A Study on the Factors Affecting Residential Satisfaction of Immigrant by Public Land Development (공영개발에 의한 이주민의 주거만족도에 영향을 미치는 요인에 관한 연구)

  • This study conducted a survey 361 immigrants by Cheongju Yullyang II Land Development Projects of Chungbuk, Multifunctional Administrative City Construction Projects and analyzes the factor which affects their residential satisfaction. The result of study is as follows. The level of subjects' residential satisfaction is 5.35(SD=1.33) which is average. By looking the level of related factors which affect residential satisfaction, the levels of facilities region and residential environment region are normal. The levels of housing environment and trust of development are lower than the normal. To figure out the factor which affects residential satisfaction, a regression analysis is conducted. The result showed that age of research subject, family type, residence period, physical status, owner or renter, housing environment region, facilities region, residential environment region, and trust of development among factors related to residential satisfaction affect the residential satisfaction. Based on these results, several ways are suggested to improve residential satisfaction of the immigrants.

Analysis of Determinant Factors of Apartment Price Considering the Spatial Distribution and Housing Attributes (공간지리적 요인과 주거특성을 고려한 공동주택 가격결정 분석)

  • Because local cities are different from large cities, they need to reflect their own characteristics of housing market. Thus in order to obtain useful implications for the establishing sound housing market in Jinju City, this paper investigated the characteristics of spatial distribution and determinant factors that affect apartment price in Jinju City. GIS representation of the apartments showed that most of old and small apartments were built in 'land readjustment project' areas executed in 1970s. On the contrary, new and large scale apartment complexes were built quite recently and distributed in the western and southern parts of the city. Next, in order to examine the factors which affect apartment price, this paper subtracted firstly several variables from the related studies. However in order to avoid multi-colinearity, variables were summarized by means of factor analysis. Then, setting apartment price as a dependant variable, 12 hedonic price models were established with 33 independent variables. As results, building age, floor area, accessibility to university and hospital, accessibility to arterial road, and stair-type building were turned out to be significant. These results will be used in making the supply and allocation plan of urban facilities and housing. Finally as conclusions this paper emphasized the need of periodic analysis of local housing market and establishing detailed housing information systems.

Characteristics of Unsold Land and Sites Needing Value Enhancement (미매각 토지의 원인진단 및 가치제고 사업지구 선정 방안)

  • This paper defined the concept of unsold land and diagnosed the cause of unsold land of LH business site. The results are showing as follows. First, unsold land is defined as land could not be sold until the completion of the project, and plan to sell the unsold land can be changed partially. Second, the status of unsold land in the 226 project sites were analyzed. $146km^2$ area corresponding to 74.8% of the total capital area($195km^2$) are unsold. By purpose, co-residential($38km^2$), industry($21km^2$), exclusive residential($16.4km^2$), commercial business($12.5km^2$), education($10.2km^2$) was larger in order. Third, value enhancement target project sites were selected and its symptoms and the cause of unsold land were analyzed. For the project site over average unsold rate, 6 sites located in province and 2 sites located in capital region were selected through collecting the practitioners and expert opinion. These 8 sites are characterized that sale of land for medium and large co-residential, urban support facilities, block-shaped house and attached house was inactive. Also, these sites commonly experienced economic fluctuations, changes in market demand, supply and demand mismatch, inflexible planning standards.

The cooling effects of a paddy field area during 2006 summer (2006년 여름철 논에 의한 기온저감효과)

