 21st century, a new era of high-technology. Due to movements in population towards certain preferred areas, caused by material and technological advancement, growth has occurredn beyond the metropolis, leading to the development of the so-calleda "megalopolis." This development has changed the culture of housing, notably the characteristics of high-rise buildings, and underground facilities (such as subways and shopping centers), and has generally enlarged the scale of the facilities. Due to the increase in the number of single-family households, - notably ones including only the nuclear family, there has been a growing overpopulation problem, with apartments and urban housing developments expanding at rates beyond institutional safety regulations. In this study, we analyze the phenomenon of fire spreading in apartment buildings through actual apartment fire case studies, including that of the MunjonPonpuri apartment building. It was found that the speed at which the fire spreads is lower in apartments without than in those with an extended balcony. Based on the findings from case studies and the test results, we propose a series of safety countermeasures and responses for apartment fires.

Calibration and Verification of Detailed Prototypical Apartment Building Energy Models for Estimation of Green Remodeling Feasibility (그린리모델링 효과평가를 위한 표준공동주택 정밀에너지해석모델 보정과 검증)

  • The prototypical building energy model is very useful in building energy policies, research, and technology development. A prototypical apartment model for detailed energy analysis was proposed by Seo et al. in 2014, but sufficient verification was not possible due to the lack of reliable measurement data in predicting the model's energy consumption. However, verification is now possible thanks to a recent study that analyzed the Household Energy Panel Survey (HEPS) data that is released annually by the Korea Energy Economics Institute (KEEI) and published apartment complex benchmark data. The data was used to calibrate the prototypical apartment energy model located in the central region and constructed between 1990 and 1999. The calibrated model was used to verify the other apartment building groups with respect to region and year of completion. Meteorological data for five representative cities each in the central and southern regions were used for the simulation. A majority of the 18 groups produced results that satisfied the MBE and cv(RMSE) criteria.

  • 도시가스 시공은 특수분야로서 경험이 없으면 시공하기 힘들다. 또한 가스 시공은 국민의 재산보호와 직결되어 있으므로 시공 과정에서 많은 서류가 필요하고 인허가 및 안전점검이 특히 요구된다. 대한설비건설협회 가스설비공사협의회(위원장 이효련)는 지난해 한국도시가스협회와 협의를 통해 도시가스 사용자공급관(공동주택 등)의 행정절차 및 제출서류 간소화 및 표준화와 함께 현장에서 만연하고 있는 도시가스사의 부당행위를 강력하게 건의한 결과 이를 시정조치하여 가스시설시공업 회원사의 경영환경을 크게 개선했다. 본지는 도시가스 사용자 공급관 업무처리 절차를 살펴본다.

  • 최근 서울시 등 일부 지자체에서는 택지개발 시 대체 수자원을 확보하고 물순환 왜곡을 해소하기 위해 개발면적의 일정비율 이상의 저류시설을 설치하도록 하고 있으나, 국내의 경우 체계적인 빗물관리시설의 계획, 설계기술이 보급되지 못해 시설도입 시 적정 시설 및 규모 선정에 많은 어려움을 겪고 있다. 본 연구에서는 도시 지역을 대상으로 공동주택단지에서의 빗물관리시설 적용방안을 수립하고자 하였다. 독일 STORM 모형을 활용하여 택지 개발 전후의 물순환 특성과 빗물관리시설 도입에 따른 이 치수적, 물순환 개선 측면에서의 적용 효과를 분석하였으며, 적정 시설조합 및 규모를 제시하였다. 인천 C지구에 도입 예정인 공동주택 단지를 대상으로 하였으며, 빗물관리시설 적용을 통해 연간 약 12만톤의 수돗물 대체, 약 20.25%의 총 유출량 저감, 증발 및 침투유도를 통해 저류시설 설치 전 대비 약 120% 물순환 기여 효과가 있을 것으로 나타났다.

