Geographical Discrepancies in Residential Outcomes and Housing Expenditure of Young Married Couples in Chonsei Housing (전세 거주 청년 부부가구의 지역 간 거주환경과 주거비 차이)

  • This research aims to investigate the socio-demographic, financial, and housing statuses of young married couples in Chonsei housing and to analyze the determinants of their residential environment quality and housing expenditure in four districts - Seoul and Gyeonggi-Incheon Area(GIA) of the Seoul Metropolitan Area(SMA), and metropolises and non-metropolises of non-SMA. From the 2020 Korean Housing Survey(KHS), this cross-sectional analysis examined a sample of 691 households, and the findings revealed that most were headed by college-educated, salaried male workers aged 31 years old. While childless dual-earner couples were common in Seoul, single-income families of three were prevalent in non-SMA. The financial status of the couples in Seoul was a lot better than in the other three areas, particularly much higher in Chonsei deposit and total asset value. Further, many lived in a three-bedroom apartment unit sized 60m2 and bigger, using a Chonsei loan. Regardless of areas, almost all the households spent a very low portion of their living expenses and income on housing costs. However, dual-earner families positively increased borrowing capacity, which improves the household's financial position that is likely to lead to equity increment in a volatile asset market in the long run. The statistical results indicated that residential environment assessment was influenced by neighborhood quality and housing expenditure was affected by housing size in Seoul, urban amenities in GIA and householder's gender in non-metropolises. Thus, this research proposes that strong measures be considered to mitigate housing inequality embedded in geographical and socio-economic disparities.

  • 발주잔량의 감소와 세계경기 회복기조 등을 감안할 때, 수급여건은 저점에 근접해 있다. 그러나, 해상물동량 증가율의 둔화, 대형선박 위주로 되살아난 발주 등을 감안할 때, 운임지수 등 시황회복은 상대적으로 느리게 진행될 전망이다. 2012년부터 상위선사의 뚜렷한 실적차별화가 나타나고 있으며, 국내선사는 상대적으로 취약한 선종다각화와 자본력, 계열 및 정부의 저조한 지원 등으로 금융위기 이후 재무구조가 가장 큰 폭으로 악화되었다. 상위선사의 실적우위는 일시적 차이가 아닌 선박의 대형화와 높은 연료효율성, 우수한 글로벌 네트워크 등 구조적 원가경쟁력의 차이에 기인하고 있다. 상위 3개 선사는 초대형선박의 추가인수와 P3 Network 구축으로 원가경쟁력이 더욱 향상될 전망이며, 재무여력을 갖춘 경쟁선사들도 선박가격이 낮은 상황에서 고효율의 대형선박을 발주, 원가경쟁력을 제고하고 있다. 반면에 호황기 고가에 선박을 확보한 국내선사는 과중한 재무부담으로 인해 선박대형화와 글로벌 네트워크 구축에 동침하지 못하고 있어 원가경쟁력의 차이는 더욱 심화될 전망이다. 더딘 시황회복과 상위선사의 단위당 운송비(Unit Cost) 하락 등을 감안할 때, 빠른 시일 내에 운임상승을 통한 큰 폭의 성과개선을 기대하기 어렵고, 과중한 재무부담은 투자여력의 위축으로 이어지고 있다. 여기에 중국 유럽선사가 정부로부터 대규모의 직접적 지원(대출, 지급보증)을 제공받고 있는데 반하여, 우리 정부는 장기적 관점의 지원이나 대책을 유보한 채, 제한된 유동성 지원만을 하고 있다. 재무부담에 따른 악순환을 깨고 원가경쟁력을 확보하기 위해선, 비핵심자산 매각, 자본유치 등 구조조정을 통한 재무구조 개선, 투자여력 확보를 통한 글로벌 경쟁력 회복, 정부차원의 지원과 조정 등 가능한 모든 방안을 총 동원하여 재무구조를 개선하고 투지에 나서는 것이 시급하다. 하지만, 불황으로 체력이 소진된 해운사의 자체적인 노력만으로는 한계가 있다. 기간산업의 국가경쟁력 차원에서 국내 선사의 자체노력은 물론, 정부 또는 금융기관 등 유관기관들의 확실한 지원이나 의사결정이 필요한 시점이다. 그렇지 않을 경우 국내 해운산업은 어두운 터널의 끝을 벗어나지 못하고 글로벌 경쟁사와의 격차는 더욱 벌어지게 될 것이다. 다음은 한국신용평가에서 발표한 "풍전등화 국내 해운업계, 본원적 대책 마련 시급"의 주요 내용을 요약 정리한 것이다.