  • 본 연구에서는 2006년 여름철(2006년 7월 15일${\sim}$9월 30일) 동안 서로 다른 토지피복형태(논, 밭, 도시녹지대 및 도시주택지)에서의 기온변화 특성을 비교하여 논에 의한 기온저감 효과를 파악하였다. 혹서기 동안 총 3회(2006년 8월 3일, 11일, 15일)에 걸쳐 논으로부터의 거리에 따라 기온을 실측한 결과, 논으로부터 거리가 멀어짐에 따라 기온이 상승하였으며, 170m 지점에서의 기온은 논 지점보다 14시에는 $2.3^{\circ}C$, 22시에는 $1.8^{\circ}C$, 익일 06시에는 $1.3^{\circ}C$ 높게 나타났다. 혹서기 동안 논, 밭, 녹지대, 주택지에서의 열대야 완화효과를 비교해보면, 논이 열대야를 완화시키는 효과가 가장 큰 것으로 나타났다. $25^{\circ}C$이하로 낮아지는 평균시각은 논이 22.36시, 밭이 24.0시, 녹지대가 2.2시, 주택지가 2.3시로 나타났고, 이 시각으로부터의 평균 지속시간은 논이 7.7시간, 밭이 7.3시간, 녹지대가 4.3시간, 주택지가 1.0시간으로 나타났다. 또한 평균 일최저기온은 논이 $23.1^{\circ}C$로서 밭과는 동일하게 나타났으며, 녹지대보다 $0.9^{\circ}C$, 주택지보다 $3.0^{\circ}C$ 낮게 나타났다. 그러나 논과 밭에서의 기온저감효과는 큰 차이를 보이지 않았는데, 이는 기온저감효과가 식생피복상태에 의해 크게 좌우되기때문으로 생각된다. 본 연구에서는 논과 밭에 의한 기온저감효과의 메커니즘은 파악되지 않았으나, 이는 다양한 논지대 및 밭지대를 대상으로 열수지 특성을 분석함으로써 구명할 수 있을 것으로 생각된다.자로서는 제방 마루의 토지이용 및 식생구조, 하도의 식생유형, 하도주변 토지이용, 하안(bank) 형상 및 구조, 수종 및 구조, 하도 및 하안 특징 및 구조 등으로 선정, 검토하였다. 이상의 하천교란과 관계되는 지표를 선정하여 물리적, 생태적 조사 및 교란평가기법(안)을 개발, 제시하였다.EX>)를 보였으며, 그 중 3명에서는 혈역학적으로 큰 의미가 없는 잔여단락이 있었다. 결론: 급성 심근경색증 후 심실중격 결손은 수술위험도가 높은 질환이지만, 수술 전 대동맥내 풍선펌프를 삽입하고 조기에 심실중격 결손부의 infarct exclusion 술식과 함께 관상동맥우회술을 시행함으로써 만족할 만한 수술 및 중기 결과를 얻을 수 있었다.출물 투여로 저하되었으나 NC군보다는 높게 나타났다. 간 중 중성지질 함량은 참나물 에탄올 추출물 투여 용량에 따른 유의차가 없었으나, 총콜레스테롤 함량은 고용량 병합투여한 HC-PBH군만 유의하게 저하되었다. 혈청 및 간 중의 지질 함량 변화는 정상식이를 급여한 NC군과 NC-PB군 간에는 유의차가 없었다. 따라서 고콜레스테롤식이를 급여하면서 참나물 에탄올 추출물을 병합투여 시에만 지질대사 개선 효과가 있는 것으로 여겨지며, 고용량 병합투여 시 효능이 더 큰 것으로 나타났다. 고콜레스테롤식이로 인한 산화적 스트레스가 고콜레스테롤혈증을 유발하였으며, 이는 참나물 에탄올 추출물에 함유된 항산화물질을 포함한 여러 생리활성물질이 영향을 미친 것으로 사료된다. 이상의 실험 결과에서 참나물 에탄올 추출물은 고콜레스테롤식이로 증가된 총콜레스테롤, LDL-콜레스테롤 및 중성지질 함량은 감소시켰고, HDL-콜레스테롤과 인지질 함량은 증가시킴으로써 지방간 및 동맥경화의 예방과 치료에 효과적일 것으로 판단되어 진다./hr/g$, 섭취 7일중 $8.123\;{\mu}g/hr/

The Applicability of the Genetic Algorithm on Spatial Distribution of Demographic Characteristics (인구구조 공간분포 특성에 관한 유전자 알고리즘 적용방안)

  • The Genetic Algorithm is one of the population surface modelling tool in the field of urban and environmental research based on the gridded population data. Taking the East-Hwasung area as the case, this study first builds a gridded population data based on the GIS databases as well as municipal population survey data. The study then constructs the attribute values of the explanatory variables by way of GIS tools. The regression model constructed with the same variables is also run as a comparative purpose at the same time. It is shown that the GenAlg output predicted as much consistent and meaningful coefficient estimates for the explanatory variables as the regression model, indicating that it is a very useful interdisciplinary research tool to find optimal solutions in urban problems.

