A Study on the Current Guideline Trends and Strategic Directions for Developing Open BIM Guideline (개방형 BIM 지침 개발에 관한 국외의 지침 분석 및 전략적 방향에 관한 연구)

  • Recently, the BIM paradigm in domestic and foreign countries has been recognized as a momentum that can enhance productivity, efficiency, and collaboration of work in the construction industry. In this aspect, some countries have driven the development of BIM guideline to introduce and apply the Open BIM which is IFC-based BIM. Whereas, introduction and application of the BIM in Korea has been tried partly by several government agencies, public companies, design and construction companies. To promote the proliferation in the BIM use, therefore, the guideline needs to be developed first of all than anything else. In this context, this study addresses the trends of the BIM guidelines of foreign countries and strategic directions necessary for developing the Open BIM guideline.

Preference Analysis for the Pedestrian Space in Large-scale Residential Complex by Multi Dimensional Scaling -Focused on the Haeundae New town in Busan- (다차원 척도법을 이용한 대규모 주거단지 보행공간의 선호도 분석 -부산광역시 해운대 신시가지를 대상으로-)

  • We analyzed pedestrian preference and features of preferential space by MDS (Multi Dimensional Scaling). As the result, features of pedestrian space in dimension 1 could be interpreted as "Segregation of Pedestrian and Vehicle", and features of pedestrian space in dimension 2 could be read like "Natural-City". And as a result of vector analysis about preferential of pedestrian, a pedestrian mall between housing complex, pedestrian space in pocket park, pedestrian space in neighborhood park, and pedestrian space around public facilities was the best preferential space. On the other hand, pedestrians tended to dislike pedestrian space between detached.

Suitable Width and Discharge Coefficient of Side Weir in Off-line Detention Basin (off-line 저류지 횡월류위어의 적정폭 및 유량계수)

  • 최근 도시개발이나 주택단지개발사업의 경우 토지이용의 극대화 및 경제적인 측면에서 저류지의 면적을 충분히 확보하기 어려우므로 첨두홍수량 조절방식인 하도외(off-line) 저류지가 검토되고 일부 설치되고 있으며, 증가된 홍수량을 저류지로 전환하는 방법에는 일반적으로 횡월류위어가 이용되고 있다. 현재 off-line 저류지 횡월류량 산정시 사용되고 있는 De Marchi공식의 유량계수를 0.623이라는 고정된 값을 사용하고 있으나, 횡월류위어의 유량계수는 본류 흐름 조건 및 위어의 기하학적 조건에 따라 달라지기 때문에 이에 대한 문제점을 갖고 있다. 또한 횡월류부의 적정폭이 제시되어 있지 않으므로 계획빈도 이상의 수위가 전량 저류지로 유입되는지 이에 대한 실험 및 검증이 요구된다. 본 연구에서는 수리실험을 통하여 설계빈도 이상의 초과홍수량을 전량 월류시킬 목적으로 사용되는 off-line 저류지 횡월류위어의 적정폭을 산정하고, 본류 흐름 조건 및 위어의 기하학적 조건 등을 고려한 횡월류위어의 유량계수를 산정하였다. 적정폭 산정 결과 본 실험조건에서는 횡월류 위어폭이 본류폭의 6배인 3.6m(L/B=6.0)이상일 때 모든 조건에서 위어정점부 이상의 수위에 대한 유량을 전량 월류시킬 수 있는 것으로 나타났다. L/B=6.0일 때 $Fr_u,\;W/y_u$$S_o$를 고려한 중회귀분석을 통해 off-line 저류지에 적합한 횡월류 위어의 유량계수식을 제안하였으며, off-line 저류지의 횡월류위어 설계시 활용할 수 있을 것으로 판단된다.