The Analysis on Management Consulting Effect of a Bank on Client firms: Empirical Case Study Focused on Ante-Post Bank Consulting Effect Comparison (은행 경영컨설팅의 효과에 관한 실증연구 -A은행 사례를 이용한 컨설팅 전후 효과 비교 중심-)

  • To provide evidence of bank's management consulting effect on client firms' performance and contribution to the bank, this study adopts Matching Sample Design and OLS regression using financial and consulting data from A Bank, which allowed us for empirically testing bank's management consulting effect on client firms. Specifically, We examine difference between ante-post performance of consulting client firms and difference between performance of consulting client firms and the other client firms. Empirical results show that management consulting by a Bank can increase interdependency, while It does not cause significant improvement of growth, activity, and profitability. This result provides further understanding of effect of management consulting by a bank on consulting client firms and some implication which banks should consider for management consulting.

An analysis of Nontraditional Activities at Banks: a cross-country analysis (은행의 비이자 수익에 대한 Multi-Country 연구)

  • This paper investigates factors determining the level of nontraditional activities at banks around the world. Specifically, the paper examines what kinds of firm-specific and country-specific characteristics determine the level of noninterest income using a comprehensive multi-country database. This paper focuses beyond the traditional U.S. based analyses and provides detailed asset-liability management practices of banks around the world.The findings suggest that banks' size and loan loss provision, explicit deposit insurance, banking restriction, banking freedom ranking of respective countries, the extent of state and foreign ownership, governance, and transparency of the country have positive effects on the level of nontraditional activities. Greater dependence on traditional lending and financing, market based economy, and multiple bank supervisory bodies in the country have negative associations with noninterest income. The economic development of country however affects the extent of the relationship.

Can Bank Credit for Household be a Conditional Variable for Consumption CAPM? (가계대출을 조건변수로 사용하는 소비 준거 자본자산 가격결정모형)

  • Purpose - This article tries to test if the conditional consumption capital asset pricing model (CCAPM) with bank credit for household as a conditional variable can explain the cross-sectional variation of stock returns in Korea. The performance of conditional CCAPM is compared to that of multifactor asset pricing models based on Arbitrage Pricing Theory. Design/methodology/approach - This paper extends the simple CCAPM to the conditional version of CCAPM by using bank credit for household as conditioning information. By employing KOSPI and KOSDAQ stocks as test assets from the second quarter of 2003 to the first quarter of 2018, this paper estimates risk premiums of conditional CCAPM and a variety of multifactor linear models such as Fama-French three and five-factor models. The significance of risk factors and the adjusted coefficient of determination are the basis for the comparison in models' performances. Findings - First, the paper finds that conditional CCAPM with bank credit performs as well as the multifactor linear models from Arbitrage Pricing theory on 25 test assets sorted by size and book-to-market. When using long-term consumption growth, the conditional CCAPM explains the cross-sectional variation of stock returns far better than multifactor models. Not only that, although the performances of multifactor models decrease on 75 test assets, conditional CCAPM's performance is well maintained. Research implications or Originality - This paper proposes bank credit for household as a conditional variable for CCAPM. This enables CCAPM, one of the most famous economic asset pricing models, to conform with the empirical data. In light of this, we can now explain the cross-sectional variation of stock returns from an economic perspective: Asset's riskiness is determined by its correlation with consumption growth conditional on bank credit for household.

  • Blockchain technology began in 2008 when an unidentified person named Satoshi Nakamoto proposed a cryptocurrency called Bitcoin. Satoshi Nakamoto had distrust of the existing financial system and wanted to implement a financial system that is robust against hacking or mannipulation without a middleman such as a bank through blockchain technology. Satoshi proposed a blockchain as a technology to prevent the creation of the bitcoin and forging of transactions, and through this, the functions of issuance, transaction, and verification of currency were implemented. Since then, Ethereum, a cryptocurrency that can implement the smart contract on the blockchain, has been developed, allowing financial products that require complex contracts such as deposits, loans, insurance, and derivatives to be brought into the area of cryptocurrency. In addition, it is expanding the possibility of substituting products provided by financial institutions through combination with real assets. These applications are defined as Decentralized Finance (DeFi). This paper was prepared to understand the overall technical understanding of DeFi and to introduce the services currently in operation. First, the technologies and ecosystems that implement the overall DeFi are explained, and then the representative DeFi services are categorized by feature and described.

A Study on the Influencing Factors of Globalization of Chinese Public Enterprises (중국 공기업의 세계화 영향 요인에 관한 연구)

  • This study is an empirical analysis of the major factors influencing the globalization level of Chinese public enterprises. Based on previous research, we conducted a regression analysis using the transnational index as a dependent variable and export tax refund, exchange rate, human resources, innovation ability, asset management ability, loan ability, corporate development stage, global deployment ability, etc. as independent variables. As a result of the empirical analysis of this study, it was found that export refund (E_tax) and exchange rate (E_rate) have a statistically significant effect on the external influencing factors of globalization. Human resource capabilities (Edu, O_hunan), innovation capability (R&D), and financing capability (Finance) were found to be important internal influencing factors for the globalization of public enterprises. The role of the government in establishing the strategy of SOEs should be maintained at the level of guidance and it should provide guidance so that the autonomy of SOEs is not restricted as the role of the government is separated from the government's compulsory management and supervisory functions, leading to excessively compulsory management.

