Specifically, this study divided the elderly households into total 8 housing situations according to the three factors of residential area, household composition and income level, and compare the housing satisfaction level by household situation. This study was conducted in the form of the 1:1 interview with structured questionnaire and the field study, targeting the low income single or couple elderly households over 65 years old in urban and rural areas. The 80 collected data was analyzed using the SPSS statistics program. First, the households living in the urban areas and those in the rural areas had different housing conditions. Secondly, there was a clear difference in housing conditions between the single elderly households and couple elderly households. Third, the housing conditions were different depending on the gap in income level. This research is expected to be used as a basic resource to understand their various and differentiated demands and plan the housing environment to properly meet the demand.

  • The purpose of this paper is to investigate the planning characteristics of certain cases of elderly welfare housing (hitherto EWH), and analyze any problems by comparing this against the actual needs of potential residents. To this end, 38 distinct housing plans from twelve EWH built after 2005 were examined, and a survey on housing needs was taken by 198 people between 48 and 62 years of age. The results are as follows: Firstly, the most common size found among the 10 cases was 42-66 $m^2$, however larger sizes are becoming more frequent. The most popular response on the survey was one favoring smaller housing options. Secondly, the most common floor plan examined consisted of 1 bedroom + LDK and 2 bedroom + LDK. Likewise, the survey reflected that 1 or 2 bedroom housing was preferred. Thirdly, a floor plan composed of a smaller bedroom and LDK is commonly found in smaller floor plans of EWH. The survey reflected potential residents preferred this same style of floor plan, with a smaller bedroom and LDK set up. However, lower-income participants preferred a single, larger bedroom which also can serve as a living space, to go along with a kitchen/dining room (DK). Fourthly, 2 bedroom housing typically included a single bathroom, however the survey indicated that participants preferred a second bathroom to go along with a second bedroom. Consequently, the planning of elderly welfare housing is to a large extent meeting the demands of its potential residents, however house size and the planning of bathrooms have yet to meet these demands, especially with potential lower-income residents when it comes to housing size and space composition.

  • Due to the rapid increasing in the aged population, it calls for social countermeasures urgently. Especially, there are increasing needs of space environment to support physical and spiritual characteristics of elderly. When designing space environment including house, there are growing consideration for elderly and extending appreciation of aging. The purpose of this study is to investigate the perception on environment planning for the seniors among university students who majoring in Housing & Interior Design and who visited the Aging Simulation Center located in Seoul. The Aging Simulation Center gives a chance of space design to support the elderly based on the experiences of daily living for the designers who design environment for elderly. Questionnaire survey was conducted to obtain data from 93 university students in their 20s majoring in housing and interior design who visited the Aging Simulation Center. The research findings showed that the recognition for design elements of residential environment for the elderly of respondents was changed toward positive way after visiting the Aging Simulation Center. The Aging Simulation Center was an effective educational environment for the preliminary designers to understand aging and the importance of appropriate design for users' needs. That is, aging simulation space can improve recognition of necessity of universally designed environment to support the elderly. Handrails around bathtub and wash basin, stair slope, electric auto-level controlled kitchen counter and kitchen cabinet were especially perceived for the respondents as very essential design elements to support the aged.

  • This study aims to develop the Korean types of continuing care retirement communities (CCRCs). CCRC is well evaluated as a residence that applies aging-in place concept, which is ideal for senior housing. Recently, in USA the CCRCs in which the increasing seniors' population and older households are guaranteed to get continuous protection without moving regardless of their deteriorating health are increasing. In Korea, CCRCs have emerged but not well developed in status quo. We conducted case study using three facilities located at Seoul and its suburbs in Korea to compare five categories such as application of 'aging in place' concept, location, architectural features, services or programs, and management. This study is expected to be used basic materials for CCRCs' complex and architectural planning, management strategies, and services or programs.

  • This study aimed to develop Korean types of the university-based continuing care retirement community. CCRCs (Continuing care retirement communities), where senior residents are guaranteed to get continuous cares without moving out even under their deteriorating health condition, has been identified as the appropriate residences that can accommodate aging-in-place needs. Aging-in-place may be ideal for the increasing senior population and older households. Recently in the United States, as many retirees looked for intellectually and physically active environments that also offer intergenerational programs, university-based retirement communities (UBRCs) became popular and their number reached 60 campuses nationwide. This numbers is expected to grow significantly over the next two decades. We conducted case studies that targeted two representative UBRCs and identified four categories of main features. They were general characteristics, architectural features, services or programs, and management system. This study result highlighted key features of the UBRCs that can be the foundation for the future UBRCs development in Korea.

  • The purpose of this study was to identify the general characteristics of test subjects in association with three planned housing alternatives in different focus level of work opportunities, leisure activities and services. Subjects used in the study were people in their 50's who were surveyed in 2002. A total of 464 subjects were selected from 556 samples. Statistical significance was found between the preferred housing alternatives and the subjects' background including education level of the subjects and their spouses, monthly income, assets, subjective economic capabilities, and housing size. However, there was no statistically significant differences in recognition of housing problems for later life among groups. Groups selecting different planned housing alternatives showed statistically significant differences for some features of the senior housing. From these results, it is proposed that various designs based on the levels of work opportunities, leisure activities, and services for the senior housing should be provided to satisfy the demands.

  • Developed countries have developed indicators of quality of life and are using them as indicators of policy decisions, and Korea is also developing and operating indicators of people's quality of life. One of them is a lifestyle-oriented SOC, a policy that aims to improve the quality of life of the people by improving living infrastructure. This study aims to focus on subjective happiness among people's quality of life. The elderly are a relatively marginalized class in the national policy, and this study aims to analyze the effects of the elderly's residential environment on quality of life, housing satisfaction, and happiness. The purpose of this study is to provide useful implications for urban planning and related policy making by examining the structural relationship of whether the individual-environmental fit perceived by the elderly affects housing satisfaction and subjective happiness, and by analyzing the mediating effect between housing satisfaction and subjective happiness. As a result of the study, it was found that convenience, comfort, and public welfare of personal-environment suitability affect housing satisfaction and subjective happiness, and housing satisfaction affects subjective happiness. Also, it was analyzed that housing satisfaction had a mediating effect in the relationship between comfort, public welfare, and subjective feeling of happiness.