Analysis of Regional Environment in the Nak-Dong River Watershed using Geographic Information System (지리정보시스템을 이용한 낙동강 유역권의 광역환경분석)

  • Recently urbanization and industrialization around the Nak-dong river watershed have lead to the regional environmental problems. In this viewpoint, we took up variables which were related to watershed environment, and found out spatial and environmental properties of the Nak-dong river using factor analysis, ANOVA test and geographic information system. The results may be summarized as follows; three common factors which were named as urban, agricultural and industrial pollutant factor extracted from statistical methods. Spatial distribution of watershed environment could be found by connection attributes of factor scores derived from factor analysis to digital map using GIS. According to the results, distribution of pollutant sources were concentrated in the main stream of the Nak-dong river and its tributaries, Kum-ho river. So it is necessary to manage the watershed environment in due consideration of environmental carrying capacity.

A Study on the Structure Style of Street Green Spaces on Port Island, Kobe, Japan (일본 고베시(神戶市) 포트아일랜드 가로녹지 구조 유형 연구)

  • This study was carried out to provide examples of planting methods for the construction of street green spaces with abundant greenery by analyzing road type, surrounding land use and planting structures in street green spaces on Port Island, Kobe, Japan. Port Island_(total area: 826ha) is a marine cultural city located in Japan's first artificial island with facilities of urban function and port facilities. The study site was designated at 11 plots of $55{\sim}285m^2$ on Port Island, and topography structure styles were divided into four types with mounding style, slope style, slope and flat style, flat style according to the adjacent roads width. The area adjacent to the middle roads with high levels of noise and pollution set up the mounding style, slope style, slope and flat style of multi-layer structures using topographic properties. The area adjacent to small roads focused on a green strip with shrubs on a flat style. Surrounding land-uses include a public institution, housing complex, and a commercial building. The planting concept was a buffer and landspace function in case of the middle road_(lane 4) while the small road_(lane 2) was a landspace function. Planting species were diverse with Liquidambe formosana, Cinnamomum camphora, Sapium sebiferum, Cedrela sinensis, Laeocarpus sylvestris var. ellipticus, Ginkgo biloba, Prunus serrulata var. spontanea, Zelkova serrata, Quercus glauca, Juniperus chinensis, Magnolia kobus, Rhododendron spp., Camellia japonica, Abelia mosanensis, etc. Planting density was 0.02~0.08(0.04) individual/$m^2$ at the canopy layer, 0.02~0.08(0.04) individual/$m^2$ at the understory layer. Ratio of green coverage was 40.0~173.7(93.0)% at the canopy layer, 2.1~79.8(34.9)% at the understory layer and 17.9~64.2(32.9)% at the shrub layer. $Gr{\ddot{u}}volumenzahl$ was $1.43{\sim}6.67(4.13)m^3/m^2$ at the canopy layer, $0.02{\sim}2.01(0.85)m^3/m^2$ at the understory layer and $0.14{\sim}0.58(0.26)m^3/m^2$ at the shrub layer. The ratio of green coverage of street green space on Port Island was higher than that of Seoul, and particularly, the ratio of green coverage and $gr{\ddot{u}}volumenzahl$ at the shrub layer differed, compared to the main street green space in Korea. The result of this study may be applicable to other coastal reclaimed cities in terms of setting methods for street greenery considering the topography structure, planting structure and planting function.

A Study on Temperature Change Profiles by Land Use and Land Cover Changes of Paddy Fields in Metropolitan Areas (대도시 외곽지역 논경작지의 토지이용 및 피복변화에 따른 온도 변화모형 연구)