Analysis of Characteristics and Determinants of Household Loans in Korea: Focusing on COVID-19 (국내 가계대출의 특징과 결정요인 분석: COVID-19를 중심으로)

  • Purpose - Since COVID-19, the government's expansion of liquidity to stimulate the economy has resulted in an increase in private debt and an increase in asset prices of such as real estate and stocks. The recent sharp rise of the US Federal fund rate and tapering by the Fed have led to a fast rise in domestic interest rates, putting a heavy burden on the Korean economy, where the level of household debt is very high. Excessive household debt might have negative effects on the economy, such as shrinking consumption, economic recession, and deepening economic inequality. Therefore, now more than ever, it is necessary to identify the causes of the increase in household debt. Design/methodology/approach - Main methodology is regression analysis. Dependent variable is household loans from depository institutions. Independent variables are consumer price index, unemployment rate, household loan interest rate, housing sales price index, and composite stock price index. The sample periods are from 2017 to May 2022, comprising 72 months of data. The comparative analysis period before and after COVID-19 is from January 2017 to December 2019 for the pre-COVID-19 period, and from Jan 2020 to December 2022 for the post-COVID-19 period. Findings - Looking at the results of the regression analysis for the entire period, it was found that increases in the consumer price index, unemployment rate, and household loan interest rates decrease household loans, while increases in the housing sales price index increase household loans. Research implications or Originality - Household loans of depository institutions are mainly made up of high-credit and high-income borrowers with good repayment ability, so the risk of the financial system is low. As household loans are closely linked to the real estate market, the risk of household loan defaults may increase if real estate prices fall sharply.

The Impact of BIS Regulation on Bank Behavior in Asset Management (신 BIS 자기자본규제가 은행자산운용행태에 미치는 영향)

  • The primary purpose of this study is to examine the impact of new BIS regulation, which is the preparations to incorporate not only credit risk but also market and operation risk, on the bank behaviors. As methodology, SUR(seemingly unrelated regression) and pool unit test are used in the empirical analysis of banks survived in Korea. It is employed that quarterly data of BIS capital ratio, ratio of standard and below loans to total loans, ratio of liquid assets to liquid liabilities, allowances for credit losses, real GDP, yields of corporate bonds(3years, AA) covering the period of 2000Q1~2009Q1. As a result, it could be indicated that effectiveness and promoting improvements of BIS capital regulation policy as follows; First, it is explicitly seen that weight of lending had decreased and specific gravity of international investment had increased until before BIS regulation is built up a step for revised agreement in late 2001. Second, after more strengthening of BIS standard in late 2002, banks had a tendency to decrease the adjustment of assets weighted risk through issuing of national loan that is comparatively low profitability. Also, it is implicitly sought that BIS regulation is a bit of a factor to bring about credit crunch and then has become a bit of a factor of economic stagnation. Third, as the BIS regulation became hard, it let have a effort to raise the soundness of a credit loan because of selecting good debtor based on its credit ratings. Fourth, it should be arranged that the market disciplines, the effective superintendence system and the sound environment to be able to raise enormous bank capital easily, against the credit stringency and reinforce the soundness of banks etc. in Korea capital market.

The Effect of Interest Rate Variability on Housing Prices (이자율 변동이 주택가격에 미치는 영향)

  • The real estate market is an important part of a country's economy and plays a major role in economic growth through the growth of many related industries. Changes in interest rates affect asset prices and have a significant impact on housing prices. This study analyzed housing prices by dividing them into nationwide, local, and Seoul housing prices in order to analyze whether the effect of changes in interest rates on housing prices shows regional differences. The analysis was conducted from the first quarter of 2011 to the fourth quarter of 2021, and was analyzed using the DOLS model. The main analysis results are as follows. First, interest rates were found to have a significant negative effect on national housing prices, and a drop in interest rates significantly increased national housing prices and an increase in interest rates significantly lowered national housing prices. The consumer price index and loan growth rate also had a positive effect on housing prices nationwide, but statistical significance was not high. Second, interest rates had a negative effect on local housing prices, unlike national housing prices, but were not statistically significant. On the other hand, it was found that the consumer price index and loan growth rate had a larger and significant positive effect on local housing prices compared to national housing prices. Finally, it was found that the interest rate had the only significant negative effect on housing prices in Seoul. And this effect was greater and more significant than the effect on national and local housing prices. In the end, it was found that the effect of interest rates on Korean housing prices differs locally. Interest rates have a significant negative effect on national housing prices, and local housing prices, but they are not statistically significant. In addition, the interest rate was found to have the largest and most significant negative effect on housing prices in Seoul. In addition, it was found that there was a difference in the effect of macroeconomic variables on housing prices. This means that there are differences between regions with different factors influencing local and Seoul housing prices, and this point should be considered when drafting and implementing real estate policies.