Research on the Characteristics of Garden Design and Dwellers' Understanding of Garden Maintenance in Single Detached Urban Dwellings (도시 단독주택 정원의 공간적 특징과 유지.관리에서 보이는 거주자의 정원 인식에 관한 연구)

  • There is little research on the exterior spaces or gardens of single detached urban dwellings in Korea because apartments are the general housing type of most inhabitants. However there is an increasing demand for idyllic houses in the urban fringe and for environmentally friendly dwellings or healthy houses that is represented in urban residents gardening activities. The purpose of this research is to analyze residents' preferences and problems in gardening and management of single detached urban dwellings, and to evaluate the possibility of gardens as biotopes. It also addresses the issue of providing public amenities in the urban landscape. One hundred thirty-six dwellings were selected in residential areas of the city of Gwangju. The layout and plant composition, residents' evaluation and understanding of their own gardens, and maintenance and management were investigated. The results indicated that residents associate gardening with mental health and recognized a lack of space as one environmental restriction. Watering was seen as a primary difficulty for maintaining gardens. This research suggests that providing space for gardening could be a tool for participatory community making. When considering the important aspects of gardening, residents responded that gardens offer naturalness, scenic beauty, and practicality and also felt that gardens provide a buffer from environmental pollution and relief from mental duress. Results from the factor analysis using 15 semantic differential variables showed that 'spatial openness', 'natural variety' and 'familiarity' were representative factors. Although a garden is mainly considered as a space for the appreciation of nature with plant material, our results suggest that meaning and environmental symbolism are important elements.

Air Pollution and Life Satisfaction in Korea (한국의 대기오염과 생활만족도)

  • This study is to investigate causal relationship between individual life satisfaction and air pollution, using ordered probit model with the KLIPS panel dataset for 1998-2008. As determinants, both individual economic and socio-demographic characteristics are considered. Empirical results show that the degree of air pollution has negative effects on individual life satisfaction. The effects of other variables are similar to those of existing studies. This study found that life satisfaction increases along with income increase. However, at a certain point, the increase of life satisfaction becomes smaller even with an increase in income, indicating non-linear effect. It implies that the Easterlin's paradox can be applied to Korea's case. The increase of the other person's income measured by income per capita in the region where respondent resides has negative effects on life satisfaction. On the other hand, a person who has married, own house, stayed healthy, and highly been educated is likely to have higher life satisfaction. Additionally, a person with many household members, urban resident, unemployed or self-employed are negatively correlated with life satisfaction.

A Study of Development Gains Estimation in Building Land Development Projects (택지개발사업의 개발이익 추계에 대한 연구)

  • In the debates of development gains, the general rule is that it results from actions other than those of the landowner, most notably of the public sector as in granting of permissions for the development of specific land uses and densities or through infrastructure investments, or of socio-economic forces due to a general capital accumulation in space. A huge academic literature has investigated the development gains capture that refers to the process by which a portion of or all land value increments attributed to the community effort are recouped by the public sector. Policy instruments for applying development gains capture are based on deepening land value taxation, financing infrastructure, controling land use. But one of the most basic for the efficient policy implementation is the accurate estimation of development gains. This paper estimates the development gains generated by the total 204 building land projects of Korea Land Corporation and Korea National Housing Corporation since 1995.

Forecasting of Farmland Value Increasing Rate and Estimation of Monthly Payment of Farmland Pension Considering the Regional Differences (지역적인 차이를 고려한 농지가격상승률예측 및 월평균 농지연금 지급액 추정)

  • 한국은 2050년까지 주요 선진국 중에서 고령화가 가장 심각한 사회로 전환되게 될 것으로 예상된다. 기대여명의 증가와 저 출산은 고령화를 더욱 악화시키며, 이는 심각한 사회문제로 발전하게 될 것이다. 이와 같은 문제를 해결하기 위해 한국정부는 2008년에 도시지역에는 주택연금제도를 도입하였으며, 2011년에는 세계 최초로 농촌지역을 대상으로 농지연금제도를 도입하였다. 그렇지만 이와 같은 제도는 설계 당시부터 복지상품이라기 보다는 장기적으로 손실과 수익의 균형에 초점을 둔 금융상품으로 개발되어 실질적으로 노인들에게 크게 인기를 얻지 못하였다. 따라서 본 연구는 농지연금제도를 활성화시켜, 농촌노인들에게 보다 더 많은 혜택을 주기 위해 지역 토지시장을 감안하여 지역별 농지가격상승률을 예측하고 연금액을 산출하였다. 또, 지금까지 사용한 년 혹은 분기별 감정가 대신에 월별, 지역별 실거래 가격을 모형에 적용하여 지역토지시장, 고령화 수준 등 지역 여건에 부합하는 연금액을 산출하였다. 할인율자료도 가장 안정적인 3년 만기 국고채 수익률을 활용하여 미래농지가격을 예측하고, 이를 유동화하여 월 생활자금으로 지급되도록 하였다. 특히 농지규모가 가장 많고, 고령화 정도가 심각하여 농지연금의 잠재적 수요가 가장 높을 것으로 예상되는 경상북도와 전라남도를 사례지역으로 선정하고, 이를 전국평균과 비교하여 지역적인 차이도 함께 분석하였다. 이를 위해 농지가격 및 이자율 시계열 자료의 안정성을 검정하고, 장기농지가격을 예측하였다. 이를 활용하여 경북, 전남, 전국의 노인들의 월평균 지급액을 추정하였다. 분석결과 정책의 잠재적 수요가 가장 높은 두 지역이 가장 낮은 금액이 지급되는 것으로 추정되어 이는 또 다른 지역불균형을 초래할 수 있는 것으로 평가되었다.