A Comparison of the Differences in Amenities at the Housing Complex between Regular Multi-family Housing and Urbanistic Housing for Improving Residential Quality of the Urbanistic Housing (도시형생활주택의 거주성 향상을 위한 일반 공동주택 단지와의 공용공간 비교 연구)

  • This research was aimed at finding clues of improving residential quality of the Urbanistic Housing which was introduced for the small household of 1-2 residents. It was the communal amenities in multi-family housing complexes that this research concentrated on. Therefore 20 Urbanistic Housing complexes and 11 regular multi-family housing complexes were chosen as the subjects, and all of them were constructed in same period of date and composed of similar number of household units. Compared varieties and design programs of the communal amenities in Urbanistic Housing complexes to those in regular multi-family housing complexes, there were noticeable differences that far less various communal amenities and bland layouts in Urbanistic Housing complexes than in regular multi-family housing complexes. To become a quality residence, it is necessary that Urbanistic Housing are also required to provide certain level of communal amenities, not as much as regular housing for regular household but much more than Quasi-housing, the minimum residence. And it should be ensured by the legal system to make it more practical.

The adapted research method of selected case five apartment building in D new town and carried out questionnaire survey to residents and user for draw items of feasibility evaluation. Drew items of feasibility evaluation classify as Plan section, Design section, and Operation section and evaluate the weight of each section utilizing analytical hierarchy process (AHP). Depending on the purpose and methods. The results of this study are as follows: Such as Plan section, Composition of Program Facility, User Charge Survey, Arrangement of Program Room were analyzed highest. Such as Design section, Arrangement of Program Room, Circulation planning, Educational Equipment were analyzed highest. And such as Operation section, Operation costs, Operation Plan, Review of Program Facility were analyzed highest.

  • In the process of industrialization of our country in 1970's, Korea's housing strategy has focused on housing supply. Rapid completion and supply of apartment house buildings have caused a problem of their early deterioration due to their poor quality. In 1987 Housing Construction Promotion Act, therefore, included new regulations on housing re-construction. In July 2001, other new regulations on remodeling apartment buildings were also included in the Act. Reconstruction and remodeling have been considered to deal with such problems. This study suggests an appraisal criteria if they can select reconstruction or remodeling method in conducting their apartment building project. At first, evaluation items should be selected by the criteria of function31ity and economical efficiency. Second, the selected item is screened by AHP and multi-criteria decision-making methods. The result of study shows that the owners of apartment units will be able to select reasonable alternatives through the suggested appraisal method

A Study on the Effect of Walking Environment (Characteristics) on Apartment Housing Rental Prices using Multi-Level Model (다수준모형을 이용한 보행친화적환경이 공동주택 전세가격에 미치는 영향)

  • We examine 554 state basic districts and 1832 householders in Busan metropolitan city to see whether the physical and walkable characteristics of housing influence apartment housing prices. We use two-level models modeling for a more accurate analysis. Walkable characteristics in level 2 state basic districts potentially explain 77% of the variation in housing values, with the highest impact on crime safety characteristics. Overall, our spatial multi-level analysis based on new state basic districts in Korea explained price variation better than previous studies, which considered each householder. The results provide policy opportunities for planners and citizen groups to pursue strategies that encourage the development of walkable and sustainable neighborhoods.

공동주택에 있어서 중앙식과 개별식 가스난방의 경제적 특성에 관한 연구

  • 본 논문에서는 도시공해 방지를 위해 도시가스를 연료로 사용하는 경우 거주자의 생활수준이나 단지의 밀도 및 난방부하 설정등에 다소 차이는 있으나 소규모 고층 아파트(공동주택)의 난방방식중 중앙난방 방식과 개별난방 방식의 초기시설비, 연료비, 시설관리비의 경제성을 검토하고 난방 시스템의 지침을 제시하였다. 전체 공사비(초기투자비)는 개별난방 방식이 중앙난방 방식보다 약 2$\%$정도 절감되었다. 난방비와 시설관리에 따른 인건비 면에서도 난방의 경우 개별난방 방식이 중앙난방 방식에 비하여 난방과 하절기 온수만을 별도로 사용하는 경우 개별난방 방식이 중앙난방 방식보다 난방비가 9$\%$정도 더 들었으며, 시설관리 인건비 면에서는 중앙난방 방식보다 개별난방 방식이 66.7$\%$ 적게 들었다. 전체적으로 중앙난방 방식보다 개별난방 방식이 초기투자비 및 유지관리 면에서 경제성이 우수함이 확인되었다.