  • The purpose of this study is to understand the scale of temperature change following large-scale urban developments in paddy fields to present possible measures to preserve suburban area paddy fields and to lower the scale of temperature increase after developing paddy fields in urban areas. The study was conducted in Bupyeong and Bucheon of Incheon Metropolitan City. The satellite image($1989{\sim}2000$) before and after the development of old paddy fields were used to analyze the land surface temperature changes according to the land use types. Building coverage, green coverage, non-permeable pavement coverage, and floor area ratio(FAR) were selected as the factors that influence urban temperature changes and the temperature estimation model was constructed by using correlation and regression analyses. The before and after satellite images of Bupyeong and Bucheon were classified into forests, greens and plantations, paddy fields, unused lands, and urban areas. The results indicate that most of the paddy fields that existed in the center of Bupyeong and Bucheon were converted into unused lands which were undergoing construction to become new urban areas. The difference between the surface temperatures of May 17th, 1989 and May 7th, 2000 was analyzed to reveal that most land converted from paddy fields to unused lands or urban areas saw an increase in surface temperature. Han River was used as a comparison to analyze the average surface temperature changes($1989{\sim}2000$) in former paddy fields. The scale of temperature changes were: $+1.6697^{\circ}C$ in urban parks; $+2.5503^{\circ}C$ in residential zones; $+2.9479^{\circ}C$ on public lands, $+3.0385^{\circ}C$ in commercial zones, and $+3.1803^{\circ}C$ in educational zones. The correlation between building coverage, green coverage, non-permeable pavement coverage, or floor area ratio(FAR) and surface temperature increases was also analyzed. The green coverage to temperature increases, but building coverage, non-permeable pavement coverage, and floor area ratio(FAR) had no statistically significant temperature increases. The factors that influence urban temperature changes were set up as independent variables and the surface temperature changes as dependent variables to construct a surface temperature change model for the land use types of former paddy fields. As a result of regression analysis, green coverage was selected as the most significant independent variable. According to regression analysis, if farmland is converted into an urban area, a temperature increase of $+3.889^{\circ}C$ is anticipated with 0% green coverage. The temperature saw a decrease of $-0.43^{\circ}C$ with every 10% increase of green coverage.

  • The Anyang-cheon is one of the Han River tributaries in Seoul Metropolitan area. It is 35.1km long, has a basin area of 287km2 and touches seven cities of Kyounggi Province and part of Seoul. The purpose of this study were 1) to reconstruct the ancient stream network and to investigate the change of landuse in Anyang-cheon watershed between 1957 and 1991,2) to measure the change of the hydrologic ¬acteristics with urbanization, 3) to suggest the institutional solutions to reduce natural hazard as the area has urbanizedThe main results are as follows: 1.Anyang-cheon river basin has experienced the rapid urbanization and industrialization since 1957. Anyang-cheon stream network was oversimplified in the watershed. The total stream length decreased atributaries in the upper part of river basin have eliminated or buried undergrolmd in pipes. 2.Urbanization impacted to all of the area of Anyang-cht'On watershed. Urbanization in Anyang-cheon watershed corresponds to the large portion of flat area, especially flood - prone zone of river side, and the small portion of Greenbelt to constrain urban expantion in cities. 3.The urbanization of Anyang-cheon watershed produces fundamental changes in watershed hydrology. As infiltration is reduced by the creation of extensive pavement, concrete surface, and sewer pipe, runoff moves more quickly from upland to stream. Human Thermal Environment Analysis with Local Climate Zones and Surface Types in the Summer Nighttime - Homesil Residential Development District, Suwon-si, Gyeonggi-do (Local Climate Zone과 토지피복에 따른 여름철 야간의 인간 열환경 분석 - 경기도 수원시 호매실 택지개발지구)

  • Microclimatic data were measured, and the human thermal sensation was analyzed at 10 local climate zones based on the major land cover classification to investigate the thermal environment of urban areas during summer nighttime. From the results, the green infrastructure areas (GNIAs) showed an average air temperature of 1.6℃ and up to 2.4℃ lower air temperature than the gray infrastructure areas (GYIAs), and the GNIAs showed an average relative humidity of 9.0% and up to 15.0% higher relative humidity. The wind speed of the GNIAs and GYIAs had minimal difference and showed no significance at all locations, except for the forest location, which had the lowest wind speed owing to the influence of trees. The local winds and the surface roughness, which was determined based on the heights of buildings and trees, appeared to be the main factors that influenced wind speed. At the mean radiant temperature, the forest location showed the maximum value, owing to the influence of trees. Except at the forest location, the GNIAs showed an average decrease of 5.5℃ compared to GYIAs. The main factor that influenced the mean radiant temperature was the sky view factor. In the analysis of the human thermal sensation, the GNIAs showed a "neutral" thermal perception level that was neither hot nor cold, and the GYIAs showed a "slightly warm" level, which was a level higher than those of the GNIAs. The GNIAs showed a 3.2℃ decrease compared to the GYIAs, except at the highest forest location, which indicated a half-level improvement in the human thermal environment.