A Causational Study for Urban 4-legged Signalized Intersections using Structural Equation Method (구조방정식을 이용한 도시부 4지 신호교차로의 사고원인 분석)

  • PURPOSES : Traffic accidents at intersections have been increased annually so that it is required to examine the causations to reduce the accidents. However, the current existing accident models were developed mainly with non-linear regression models such as Poisson methods. These non-linear regression methods lack to reveal complicated causations for traffic accidents, though they are right choices to study randomness and non-linearity of accidents. Therefore, to reveal the complicated causations of traffic accidents, this study used structural equation methods(SEM). METHODS : SEM used in this study is a statistical technique for estimating causal relations using a combination of statistical data and qualitative causal assumptions. SEM allow exploratory modeling, meaning they are suited to theory development. The method is tested against the obtained measurement data to determine how well the model fits the data. Among the strengths of SEM is the ability to construct latent variables: variables which are not measured directly, but are estimated in the model from several measured variables. This allows the modeler to explicitly capture the unreliability of measurement in the model, which allows the structural relations between latent variables to be accurately estimated. RESULTS : The study results showed that causal factors could be grouped into 3. Factor 1 includes traffic variables, and Factor 2 contains turning traffic variables. Factor 3 consists of other road element variables such as speed limits or signal cycles. CONCLUSIONS : Non-linear regression models can be used to develop accident predictions models. However, they lack to estimate causal factors, because they select only few significant variables to raise the accuracy of the model performance. Compared to the regressions, SEM has merits to estimate causal factors affecting accidents, because it allows the structural relations between latent variables. Therefore, this study used SEM to estimate causal factors affecting accident at urban signalized intersections.

An Analysis of the Effects of Water Pollution on Life Satisfaction in Korea (한국의 수질오염이 생활만족도에 미치는 영향에 대한 분석)

  • Using the Korea Labor Institute Panel Study(KLIPS), this study investigates the impacts of water pollution on life satisfaction in Korea. Panel random-effects ordered probit model is used to consider the ordered property of life satisfaction data and heterogeneity of panel data. The proxy variables to reflect the degree of water pollution are biochemical oxygen demand(BOD) and total phosphorus(TP). In addition to the environmental variables above, other determinants used in various studies on life satisfaction such as economic, social, and demographic characteristics are included. Estimation results show that water pollution is negative and significant for life satisfaction. Other indicators such as income, age, house ownership, gender, education are positively related while urban residence and own business are shown to be negatively related.

A Study on Categorizing the Types of Transit Accessibility by Residence and Working Place and Identifying its Association to Personal Transit Travel Frequency (주거와 직장의 대중교통 접근성 유형화와 대중교통 통행발생량과의 연관성에 관한 연구)

  • This study is aimed at identifying the relationship of transit accessibility types to its related travel frequency in the Seoul metropolitan area. A multi-level poisson regression model is employed after categorizing transit accessibility into 18 types based on locations of residential and work workplace. Analysis results offer three policy implications in improving transit use in the Seoul metropolitan area. First, increase in transit ridership can be more effectively attained when policies concerning both competitive and complementary relationships between bus and rail transit are incorporated. Second, transfer system needs to be focused on such two modal perspectives as one travels from Seoul to suburban area and residential areas given the fact that walking accessibility to bus transit is good but that to rail transit is poor. Third, it is more effective to emphasize rail transit priority rather than bus transit, especially for the travel from suburban area to the city of Seoul in order to increase transit ridership.
